If all you're looking for is a clean functional room in a great location with excellent Aircon, then this is the place for you. Just 15 min walk to Coleseum area. Great restaurants nearby Metro nearby Amazing value
As it's a guest house, if there's an issue there isn't anyone around, but they are at the end of the phone. I forgot how convenient it is to have a reception where you can ask questions, get recommendations. I'm sure that can be done by phone, but it's not the same for me Our room was small and in need of a bit of TLC, paint flaking badly in bathroom and door frame coming away from the wall. These are minor points really as it was such good value.

Great host, clean, easy to get to Metro, but also easy to walk to most attractions.
It’s a little hard to find at first, but not a big deal.

Good location in walking distance to many attractions, or close to public transport for those further away. Self check in instructions were amazing for our late-night check in. Staff were very friendly and helpful. Coffee machine in kitchenette made very nice coffees.
Towels were thin and hot water pressure was terrible, I think this is fairly normal for Europe though).

Nice building in a lovely neighborhood close to Circo Massimo.
Noisy as it is a recycled private apartment. Absolutely no water pressure. Impossible to take a real shower.
