Casa Lumaca in Lake Como was an absolute delight. The breakfast was the best of my entire stay — beautifully served on elegant china that made every morning feel special. The owner was incredibly kind and attentive, offering excellent recommendations, and the room itself was spacious, comfortable, and spotless.
There wasn’t anything we truly disliked about Casa Lumaca — it was a wonderful stay overall. Travelers should just note that there’s a short walk to reach the entrance, so you’ll need to carry your luggage, but this was not a deal breaker for us. We would definitely stay here again and highly recommend it to anyone visiting Lake Como

The place was nice and well hidden hard to find at night but she gives proper instructions but when you are tired and it is dark not familiar with the area still hard to find. Flight delayed. Arrived later than expected. I felt she was not pleased with our arrival time and sensed a bit of unwelcoming .
I felt like we were rushed out before 10 am check out time . It was barely 9:30 am and housekeeping were checking bathrooms while I was in it. They seemed under a lot of stress and over worked. I think owner has OCD .

A very cozy house with a spacious garden and beautiful mountain views. Quiet and peaceful location, perfect for relaxation. The hosts were welcoming and always ready to help. The property has its own idea and history, which makes the stay even more unique and inspiring. Easy access to the lake and main attractions by car.
We were especially grateful for the possibility to stay with our dog (extra cost of 15/20€ per night). Dogs are welcome to enjoy the garden, while the designated toilet area is outside the property — this keeps the garden cozy and pleasant for everyone.
Special thanks for the detailed instructions we received in advance on how to find the parking and reach the property.
The parking is located further down the street, but we easily found a free spot.

Everything was perfect! The proprietor has such incredible attention to detail in decor and guest service! I have travelled the world and stayed in so many places but I feel Casa Lumaca is extra special! I highly recommend the host and property!

We had a fantastic stay at Casa Lumaca in Lake Como! The B&B is beautiful and peaceful, with lovely rooms and stunning views. What truly stood out was Marina’s incredible hospitality—she was so helpful, kind, and thoughtful throughout our visit. She made us feel completely at home. We can’t wait to come back!

Super detailed and thoughtful about making sure you understood where to park your car. It was a very close by parking lot and did not pose a challenge for our group.
Because of the walk into the property needed and the need to climb stairs, I would not recommend for anyone not mobile.

Cute place up in the hills. The room was good size with all of the basics and the breakfast did not disappoint.
Unless you have a car, this is not the most convenient location. There are comments that it’s a 20 minute walk from the boat port but no mention to it being mostly uphill and the short cut is mostly cobblestone. This made for a rather unwelcome introduction to the property.

Incredible in every possible way. The location is perfect - very close to the ferry port (from where you can easily get to Bellagio, Varenna, Menaggio, even Como) and bus stop, yet super quiet during nights so you sleep like a baby. Every road and path leading to Casa Lumaca is absolutely beautiful so even just strolling around is an unforgettable experience. Marina is an excellent host, super attentive to her guests, warm and elegant at the same time, she makes you feel at home (and it just so happens that this house is like a five-star castle;)) and you just don’t want to leave. Breakfasts are 10/10, super tasty and every day there was a homemade cake made by Marina herself. Cakes were to die for, just wow. This place is magical, we wish we could stay longer.

The room was very small, certainly for the price. There’s little storage space for your stuff & luggage. Also the room was cold as the heater automatically turned off during the night. The shutters didn’t close and there are no curtains so the sunlight wakes you up in the morning. Free parking isn’t guaranteed as it’s dependent on availability at a nearby public parking space.
The hostess wasn’t unfriendly per se but did have a somewhat distant/cold attitude about her, it’s hard to explain. You really feel like you’re a guest in her house rather than a guest at a hotel.
Ultimately the value for money just wasn’t great - while the property is nice and has some clear positives the price was just too high for what you get (especially when you consider it was off-season)

The shower is very nice, but its floor is very slippery.
The hotel was hard to find; its “street address” is actually a foot path, so our car’s GPS couldn’t find it and our phone’s GPS lead us to a spot on the hill way above the hotel. Although the host sent us a picture of the sign posted on the road to alert us in advance, unfortunately that did not help. The little hotel sign is tiny and the foot path sign is obscured by leaves. Fortunately, the host, Marina, was very responsive and was able to send her location to us and then met us in the nearest parking lot. I recommend that the hotel update its instructions to help guests. They could mention that the best place to unload luggage is in the temporary parking area at the intersection of Via Ugo Ricci and Via Monte Crocione.

Amazing property and perfect host who took the time to discuss with her guests and share her tips and recommendations. The quadruple bedroom was very comfortable and the garden was just a relaxing haven. The breakfast was also very tasty and accommodating for hungry guests. Overall, great base to visit all the various sightseeings around Lake Como. Would warmly recommend!

The breakfast was fantastic! Marina has lovingly renovated this beautiful building and the garden is spectacular. Marina and her staff go out of their way to provide a safe, clean and peaceful environment. I loved that is a bit removed from the tourist areas and in a very peaceful residential area. Woke up to the sounds of very happy birds :). Beautiful walk to the lake to and from the Casa. Would highly recommend!
You must be prepared to walk a bit from the parking lot to the Casa. It is fine if you are physically able but not as accessible for those with any kind of mobility issues.

Only negative was that the walk up to the B&B was a bit steep - only a problem when we had all of our luggage. But we did know this from the description of the property- very accurate!

The old building was lovely. It was beautifully renovated to the original style. The house has a lot of character which adds to its uniqueness.
We had great difficulty finding the house as the satellite navigation took up to the wrong place. As we were approaching the house, we sent the owner a message to say we couldn’t find the location. The owner rang us to inquire where we were. She seemed very irritated with us that we couldn’t find our way to the property. When we eventually found our way to the tiny car park near the house, we still had difficulty. In short, it’s not clear why simple instructions are not given to reach this property.
From the main road, turn left or right as per the sat nav, the road veers to the right at the top of the hill. Go to the little stop sign and turn right and you get to a small roundabout with an olive tree. Park briefly in this car park. The house can be reached via a path (walking only) immediately opposite this car park. The owner did not make this clear. The signage is also just terrible, a very small faded sign to the properly which you can only see if you approach the house from one particular direction.
When we arrived at the house the owner was frosty at best. She showed us to our room, instructed us to make sure we turned off the air conditioning/lights when we left the room. We were told not to ‘play’ with the air conditioning remote control. Is there really a need to tell grown ups this sort of thing?
We were dreading coming down to breakfast in the morning given the frosty reception we received the night before. Unfortunately, there were no pleasantries from the owner during breakfast.
The breakfast was not particularly good. Very limited gluten free options. Boiled egg undercooked and scambled eggs awful. We note other reviews mention croissants & pancakes/breakfast & wine/arrival: there was none of this on offer. Was it just us?
Overall, very disappointing. We both could not wait to leave the property which is a real shame as we were looking forward to our stay.

Our room was located next to a steep stairway and there was a gap between the corridor and the door. We had to be careful when entering/exiting not to trip over it.
