It was good and it was easy to get to the city centre.

We had the garden room, lovely to sit out and get some late autumn sun, but there were a lot of mosquitoes still...not an issue with the hotel, just a heads up!

Decent sized room with everything that you need. Very good bathroom. Everything was quiet clean. Shout-out to the staff who very helpful and forthcoming.

First night my room was full of mosquitoes and I got bitten throughout the night - this was in January. I would recommend attaching mosquito nets to the windows as this seriously impacts on the comfort of the stay. Thankfully after a lot of effort on my side and the staff, we managed to get rid of them all and I did not open the windows again. Also I was unfortunate to have a very loud co-guest in the room next door/hallway who was shouting and banging things, keeping me awake most of my third night there. This of course is a unique experience and was simply unfortunate for me. But just to point out, rooms are not very sound proof. Kitchen was great to have, sadly one can only use kettle, coffee machine, microwave and fridge. Stove top and oven were not accessible.

Great Stay! Nice staff :)

Staff was very friendly, they allowed us to check in earlier due to we arrived around 11 to Firenze. Room was very very clean and the bed was ok too!

The connection to the city center T1 is around 7 mins walking and then you need another 10 mins. Anyway, the tram appears every 5’ mins so it’s not a really big deal.

The room was comfortable and spacious, we had the room with access to the terrace garden. On suite bathroom. Kitchenette available, tea and coffee making facilities, microwave and fridge, dining table. All rooms on the ground floor.

Stove and cook top didn't work.no toaster. Garden from the terrace was badly neglected.

Good value for money and we'd consider staying there again.

The room was comfortable and clean, and we slept quite well. The room has a nice blackout system, and the room got quite dark for us to sleep nicely. The location is not perfect, but it's close to a tram, and you can even walk to the city centre if you like walking.

The shower has a glass that only protects half the way, so there's a lot of water coming out of the shower and getting the bathroom wet. The bathroom itself was okay, but we'd prefer if the shower was fully protected to avoid the mess.

Very friendly host, he was communicative and gave us a very detailed explanation with video on how to enter the facility. The room was clean and had everything needed. Bed was comfortable enough and its not too far from the center if you dont mind a 20-30 minute walk.

The room was behind the kitchen and isn't isolated well. You can hear everything that's happening on the corridor and in the kitchen. Luckily at night people were calm but I woke up early in the morning because people used the kitchen. Ants werde coming in since we left a fruit in the room. The room and bathroom would need a touchup, the interior finishings aren't great, that's how the ants are getting in.

It is close to the train station, you can hear the trains while sleeping. It seems clean but was super dirty. As an example, we made a cup of tea at night and when we saw it the tea had like oil 🤮, then we realized why, it is possible to use all things in the kitchen and then clean up them but there is no soap to clean 🤷🏻‍♀️

Everything was excellent, exceeded our expectations.

The staff was very kind, helpful and also let us to leave our luggage at the location way earlier than the check-in hour so we could go in the city until the rooms were ready. The rooms were clean, well equipped with a comfortable bed and a nice bathroom. In the kitchen we had free tea and coffee, two refrigerators for our needs, cups, dishes, glasses, kettle and in the hall there was also a clothes iron.

Location was a bit far from city centre, had to take bus/tram every time. Corridor noise was waking us up. Very uncomfortable pillows, need to be replaced.

Beautiful flat, comfortable room, access to tea and coffee, room service and friendly staff. Everything one might expect of a bed and breakfast.

Extremely overpriced, but that can be expected of Florence. Would also consider equpping the kitchen to be used for other purposes than just making coffee/tea.

The property is what you see in the pictures. The property manger Giuseppe is amazing.

The property is not that close to the city centre. I felt like I was in the middle of nowhere. One night I tried to call a taxi and Uber and none were available for that area. Thanks to Giuseppe who was there to help and called one.

Avoid

Location was good - 1/2 hr walk from city centre and well connected by public transport - however, it is important to consider that Florence is pretty small. The room was fairly clean, however it could be improved. During the stay, considering it’s a guest house, I didn’t expect that towels would be changed and cleaner would come to arrange the room - bonus point for that.

Construction works that I was not aware of when booking or when proceeding for check in were carried away from 8.30am directly on the window - I would definitely not have booked this place if I knew this - I go on holidays to enjoy but also to rest, which was pretty impossible because of this heavy machinery going on for hours and hours. The room was full of mosquitoes, not only alive, but also stuck on the walls from previous guests - quite bad I must say to be awake overnight because of this. The host (who was not there at all basically) would have a kitchen for the guests - however, they would put on a sign to say that you CAN’T use it unless for making yourself a coffee or tea, and to please not to stay too long there - like, why would you offer a kitchen then? In summary, and in my opinion, if the building where you are renting rooms are not a place for resting because it’s under construction, you should not be making profit out of it, but temporarily closing it until the works are done. Therefore, yes, I feel I have wasted my money here and could have gone somewhere where at least, I could have slept.

Very good welcome procedure and great explanation of how everything works from the receptionist. Easy to ask questions and get super fast answers. City center easy to reach by bus from the location and big (though paying) parking in front of the building.

Can be a bit noisy, since sounds from other rooms are easy to hear.

The host was always easy to reach and you could check in late yourself.

Unfortunately, there were several points: the air conditioning dripped heavily, so we had to turn it off; the toilet was very dirty in the inner rim; the balcony was hardly usable due to the construction scaffolding; in the morning the construction workers were loud; the toilet seat was loose and always slipped away; the bathroom was always wet after the shower due to the fail construction of itself; the walls are very noisy, we had to sleep with earplugs
