Location was perfect...away from the hustle and bustle of old town ( within walking distance for two 77 year olds). We werew there during off season and it was very quiet and always with exceedingly kind attention from Anita. The breakfast (at the restaurant Mamma Mia) was good...from a set menu that was fine for breakfast.

The host was absolutely lovely! The villa is also really lovely and in a great location. We were there for our honeymoon. We felt for the price that the breakfast was really poor. We opted not to take the breakfast the last two days. The breakfast does not match the accommodation as per the majority of the reviews. We probably wouldn't stay again unless they can do something to improve the breakfast offering.
I think the villa needs to reconsider what to do about breakfast for guests! That was the only thing that lets it down.

Big rooms, quiet, nice veranda to sit out on.
Breakfast was at an Italian restaurant nearby. Both morning we felt ill after we left there. Both mornings he did not get our order right.

Parking is terribly expensive and hard to find in Dubrovnik, but this place has its own gated parking. The grounds behind the guesthouse are spacious and well kept up. Lots of character!
The breakfast was provided by vouchers to a nice restaurant called Mamma Mia a short distance away, easy walking. The bus runs every 10 min into Old Town Dubrovnik, so even though we had a car, because of parking, we took the bus.
It was a wonderful stay.
We were fortunate to be on the first floor, but those upstairs had no elevator as it's an historic building and they are not allowed to put one in. This might be hard on some.

This was a great base to explore Dubrovnik. The room in the house was great and keyless access works very well. The surrounding area has a range of restaurants and is very near Lapad beach. We used the bus to travel in and out of the old town - very handy and efficient, but also good to leave the biz and get some peace and the villa.
Breakfast was not of the standard of the rest of the experience - it's in a local pizza restaurant. I wonder if, as the Villa, is part of the Hotel More group, if this could be better.

V much peaceful haven. Really nice building, room very big, great balcony, quirky pool (great if only 2 people using it), lots of shade by pool, receptionist (Anita) extremely helpful, parking on-site. All in all, great.
Slightly disappointing that there were no breakfast facilities and we had to go down the road to a local restaurant (all included in the price of the room, so no extra charge incurred). Once we got used to the idea, it was not a problem at all - travel broadens the mind and all that.

Villa Filaus was spotless, comfortable and in an excellent location. The hostess was so kind and gave us a detailed map and many good recommendations. The use of More Hotel was the icing on the cake.

The location is a little hard to find. Parking inside the gates was great. The breakfast provide was a short pleasant walk. Best of all is the facility. What a beautiful villa with marvelous grounds. The interior is well appointed. The rooms are well done and Nespresso is great added touch. It was wonderful stay.

Anita was super helpful and friendly. The suite was very comfortable, with a large fridge. There is no restaurant on-site but breakfast was just a block or so away. The pool was small but nice. We had access to the companion hotel, More, but weren’t there long enough to check it out. Next time! Bus service to the Old City is very convenient.

Everything was exceptional, we loved the villa! Clean and huge rooms. Also the private parking area was so secure which was important for us! Anita is the most amazing and kind person we‘ve ever met. She helped us with everything and got us the best insider tips. We even extended our stay for 1 more night.

We stayed one night at Villa Filaus during our Balkan road trip. It’s a cute and very well maintained villa. The rooms are modern, very clean and spacious. The airco works very well and is silent. Something we believe is important since it’s so hot during the summer.
The garden is very cute and has a refreshing swimming pool.
Anita that works ( and maybe owns) at Villa Filaus is the best host you can ever dream of. She’s thoughtful, organised and very welcoming. Truly the heart of Villa Filaus.

Anita was an absolute legend! From arrival she was attentive and incredibly helpful. She had also read our special request as she provided us with a bottle of wine as it was our honeymoon. Room was spacious with a lovely balcony, it has air conditioning which was great. Location was great, it was 15 minutes into the Old Town and was situated next to the promenade which on one of the nights was hosting a concert- it was a great experience. Although the hotel is in a touristy area, it was incredibly silent. Car parking was easy and secluded. Breakfast was good too, even though you have to walk to a separate hotel.
It is expensive but we expected that due to the local area.

The room was amazing.. Large, nice relaxing colour scheme and It had everything from the tea and coffee maker to a small ironing board. Fridge, safe. Excellent quality towels and bathrobes.
The bathroom was very spacious and everything was exceptionally clean.
It was very well positioned to walk down to the Marina and the main area where the bars and restaurants were situated. It had a large, secure car park too.
The nearby number 6 bus took us straight into Dubrovnik old town for around 3 euro return on a 10 minute bus ride. We didn't use the car at all as it really wasn't necessary.
We booked last minute for 2 nights and arrived early evening but there was no one available to greet us which we would have preferred especially for the price of the room. However the instructions to enter the building and access the car park were easy to follow and a number was available to ring someone if necessary.
The garden area is large and unused .
With a little extra touches it could be a fabulous bonus to the excellent rooms.
The breakfast was sufficient and organised in a nearby hotel where you can sit near the pool to enjoy it.

We loved the location - quiet but very close to the promenade and the sea front with all the restaurants, and just a short Uber drive to the Old Town. The room was very spacious and squeaky clean, with balcony overlooking the beautiful garden. The manager, Anita was super friendly and attentive, and she took great care of us - thank you! :-) She even gifted us a fabulous bottle of wine when she found out we were celebrating our wedding anniversary, and she organised a late and stress-free check-out for us at no extra fee, for which we are very grateful!
There were 3 weaker points of our stay however: 1: Almost no storage space in the bathroom. There was only limited space on the sink, enough for the toothbrushes, soap and a cream tube or two. Where to put all the cosmetics, hair brushes, make up etc.? I ended up putting them in the entrance area, but it was very inconvenient. 2) Hair dryer. Very weak and uncomfortable to use. 3) The breakfast was served in a hotel nearby, and it was average, definitely not 4 stars.
Other than that, an amazing hotel in a traditional villa, comfortable bed, super friendly staff and a great location in Dubrovnik;-) Enjoy!

Apartment was great. Anita was the perfect host / building manager - so helpful and such a lovely lady. Lapad is a really nice location, with great restaurants / promenade / beach etc. Short bus ride into Dubrovnik (10 mins). Would definitely return to Villa Filaus.
The pool is small and donut shaped, not rectangular. But fine for kids and my son did use it to cool off on a few afternoons - so all good.

The receptionist, Anita, couldn't have been more helpful or obliging. We stayed in room 905. The room was clean, the bed was very comfortable. The bathroom was new and the water supply was good and hot. There was a hairdryer. There was a fridge, a kettle, cups, water glasses, tea bags, and coffee and sugar sachets. There was a safe and a cupboard with deep shelves and a hanging area with plenty of hangers. There are sockets at both sides of the bed, you need EU plugs. The air-conditioning was good. The room was quiet. The balcony had a table and chairs and overlooked the garden. The villa is a short walk away from excellent bus connections with the old city in one direction and the local beach in the other. There is a supermarket, pharmacy, bakery and cafes right there for everything you might need or have forgotten and many restaurants.
Minor niggles. I would have liked a couple more drawers, for example by the bed. It was wet when we stayed so a couple of hooks for damp coats by the door would have been great. There's no breakfast room here, we had vouchers for the nearest hotel. Which would have been absolutely fine, it was at the end of the garden, except the food wasn't that good, for example fried eggs that had obviously been cooked in a batch at 7am. Very little vegetarian choice. And, unlike anywhere else we went, the staff weren't very friendly. It may be that we were early in the season but it was disappointing. Anita did arrange an alternative for us when we made a reasonable, and polite complaint.
Finally the round pool was under repair, I'd have enjoyed a swim, however this villa is part of the Hotel More chain so you can use the pool there.
Lastly for one night only we had a VERY heavy footed person staying on the floor above us, the sound proofing from above could definitely be better.

Exeptional place in Dubrovnik, super friendly reception and fancy looking room. We had a great time at Villa Filaus, I can really recommend it for couples. They also have convinient parking and tasty breakfast.

Villa Filaus is a real Dubrovnik’s gem. Built in 1931 and freshly renovated, it is a convenient, modern and visually pleasing place to stay near Uvala Lapad beach. The area is surrounded by many restaurants and cafes, as well as walking promenades, some local shops and other facilities (we even visited yoga studio Weduyoga nearby that we highly recommend). Guests can use the facilities of Hotel More 5* (gym, beach, pools etc) that is located at a walking distance. Even coming at late October, we managed to swim in the sea every day as both air and water temperature was 21°C. Anita made our stay at Villa Filaus very welcoming, caring and exceptionally kind that was highly appreciated from our side.
A-la-carte breakfast is served at a restaurant just across the street. If staying for a longer period, you might be lacking some variety.
