Everything was perfect! The room was clean, wide and comfortable. The location was perfect! Beaches, bars, restaurants are all in walking distance, never needed a car to go somewhere. Also, the host was very helpful from the beginning!

Amazing villa and very nice reception.

The villa is so nice and completely clean, very well placed in the centrum of ksamil. Olsi is such a great host and helped us with any requests, also helped us with our transportation from tirana airport. I absolutely recommend villa family garden. Everything was perfect!

Superb

The villa is very nicely located, close to all beaches. We got the privilege to use a private beach, thank you for showing us that. The gardens around the villa is very beautiful, and there's even few small turtles living in the garden. Also accomodation was nice, it had two rooms and beds for five, small kitchen and TV. The apartment seemed to be just renewed, so everything was new and clean. We also had a chance to use a washing machine, which was a huge plus, because we stayed almost two weeks and needed to refresh our laundry. The owner is very nice and helpful, he's always there if you need anything. It was a really nice stay, thank you ☺️

Some essential things were lacking in kitchen, like the knife, cutting board etc. There wasn't enough drawers/cabinets, if you think about those who have luggage (we didn't, so we were fine:)) In the nights we heard loud music from the closest bar, so if you are seeking quite nights take earplugs with you.

Just Perfect!

Excellent place with fabulous hosts. The whole house is very clean, new. The room was comfortable, nice, super clean. Accomodation is in the center of Ksamil, what is very comfortable. As an extra- we could use the privat beach. Thank you Olsi for a such great stay. Monika&Marcin.

Nice room at the center of Ksamil

Excellent location: right in the center of Ksamil with everything close, supermarket across the street, restaurants closeby and beach a short walk away, safe distance from the very loud clubs at the beach. As the room is so centrally located, there is some noise from the streets and restaurants, therefore if you are looking for a very quiet place, you need to look for something further away the beach and the center. The room has a nice balcony, we liked that there was a bowl to wash your clothes and a place to dry them. Room was simple, nice, with small kitchen, cleaned daily. Hosts were very friendly and helpful. Definitely recommend. ;)

The whole room and the kitchen was rather small, but not a problem for us. Not a luxurious stay, but comfortable and totally worth its value.

Perfect Stay!

*Perfect location*. 1 min to market and restaurants, 5 min to several beaches. Away from loud club noise at night. Rooms are sound proof. BRAND NEW spacious rooms, high ceilings, Excellent AC, SUPER CLEAN comfy bed, linens and towels smell amazing. Wonderful hosts Olsi, his wife Nilda and sweetest daughters Evelina. Will p/u and drop off at ferry for cheap. Truly Beautiful garden. Nice garden views from the Balcony. Peaceful yet minutes from all the action. Book it now, you will be happy.

Everything was exceptional. Felt like home. Grocery, exchange, gyros, gelato, homemade pastries all across street. Some rooms have fridge and dishes. Some kitchenettes. Laundry. Free Parking. Nice short cuts at back gate and to beaches past church. Excellent host just what's app questions. Absolutely the BEST value in Ksamil! PS Ask for Butrint tour with his archeologist friend Mirgen, also amazing Nebo tours for Boat Trips and Gjirokastra & Blue Eye!

Best time ever

We were very satisfied with Villa Familly Garden. The host and his family were welcoming and very kind so we had feeling like we are at home. Excellent location, everything is near, market, exchange office, beaches in 200m. Even though is in the center of Ksamil it has peace and quiet surrandings. Villa has private parking and beautiful garden where you can enjoy all day and night. Rooms are cleaned every day, and they change the sheets. Apartment has everything you need. I would recommend to everyone and especialy to families with children.

Midden in het bruisende centrum!

Nette accomodatie, parkeren op terrein. Vriendelijke eigenaren. Midden in centrum van ksamil. Alles super dichtbij. Terrasjes, winkels, restaurants etc. Strand paar minuten lopen. Wij kozen voor wat rustigere strandjes, die waren verder lopen ( 20 min)

Balkon was te klein voor 5 personen.

Toller Aufenthalt in familiärer Umgebung

Wir waren fünf Nächte in der Unterkunft und rundum zufrieden! Das Zimmer war sauber, von der Größe her perfekt und wurde während unseres Aufenthalts sogar zweimal gereinigt – das haben wir sehr geschätzt. Was uns besonders positiv aufgefallen ist: Wenn wir etwas gebraucht haben, wie z. B. einen kleineren Topf oder sonstige Kleinigkeiten, wurde uns innerhalb von wenigen Minuten geholfen. Auch sonst war der Gastgeber jederzeit erreichbar, hat schnell geantwortet und sich immer sofort gekümmert. Er hatte tolle Restaurantempfehlungen für uns parat, und selbst wenn es mal darum ging, z. B. unser Moped umzubauen oder anderes zu organisieren, konnten wir ihn direkt ansprechen. Seine hilfsbereite und persönliche Art hat unseren Aufenthalt sehr angenehm gemacht – auch im Umgang mit Kindern war alles sehr familiär und herzlich. Man hat ihn regelmäßig gesehen, er war präsent, ohne aufdringlich zu sein, und wir haben uns durchgehend sehr gut betreut und aufgehoben gefühlt. Die Lage der Unterkunft war ebenfalls top – mehrere Strände waren in wenigen Minuten erreichbar, perfekt für Tagesausflüge oder entspannte Nachmittage. Fazit: Es gab absolut nichts zu bemängeln. Wir würden jederzeit wiederkommen!

SORPRENDIDA GRATAMENTE

La ubicación es excepcional, céntrico, al lado de playas y multitud de restaurantes y locales de todo tipo. La habitación nos resultó muy cómoda, con todo lo necesario. Pudimos dejar el coche de alquiler en el parking. El anfitrión, Olsi, estuvo pendiente de nosotras en todo momento para lo que precisásemos, se ocupó de aparcar él el coche y nos echó una mano para pagar una multa de aparcamiento que nos habían puesto el día anterior. Sólo nos quedamos una noche así que me quedé con ganas de más, por lo que pienso en repetir Ksamil y volvería al establecimiento.

Bardzo dobra lokalizacja. Do plaży kilka minut. Obok duży supermarket a w pobliżu pełno restauracji. Parking na posesji. Dodatkowa atrakcja na podwórku to żółwie. Nocowaliśmy w pokoju nr 8 a z balkonu każdego wieczora pachniało chyba jaśminem. Świetna, czysta klimatyzacja. Wygodne łóżka. Apartament bardzo czysty. Bardzo dobry kontakt z właścicielem. Polecam serdecznie innym to miejsce.

Accoglienza a Ksamil

La sistemazione, ampia, è appena stata costruita/ristrutturata, perciò è tutto nuovo, curato e funzionale. Ci sono frigorifero di medie dimensioni, bollitore e servizio stoviglie minimale, ma sufficiente per una colazione in camera o un pranzo fresco veloce. Il balcone, vivibile, ha tavolo e sedie per 3 persone e, molto apprezzato, uno stendibiancheria perfetto per salviettoni e costumi da spiaggia. Il condizionatore funziona perfettamente. La disponibilità del proprietario è ottima e risponde ai messaggi celermente: cosa importante poiché, essendo un’ abitazione e non un albergo, non essendoci reception non si saprebbe dove rintracciarlo (anche se lui vive al pianterreno, ma raramente si incontra qualcuno nel cortile). Dovendo inoltre partire improvvisamente un giorno prima, ci ha scontato di 36€ l’ ultima notte.

La pulizia quotidiana: la sistemazione al check-in era impeccabile, ma durante il soggiorno le pulizie erano sommarie. Infatti la stanza veniva rigovernata, il letto veniva fatto, i cestini svuotati (fondamentale, perché non si può buttare la carta igienica nel water), ma il bagno non veniva pulito, almeno non abbastanza per notarlo e la domenica non è passato nessuno. Il personale andrebbe rivalutato o incrementato.
