Probably because the hotel is close to the lake, there is a lot of mold in the rooms, but the views partially compensate

Great location, overlooking Lake Como. Delicious coffee and a generous Italian breakfast.

If you are using navigation, it shows a different address, so get clear instructions on how to get there. Terrible soundproofing, as the hotel is located above a road where trucks often drive. But they give you earplugs. There is also a lot of mold in the bathroom, which is a bit annoying.

I really like the view from the bedroom and the upstairs sitting area. I liked the colors of the property. The bedroom was clean but the smell was terrible. The staff was nice but not very helpful when I asked to change the room. They said they couldn’t smell the smoke smell in the room. I’m glad it had breakfast even though it was very simple. There was juice, water and Coffee. Bread ham and cheese to make sandwiches, boiled eggs, Nutella and jelly for a toast, apples and yogurt.

It should be fine if you drive to the location but it gets complicated if you go in a bus. It’s hard to move around if you don’t have a car. Walking distances are long and dangerous walking on the main road. There’s not much in that area. You can get a bus but the bus is not consistent on their schedule. The bus will come about every hour and sometimes wouldn’t show up in longer than 3 hour. A lot of people smoke in that property. There was a bar under my bedroom and all the smoke smell came in the bedroom. I just can’t stand the cigarette smell. It was suffocating. I closed the windows but either way the smell didn’t go away for the 3 days I stayed in there. I requested to change the room. They sent the front desk lady and she said she couldn’t smell anything and there’s nothing she can do. I ended up staying my last night in my friend’s hotel about 30 minutes from this location.

You get what you pay for but with good views

Staff are great, really friendly/helpful. Room was ok, but basic. Views from the room I stayed in were amazing, which makes up for it being a simple room, which was in a totally separate building. On the whole it did what I need it to.

BE CAREFUL - part of their hotel is a 3 minute drive away by car or 15 minute walk along a very busy road - no pavements. When I asked why it wasn't stated on the room booking that it was far away or why no one told me/ messaged to confirm, I was told 'It does say on the booking, but many people make this mistake' Well, don't you think you should make it clearer then? Now on the booking it did say 'separate building' but nothing else. So how was I supposed to know this was a site 15 minutes away and not a building across the road for example? Having to walk to the hotel and back for breakfast in the morning wasn't the best. If I'd just known about it, I could have made a better choice about it.

Fulfilled my expectations, especially considering the prize.

The view from the room was really nice. A small balcony with chairs to to sit on. Just outside the room is a veranda with comfortable chairs and tables where you sit underneath the vine, surrounded by plants where you can enjoy the view with more company. The bus stops in front of the hotel so to reach it from Como is really easy. For our purpose the hotel is in a really good location. Short walk to the stairs which take you towards the lake. I also liked that the room had airconditioning. The staff was really helpful. Breakfast was good.

It was close to where I needed to be.

It was a dump. My friend’s room was full of bugs. In the middle of the night the old fan was making noise. She pushed a button ant the cover flew of, the blade cut her thumb to the bone. When we reported it the next morning the staff did nothing other than not charge us for 2 cappuccino. My shower had to be rigged with a plastic garbage bag to hold the shower head up. There was no soap or shampoo. The kitchenette had almost no dishes, pots, glasses, etc. The price for 2 nights was over $400.

Great location. Good value for money. Free parking. Easy access to the lakeside and a lovely walk to explore nearby villas.

It’s quite scary crossing the road to the parking spaces. Take care.

A somewhat affordable option in Lake Como

Our stay at the hotel was good, we absolutely loved the view from our room, it was the best thing about the accomodation. Everything else was fine, the room was a good size, the bed was comfortable, and the staff were pleasant enough. There was a lso a nice terrace for breakfast but as we had to leave early in the morning, we didn't have a chance to take advantage of it.

Unfortunately value for money, which is more of a Como problem in general. Having a shared bathroom for the price you pay is not good value, but there aren't many affordable options in the area unless you are rich.

We loved it.

Wonderful location. The apartment was 400m from the hotel itself and given the roads along Lake Como a little thought is needed as to getting there and back safely. Once at the hotel the welcome couldn’t have been nicer.

Just a little more thought about practical things for the kitchen please. We needed a tea towel or oven glove to take hot things from the cooker and smaller utensils to stir or lift hot food.

Not the Cleaniest, Uncomfortable but Great Location

The staff was very kind but it did seem very transactional.

The property doesn’t look completely like the photos. The room we stayed in wasn’t clean nor was our shared bathroom. We had to kill multiple spiders on our things whenever we would come back to the room. Our faucet would drip inside our room the entire time. The shared bathroom was small for a shared bathroom. The other option for the bathroom was the restaurants I believe and it was shared as well. However, the one time we tried to use it, there was a spider on one toilet seat and someone else’s poop still in the other toilet. It was a very pretty view, affordable, and good location for why we went. It just wasn’t a comfortable stay nor sleep.

The hotel is located right next to the street, which is very noisy even at night. This street was dangerous to cross. The car here was very fast. There was no access to the lake here, no place to walk.

We loved our stay. The room and bed are so spacious, the breakfast was great and staff were very friendly. The bus stop was right across the road making this a really accessible accommodation with an amazing view for the price.

Great view of lake Como and the mountains! There was a really cute area outside with lots of plants to have a drink or spend some time in the open.

It’s located right next to a busy road and the traffic disturbed our sleep. The furniture was old and a bit damaged, but it didn’t affect the use.

It's okay

The hotel is located on the road and with more of a motel. The bed was comfortable. The room was cleaned every day. The view was of the lake and was great. Breakfast was simple but fresh and tasty. The cappuccino was great. The heating was strong and the room was warm. The parking lot was big enough and free next to the hotel. There was no food in the restaurant and we were directed to a pizzeria for dinner.

The bathroom had no door but a partition and was not very hygienic. Despite the blinds, the windows did not provide good insulation and it was extremely noisy because of the road. However, they had left us earplugs so we could sleep, which was nice. I didn't like that the restaurant didn't serve food, only drinks and in the evening the locals would gather to drink and play slot machines. It was noisy.

My second stay at the place and I am more satisfied with this time than last time. I had the room with the lake view so it was fantastic. The facility inside is good and meet my expectation, for what I paid. Location is good and not much to complain about.

The room was a bit cold for winter stay. The floor is super icy cold to walk around. Air conditioner is a bit old and needs some change soon in the future, I guess. Breakfast was not much. I had better breakfast last time.
