The owner was very rude and angry. He was very mad at us for inviting one of our friends over to sit in the garden of the hotel for a small interview for a film we were doing. We were filming our friend with the water in the background, so none of the hotel or property was in the picture. Only our friend and the water. This made him very angry. We were the only ones in the hotel so we were not bothering anyone. When we arrived he was nice, so we offered him a small film shot by our drone in the sky for free as a gift. After a couple of days after we left I got an angry text asking why he hasn't gotten the film yet. We offered the film for free.. Normally we charge like 800 euros for a film like that. So texting us about not receiving his free film after also getting angry with us for having a friend over is very odd.

cute little bnb right on the water. we stayed in the smaller guest house but the grounds were great and very accommodating. beautiful dock view very romantic stay!

The room, but particularly the location and view, was fabulous. The welcome was warm and, thereafter we were happily left to our own devices. The facilities were excellent and tasteful, and the private lakeside garden and jetty were peaceful and well equipped with chairs, loungers, a well shaded pergola. We had the large lake-view room, with an enormous bathroom (bigger than many hotel rooms) with a deep bath, excellent shower and super-abundant towels. It enjoyed a roof terrace with lounger, table and two chairs (with sun parasol which we did not use) and a separate balcony. In early September the lake water was pleasantly warm for a swim (on the surface - it gets pretty nippy a metre or two down). An idyllic spot.
To be clear, if I had read the reviews before coming, I would have been less likely to have booked, and less surprised and disappointed by the seemingly recent scaling down of the breakfast from the 'generously abundant' to the barely adequate.
I am glad that I did not read those reviews about the breakfast, because if I had I might not have booked - and now I would have regretted that. However, the 'exceptional breakfast' (rated 10 by Booking.Com) comprises a jar of (good) muesli and a (plain) yoghurt on a DIY basis in the room. In the event, for a four day stay, this was adequate, if uninspiring but could so easily be game-changed with some bread/pastries and fruit. Does this appear to be carping? Absolutely. It was the tiniest tarnish to an otherwise impeccable stay, and I hope that it wouldn't put anyone off - though it would be nice if the owners could just up their breakfast game a little before our next visit.
Also, be aware that the parking at the property is VERY tight for a large car and exit and entrance treacherous (not because of the traffic, of which there is hardly any, but because of the tightness of the space).

Amazing location, right on the banks of Lake Como. Really big room and bathroom with lake views and a lovely outdoor seating area. Close to restaurants and coffee shops.
We were not aware that the breakfast included meant a small fridge in the room with some milk, juice, and yogurt. They also had placed some biscuits in the room and a small coffee machine. It would have been nice to have some fresh fruit and pastries/bread with a wider selection of cereal. Other than that, everything was great

Wonderful villa right on the lake with direct access for swimming from the garden. Easy access to the ferries and restaurants in both Urio and Moltrasio. Federico was extremely helpful.

We knew Villa Nina was going to be exceptional from the photos and the reviews of most of the previous visitors. A fussy couple from Australia found fault with everything so let's get that out of the way by saying none of it applied! The villa is in the middle of a small village (Carate Urio) and the house is magnificent as you enter. We had the double room (suite, really) on the first floor and it was even more spectacular than the house - window upon window of views of the lake, a huge bathroom, an armchair and an external private balcony with furniture to sun yourself on. As if that wasn't enough, there is also a private bridge over the road to a private landing stage, garden and jetty for days when it's so hot you just need to dip into the lake.
The hospitality was warm and generous and breakfast was an abundance of good food and good coffee. We were offered recommendations of what to do during our days there and bookings were made in restaurants in Carate Urio for nights when we wanted to eat locally.
The stay was made very special by seeing the interior of a lovely house decorated and maintained to retain integrity and dignity. Do not hesitate to book this place, it is outstanding.
The bed was a little hard but that is carping. The rest of the house and our stay more than made up for it. So if you are thinking of booking here, do it now.
