Close to town . Had a d/w and nice bathroom and kitchen . Dining table too heavy to move for just me .
The fact I had disabled husband and it was on third floor . Difficultly finding key safe as there were loads on property ( found it eventually on side of building opp charity shop !) no bread knife just a small blunt knife to cut bread .

Well positioned in Ballater.
Clean and warm.
Had trouble finding the key box outside was at the back of a drainpipe and not in view. Thank goodness the lady who cleans the apartment came round and help us. She was very helpful!

Some parts weren’t clean when we arrived (eg funny smell in living room and main dining table hasn’t been wiped down properly with food marks).

A 6pm arrival: property was not clean, untidy, bed not made, wet linen hanging throughout property and washing machine on with someone’s personal clothing.
Hosts were unhelpful and when escalated as a complaint, they failed to identify the issues and remedy it.

The photos don't match. The instructions for hot water were incorrect as was the wifi details. The microwave gave us an electric shock, toilet in ensuite was leaking, water didn't drain from using washing machine. Beds were very small. Got hot in there with having to keep hallway heater on as per instructions.

Great position. Loved Ballater village. Had every essential item necessary. Warm & cosy. Host was very helpful.
Whey I used washing machine, the washing water came up through garbage disposal filling small sink & drainage board with foul smelling garbage water. It needs to be repaired or removed.

Perfect location for exploring Ballater, Balmoral and Braemar. Parking directly outside and the property is just around the corner from the village centre.

The location of the apartment is excellent, just a few minutes walk from the centre of Ballater. The kitchen was well appointed and had all the facilities we needed. The bathrooms were well fitted out and clean. The bedrooms were clean.
The only real downside to this apartment is there is an unpleasant smell that seems to come from the en-suite shower room.

The apartment is lovely with spacious space, well-equipped kitchen. We can find everything we need and the staff is super friendly and very responsive for our needs. The location is great, and it's walking distance to restaurant, bar and supermarket. The heating inside is great and welcome us home when we returned from snowy weather in February. :)
Since we traveled for a work trip, one of colleagues slept on sofa bed in the living room. He finds the sofa bed isn't that comfortable because half of space seems not to be very stable.

The location is perfect for exploring Ballater and surrounding areas. Once the heaters all kicked in, it was a cosy apartment.
Little effort has been put in to this flat to be classed as a holiday apartment. There was no handbook for the property, despite me receiving a welcome email stating there would be further information in this. No wifi password given, however we had the sense to get it from the router. When I emailed owner to ask, I was given a network name that didn't exist in my search. The main bathroom has a velux window with no blind and the shower in the bath is in front of it, the bath being quite high up could lead to some raised eyebrows if anyone can see in. The kitchen was adequetly equipped, however the fridge had crumbs in it and there was a wine glass that had clearly not been washed in the cupboard. The living room was adequate, but has no view so don't expect one. The master bedroom at the back of the property has a small double bed and an en suite. The biggest issue we had was with this en suite, it reeked of dampness and old stale smoke at the same time. The floor was wet under the tiles and when you steppped on a join you got wet socks. The smell was awful, we did not use the en suite at all due to this. It also meant the master bedroom had the same smell and had we realised sooner we should have slept in the second bedroom. The second bedroom is advertised as having a king bed, it doesn't, it has a double bed. The photos of a large white bed are incorrect, it is a metal bed frame. The view out the second bedroom is more pleasant, looking in towards the town. There is spare bedding & towels in a cupboard, these have just been dumped in a box, not properly folded or ironed and gives the impression that the host doesn't really care about their guests. Overall it gave an impression of staying in someone else's apartment, it's not fit to be called a holiday apartment. I'd expect more effort to be put in, little touches such as a pint of milk in the fridge on arrival or information on local eateries and shops.

We were able to use the underground car-park during snowy/icy conditions which saved having to de-ice the car. Close to the interesting walks around Balmoral. Excellent warm heaters and plenty of hot water. The town is very pleasant and only a few minutes walk into it.
Bath was an awkward shape - taps at wrong end, but the shower was very good.

Everything in accomodation was good but was not outstanding.
A spare set of keys. I had 2 other gents with me and least 1 of them had to come with me because they would not have got in the front door without the keys. 1 key is not for anything to do with the accomodation so why is it on key ring.
Leave 1 set in the accomodation and the other in the box.
I have stayed their twice now and yet I have never met you yet. If you cant make it yourself then at least someone else could be there to welcome us for our stay.

The property is very well situated and was very clean. It does look slightly different from the photos though.
The property had a smell of stale smoked which was not enjoyable and the mirrors in the property were all hung at very low not ideal for girls and there was a distinct lack of enough mirrors. The bed linen is not very nice and everything just felt a little run down.

The apartment had all the basics we needed.
There were nice views of Craigendarroch from one side of the flat.
The family bathroom was very nice.
Easy car parking.
Location was fantastic and easy for access to the town.
We particularly liked the soothing gentle sound of the river in the background at night.
Maybe we just have a sensitive nose but there was a strong offputting odour in one of the bedrooms (similar to one of the reviews from 2021) - that smelled like cigarette smoke and/or mould mixed with damp sheets and that seemed to permeate the whole apartment if the windows were closed. This probably explains the multiple air fresheners but we found the smell was overwhelming in the bedroom at times.
One of the towels left out for our use smelt very strongly of dog (we changed it).
The kitchen might have benefitted from a few more things, such as kitchen roll to mop up spills, for example.
Having stayed in several places around Ballater over the years (we keep coming back because it is so good), there are other holiday stays in the town that may offer much more indoor and outdoor space and amenities for the same price or less that may be better value for money if available,

Was ok, shame that the table is to be set up every time you want to eat - maybe take out the bookshelves to create some more room.

The location was good.
The toilet seat was badly broken and couldn't be used. There was only one dish washer tablet for our stay.. Although there was a washing machine, there was no place to hang the washing. It was expensive for what we received.
