1) On booking.com website, it claims "the staff speaks English" - this is a lie. The hosts speak Italian only, and it is quite difficult to communicate with them if you are not an Italian.
2) On booking.com website, it claims "private kitchen" for the room I booked - this is a lie. There is one kitchen downstairs and it is shared by all the guest rooms.
3) On booking.com website, it claims "free parking", but it is only available in certain designated, limited spaces nearly. Before I arrive, I sent message asking for detailed parking instructions, the hosts never replied. On the day of my arrival, there was a mis-communication between two hosts (not my fault), when I arrived the front door was closed and nobody onsite I could ask for help. To make the matter worse, the hosts don't seem to answer questions via booking.com messaging channel. I ended up parking my car somewhere further away, with a bit of luck. And I wasted quite some time waiting for them to show up to open the front door.
4) On booking.com website, it claims additional charges as "city tax: € 2.00 per night". This is not accurate. In addition to that, the hosts charged me a "Marco Polo tax" of € 2.00 per night. Although they explained why this tax is required by the local authority, they should have communicated with booking.com, and listed it in additional charges.
5) Note that all the guest rooms in their house shares a single bathroom. The switch to turn on the hot water for the shower needs to be turned to a particular angle, otherwise you don't get any hot water. Even so, the water temperature is not very warm.
