The view, very close to a bus stop.
Half the stay we didn’t have hot water and the heating broke but the owner called a technician and after some time it was fixed, there were some bugs in the room, if you don’t have a car you have to be very aware of busses if you don’t wanna spend 17€ on a taxi. Also a weird smell in the corridor.

This is a shared property. You’ll find yourself living with strangers in the same house. If you have a family with children, this will not be suitable for you, as there will be strangers, men and women, roaming around the house. Stay away

We had a wonderful stay at this beautiful villa by Lake Como! The place was absolutely stunning and the view was simply breathtaking. The garden outside was gorgeous, full of colorful flowers, and there was a lovely spot where we enjoyed our breakfast while admiring the scenery.
We had two rooms in the villa that shared one bathroom, while all the other areas were common spaces, which was fine for us. Claudia, our host, was very kind and always willing to help with anything we needed.
The location was great — about a 10-minute drive from Varenna — and there was also public transport nearby in case you don’t have a car. We were told that buses are free on weekends, which is a nice bonus! The Wi-Fi connection was strong and worked perfectly throughout our stay.
Overall, we really enjoyed our time here and would definitely recommend it to anyone visiting Lake Como!
The only downside was that the doors of the rooms didn’t close very well, and there was no soundproofing, so we could hear noise from the other areas.

My wife’s luggage arrived with us at the airport but mine did not. Claudia arranged for some overnight clothing for me while she laundered my clothes. I was so grateful. The views were spectacular of both the town and the lake. The room had everything we needed and the property was exceptionally clean and comfortable. There are places to eat close by and recommendations are given. The town is friendly and received us well. We would recommend this property and town to anyone.
A bit of a climb up the stairs at the property but we did get used to it. Pack light because you do have a bit of a climb to the front door. Go slowly and you will be fine.

Claudia is really friendly and gave us loads of information about the area. She even picked us up from the town when we arrived, as she happened to be there.

A free night bus to Verenna was available which was great and definitely needed. The local bus was also cheap and convenient. Both stop really close to the accommodation.
The guest house is a fairly rough 25 minute walk down a steep hill/paths to the lake. We didn't mind as we are relatively fit, but some may struggle.
The noise around the guest house travels and we were woken very early a couple of times by other occupants leaving their rooms. Also, be aware that the nearby church bell starts chiming at some time just after 6am...

The host was one of the best we have ever come across. The house is beautiful. The farm stall nearby was a treat. The view from the house was exceptional. It is away from the crowds.
Varenna is a little out of the way, if you have to walk.

We booked this house with the room with private balcony. The views are breathtakingly beautiful.
Miss Claudia, our host, was amazing!!! She went out of her way to provide anything we needed, and even drove us down the mountain to Varenna when we departed. If our phone had been working properly when we arrived I am quite sure she would have picked us up. I could spend a week here just relaxing. There is a large balcony open to all guests and we had access to the kitchen. The property is beautifully landscaped. A short ride to Varenna to get on a ferry to tour the other areas around the lake. In the evening maybe after 7pm, and a free shuttle bus runs up and down the mountain up until midnight or so. You catch the shuttle at the train station. Restaurant is beside house, so very easy to get a bite to eat in the evening.
You must be in some what good physical condition as there are approximately 75 steps from the street to the door step of the house, and you are very high on the mountain so walking down and back up can be strenuous. There is a bus that runs during the day to take you up and down the mountain, but it did not seem to run with any consistency.

The view from a balcony was just breathtaking. Extra points for a place to sit there. Couldn’t complain about the room either - huge bed, a desk, big wardrobe and nicely renovated bathroom. There’s also a kitchen available for the guests - coffee, tea, all the equipment needed. Only the smell of the villa could be an inconvenience to some of people, but for me, it was enhancing the vibe of an old, Italian house. The most importation thing - the host was very nice and kind. She helped us with the public transport issue, recommended many beautiful places and even borrowed us un umbrella! this villa is definitely worth your attention if you don’t mind the stairs.

Beautiful building, the stuff is very lovely and extremely helpful , the garden is cute. There are not many parking spots available but we got the garage of the villa.
A lot of stairs and apparently during weekends the parties can be long and so loud that you think your room is in the party area. If you like to have your bathroom in your room, it will not be the case but it is obvious because it is a villa not a hotel. The villa would need some little repairs.

The view from the balcony was the best in all the lake (the pictures are the view), it was away from the crowd of tourists and wasn’t too far from varenna so you can take the ferry to many other places.
Maybe a kitchen would be nice for lower budget travellers, but my room had a fridge and a coffee machine so it was still quite nice.

Excellent location. Beautiful views. Wonderful walking paths. Loved the little grocery store and pizza at Bar Milano. Claudia was a great hostess and very helpful. Loved the garden area and hearing the church bells. Magical place.

We had such a lovely stay here. The view of the lake was amazing, the best one in the town. The town is so peaceful and beautiful, perfect for a relaxing trip. The place had everything we needed, and it was very comfortable. Mrs. Claudia was so kind and helpful throughout our stay. She always replied quickly and even gave us a ride to the station, which was so thoughtful. She really went above and beyond to make sure we were comfortable. We’re so happy we stayed here and would definitely recommend it to anyone visiting the area.

We had a warm-hearted welcome from Mrs Claudia, who previously indicated us public transport options to get to the Villa and showed us the surroundings of Perledo. The villa and the garden are beautiful, and you can enjoy your meals on the terrace. The installations were perfectly confortable, with utilities provided in the kitchen, and the location is calm. Furthermore, the views from the villa are breathtaking. The 20 min walk down to Varenna is very pretty and enjoyable. I will come back if the occasion arises in the future.

The owner waited us for 15 minutes and allowed us to come a bit later then expected and allowed
When we arrived, we were shocked by the state of the house:
- Dirt, dust, and mold, posing a serious health hazard, especially for people with allergies and respiratory conditions.
- The ground floor of the house was under renovation, which was not mentioned in the listing.
- The bed linen was mismatched and dirty.
- There was a persistent unpleasant smell throughout the house.
- There was no heating in the central hall, making the property cold and uncomfortable.
- The front door barely held in place, which is a serious safety concern.
The owner had agreed to wait for us for 15 minutes past the agreed check-in time but later used this against us as a point of criticism, which we found both unfair and unprofessional.
These conditions are entirely inconsistent with the description on Booking, and the photos are clearly misleading. We were forced to leave the accommodation immediately after arrival because staying there was unsafe.
When we addressed our concerns, the property owner, instead of offering a solution or even apologizing, accused us of supposedly "blackmailing" him with an honest review. He even suggested that we might have intentionally "made the place dirty" to take photos. This attitude is both offensive and unacceptable.
We strongly believe that sharing a truthful review about this property is essential to prevent other travelers from facing a similar situation. While the owner equates honest feedback to blackmail, for us, it is an effort to correct the situation and warn others.
In conclusion, it is unacceptable that accommodation in such poor condition continues to be listed on Booking. The platform must address this issue, as customers trust the information provided on the site.

Breathtaking views from balcony- Alps to the right, Bellaggio to the left. Menaggio straight ahead. Beautiful. Loved the castle and the walk to it along with the place to eat and drink along the way.
232 steps from the road to the apartment. 2 x 50 pound luggage. Fortunately, Luigi helped a lot. The views offset the 232 steps. Not fully happy with the way the door locked. No place to place luggage other than on floor. Parking about 300 meters down hill requiring walking another 300 meters uphill. But, again, the views helped overcome any issues with the walk.

We enjoyed our stay, but have a problem we hope you can help us with.
I don’t think it is fair that we have to spend hours trying to match booking.com charges with the properties at which we stayed.
On our recent trip we used 12 different booking.com properties, however, when booking.com charged our credit card account it did not provide the name of the hotel, the confirmation number, or any other identifying information to help us compare the amount that was charged to the amount that was quoted when we booked.
This makes it difficult if not impossible to determine whether or not we were charged the proper amount or not.
Please ask booking.com to provide identifying information for each charge made to us so that we can confirm the amount charged was consistent with the amount quoted for each individual property.
I have tried every which way and the other to reach booking.com and they make themselves next to impossible to reach by phone, e-mail, text or other means.
It is difficult for us to complete our review of your property not knowing if we ended up being billed properly.

On the positive side, the location was very nice, connected with public transport. The view from the terrace was amazing. A supermarket and two fine restaurants within walking distance. The bathroom was clean.
We booked double bed, but we received two separate beds. There was an available double bed room in the Villa, but the property owner requested an additional fee, which we refused, as we found this unacceptable since we've already booked a double bed room. The room we were provided with was small, but the biggest issue was that the sheets and pillows were smelling unpleasantly, and the towels had stains. In addition, the wardrobe was unusable since it emitted strong unpleasant odour. The sheets were replaced upon request.

We had a great time. The room was spacious and clean. There was a Smart TV set (a pleasant surprise). The view from the balcony was FANTASTIC. The host was lovely and the location is close to the cute local bar. Totally recommend.
The only problem was with the ants on the terrace (they didn't bother us but you shouldn't leave any food on the table because it will get infested with the ants pretty quickly).

everything was perfect. the view was incredible. the bathroom was outside the room, but private. the walk down was about max 30min taking the shortcuts. but the bus was only 1.70€ one way, so a cheap option, if you’re not up to walking. but again, even the walking views were amazing. the Wi-Fi was fast. Luigi was helpful. everything was great.

the view from our room was spectacular, it's a high position with uninterrupted lake view. The La Fonte bistro is very close, the food and service was terrific. Mr Luigi was very helpful.
Be prepared for a lot of stairs, the bed and furniture are dated but okay.

This was a wonderful property. The views are amazing and the bathroom facilities were very clean. It’s also close to a coffee shop, supermarket, and restaurant. Overall, this Villa is wonderful and definitely worth it to stay here! We loved it. Beware the long, steep walk up! Or consider taking a bus or taxi. We did the walk every time, but it’s definitely on the difficult side for those of us who aren’t used to elevation.
The place was clean, but the bed was slightly uncomfortable and the comforter smelled a bit musty. There weren’t any toiletries like shampoo/body wash included.

The view is amazing, breathtaking ! It is a very convenient location to visit Perledo and Varenna.

Be aware of the stair steps. There are 70 stair steps to access the house from the street entrance and then, the stair steps to the second or third floor according to your apartment (eg. 40 additionnal stair steps for the third floor). For old or disabled people, and to pack your luggages, it is worth taking it into account. Yet, the view is very nice once there !!
