Excellent

Location was excellent, right on the sea front. A few minutes walk to bars and restaurants. Shops right next to hotel. Tram stop directly across from the hotel. The hotel room was very spacious, lots of room for a family of 5. Having a dining table in the room was very handy with kids.

We didn't stay! even though we had paid for 2 rooms! Both rooms were disgusting!

Absolutely nothing. We booked 2 rooms and we did not stay! although we had paid on booking.

The place is disgusting! Went to the rooms absolutely shocking. The Family room the ceiling was coming in, there were holes in the celing and smelled damp, there was mould marks on the bedding. The shower had mould growing in the corners of the cubical looked like it had never been cleaned. Sat in the chairs near a window there was a massive draft and no windows open. The other room had marks including blood stains on the bedding and marks on the carpet looked disgusting. When the toilet was flushed it smelled really bad. No one about, just had to leave the key in a drop off. We left and travelled home no one should stay in those conditions!

Fab little guest house.

Staff pleasant and helpful. Prime location opposite the south pier.

No wardrobe. Just a set of draws for 5 of us. And bunk bed mattresses were very thin but ok for smaller kids but we stayed with two teens and they complained the mattress was uncomfortable.

The hotel is right on the sea front opposite the pier. Walking distance to the beach and shops. Plenty of restaurants and entertainment on your doorstep

The building is quite old and the room is dusty. Need a good clean. However with the money we've paid its suitable for a one night stay. The windows need fixing as we can feel the draft coming in.

Brilliant service.. staff is so helpful and even accomodated extra baby which we did not mentioned and provided cot too for no extra charges.. communication before and during stay was exceptional...overall great service..

No parking at property..there is a paid parking but it is a 7-10 mins walking distance.. and no toiletries provided. I think atleast small sachets could be provided which would cost hotel less than a quid..

Would you stay here again? Yes!

We thought our stay was great, location close to the pleasure beach and the pier attractions. Our hosts were lovely, friendly, good at keeping us updated, helpful with parking. Our room for the 4 of us was very spacious, clean bedding, floors, bathroom and amenities. Tea and coffee available in the room and it was never an issue asking for a little more milk or sugar. We enjoyed breakfast both mornings, you can pick from a selection the evening before and they will make it for you when you come down. Pricing was excellent, between the cost of the stay and breakfast. Great pressure and hot water in the shower. The tv allowed us to log on to Netflix for a night time family film. Also really appreciated the addition of a fan in the room, it was a staggeringly hot weekend!

Whilst I do not judge a book by it's cover, there could be a little tidying up of the outside and the window in the room would not close, the windows really needed a clean. Towels were provided but perhaps a shampoo and body wash could be included in the shower. The timing of breakfast could also be looked at, perhaps making it 8-10am (currently 8 to 9.30). The pillows are very low quality and I'd perhaps do away with/ sacrifice the decorative pillows for a better sleeping pillow. My kids slept well on the bunks but my partner and I found it a little uncomfortable.

Just returned home from a 3 night stay as a family of 5, the room is very spacious and excellent view over the sea/pier. Breakfast was really good value for money and no pressure to order it. The hosts were very friendly and welcoming. Definitely 1 of the best hotels we have stayed in at blackpool and will be saving it for when we return as it is the perfect location for pleasure beach and sandcastle which is the main reason we visit. Thanks again for a great weekend

Very comfortable, enjoyable stay

Staff was very friendly. Pete was very welcoming as soon as we arrived, he made the kids feel right at home. Even before we arrived Pete was making sure we were fine for parking. Location was fantastic with a tram stop right outside. Room was massive with beautiful views of Blackpool. Very clean room. Breakfast was lovely and the 2 ladies working were very accommodating. If we return to Blackpool we will definitely be booking here again.

Fantastic value for money in a great location.

Large room, very convenient on the ground floor, beds all very comfortable. The location was perfect for us as we stayed for Lytham festival and the Blackpool flyer bus dropped off right across the road. Hosts were very friendly and welcoming, Great breakfast.

Great stay!

We didn't have the breakfast, but Pete and his colleague were very friendly and attentive. Pete was really communicative before we arrived and helped us find a great car park too! The room was big and clean, they kindly made up the sofa bed for my friend. The shower water was hot quickly and powerful! WiFi was also really good. The bed was very comfy. Great value for money!

The only thing that could have improved our stay was to have soap and body wash available in the sink/shower.

the room was spacious. the view from the room was amazing. beds were comfy. hotel was quiet at night. one of the best hotels we have stayed in in blackpool. the location is great fir activities and the host pete was awesome really welcoming and friendly will definately be back and recommend

The staff were friendly and polite. Good location to the South of Blackpool. Good facilities in the room.

The shower was a bit of a pain to switch off, it has two settings. The kettle and the floor was a little dirty.

Comfortable room with a sea view. The owner was extremely pleasant and helpful. I have always wanted to visit Blackpool and have been recommended to come back for the illuminations and fireworks

Wonderfully located and lovely hosts!

Wonderful host, great location. Rooms are spacious, beds comfy and beautiful views. Perfect for kids who don't like long walks lol. Everything literally on the door step!

It's a little dated but it's blackpool! The kids would love a bigger TV. Simply because the rooms fit up to 6 people, we were a family of 5 and loved watching a film on an evening but difficult around a smaller telly. Not massively important though! Will 100% return:)

Great stay after being pleasure beach.great location

2nd time stayed here this time room 3.2 adult and 3 kids.so handy right on front across from south pier and tram stop cannot fault location.room spacious very clean and modern.we were at back of building this which I did prefer 1st stay had Seaview view which was great.but will return again soon and would definitely recommend families right beside wetherspoons and chippy aswell

View never had Seaview but we stayed with other family members and they got last Seaview room.
