You won't believe the astounding views of the beach, in full view, from your living room and kitchen!! Situated in between ever-popular Marina Park and the Newport Pier, this is a vacation home that you will never forget! Here's what you'll find:
LIVING/DINING AREA:

KITCHEN:
- Fully stocked with dishes, utensils, cookware, bakeware
- Large and small appliances.
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)
BEDROOM 1:
King bed; en-suite bathroom w/ large step-in shower
BEDROOM 2:
Bunk beds (Full & Twin) and Pull-out Twin (trundle)
HALLWAY BATHROOM:
Tub/shower combo
EXTRA SLEEPING ARRANGEMENTS:
One twin tri-fold floor mat (best suited for children) along with extra linens/pillows are provided to accommodate a total of 6 maximum guests. A rollaway twin bed is available for rent as a better option for adults. Make arrangements in advance with our office to enable delivery in time for your arrival.
LINENS:
All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.
OUTDOOR LIVING:
Front Patio Area: Provides the best entertainment of all: plentiful sightings of dolphins, various species of migrating whales and other wonderful sea life can be viewed just off-shore any time of year. Likewise, watching the human world go by along the boardwalk throughout the day is a favorite past-time as well. The patio serves as grand central for guests' outdoor activities:
- Propane gas BBQ grill
- Stone patio table w/ seating for 8
- Two chaise lounge chairs w/ additional seating

- 4 low-profile beach chairs

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING.
PARKING:
- One carport parking space on the left side, which can accommodate most size vehicles (small to mid-size vehicles highly recommended).
- There is also general neighborhood street parking, metered, unmetered and pay-station.
LAUNDRY:
Washer and Dryer on-site.
LOCATION:
Optimally situated between the Newport and Balboa Pier, our home is also a short walk to full access of Newport's beautiful bay and pleasure harbor for boating, kayaking, paddling and sight-seeing, along with multiple restaurants and other casual eateries and shops. Nearby Marina Park (one block away) is a must-see on the bay any time of year, but also the best spot in town to view the world famous Christmas Boat Parade.

The upper 3 bedroom/3 bath unit can be rented simultaneously, when available, to accommodate larger family groups on the entire property. See separate listing or contact our office for more information.
RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, rollaway twin beds, and much more! Contact us for more information
CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

We thoroughly enjoyed our stay. There was plenty of room for us along with extra sheets, blankets, and floor beds. Having a kitchen with everything we needed as well as a washer and dryer made it so much easier. Communicating with the property managers was very easy and helped us immensely.

Kids loved the bunk beds, we comfortable had 4 kids and 2 parents stay here. The view of the ocean was great. Walking distance to restaurants and the park and marina. Would prefer not to have to wash the dishes and throw out the trash and still pay a cleaning fee but it seems all places do this nowadays. Overall it was a great place and the communication with the rental manager was outstanding. They were responsive and warm. I highly recommend.

Dishes were dirty and put away. Towels left by front door. Kitchen needs to be updated. No dishwasher or laundry pods. I would look at others and looking at different management company. No attention to details. Looked nice in pics. I just stayed three weeks ago different company and it was a night and day difference
