Beautiful hotel, lovely decor, traditional with a modern feel to the rooms.
Our room was big, tea, coffee, hot chocolate, biscuits all provided and good quality toiletries too. Big fluffy towels and pillows and chocolates left on your pillow. Lovely extra touches.
Great oub a few doors down.
The breakfast was delicious wirh lots of choice.

Shower needs new sealant as it is grubby and mouldy, also I did not realise that breakfast was only continental , might be an idea to advertise that fact no cooked breakfast , not just for this hotel but for All Booking .com accommodation

Chris is a great host, the BnB is amazing and the rooms are charming. I would recommend you stay here as these amazing BnB’s are dying out and one day there, the will be non left.

The property was very clean and well loved with individually decorated rooms. The location was fabulous, directly opposite the top of Branksome Chine, leading down to the beach. The owner was truly helpful and considerate.

Chris the owner is such a lovely man and bent over backwards to make sure we had a comfortable stay. The staff were great and the place has a nice relaxed and classy atmosphere. Would stay here again 100%.

A friendly family run small but very comfortable hotel. Proprietor was helpful and when seeing that my wife was disabled immediately offered to switch our room from 1st floor to ground floor.
It was disappointing that although there was an excellent large cold buffet from which to choose, there was no option to have a hot cooked breakfast,

We overnighted at the Grovefield Manor as we had a meeting in Poole. It is a wonderful Victorian building with large, comfortable rooms located on a quiet road just a stone's throw from the beach. Car parking is available on site.
Evening meals were not offered, but Just a couple of doors down is a pub serving good food.
The patron and breakfast staff were friendly and helpful.
I was happy with breakfast, but my partner was disappointed that there was no cooked breakfast option. As there were only 3 people staying in early November I was not surprised. The breakfast time (to 9.30am) and check out time (10.30am) were rather early for a Sunday, not giving us much time for a walk on the beach before leaving. We were told we could leave our vehicles in the car park whilst having a walk but as we were on motorcycles we did not want to troop about in our motorcycling clothing.

Really homely feel to the hotel. Very quiet and comfortable. Everything thought about, from the water in the room and chocolates on the pillow. It was close to the beach and The local pub, The Inn on the park did an amazing Sunday lunch! Really pleasant owners, would definately stay again!

The house is beautiful and feel very welcoming. The staff are very nice and helpful. The hotel is easy to get to, in close proximity to both the beach and the town centre. If we go back we will definitely choose to stay here again.

Friendly, welcoming staff. Beautiful decor in this lovely old house. We had a basic room but it was spacious, comfortable and clean. In room extras excellent. The location was very good, only a few minutes walk from the beach. Lovely breakfast (continental only). Would definitely recommend and stay there again.
This is an old house, so just be aware the floors creak. Didn’t bother us though and the house is exceptionally well maintained. No faults at all.

This has to be the best in the area. We had such a warm welcome, even though late at night. We could find no fault whatsoever. A thoroughly traditional English gem.

This was, without doubt, the worst hospitality experience we have ever had. We made the mistake of booking this property with our two small children (ages 1 and 4), trusting we would be treated with basic respect and care. Instead, the owner told us to leave and refused to accommodate us — without even offering a refund at first.
Desperate, my husband returned to check in again (at least to use the toilet and possibly stay while I found somewhere safe for myself and the children), but the owner heartlessly kept the door shut for more than two hours while we were on the phone with Booking.com trying to resolve the situation.
During that time, I was left outside with my babies — crying, hungry, and with nowhere to go late at night. Everything around was already closed, and we had no other place to turn. Only after Booking.com confirmed they would process a refund did the owner finally appear, after 11pm. Instead of showing the slightest bit of compassion, his behaviour was appalling: he shouted, acted aggressively, and even slammed the door in our faces while our children stood there in tears.
To make matters worse, when my husband told him he was Turkish, the owner made an inappropriate and discriminatory remark, saying he could not make an exception for him because in the past he had allowed a Lebanese family and ‘they turned up at breakfast with kids.’ This type of xenophobic attitude is completely unacceptable and has no place in hospitality.
This person showed no empathy, no professionalism, and no humanity. We were forced to keep searching until nearly 1am before finally finding somewhere else to stay through Booking.com.
No guest — and certainly no family with young children — should ever be treated this way. I left feeling shocked, overwhelmed, unsafe, and deeply offended by his discriminatory behaviour. Please avoid this property at all costs.

The welcome we received upon arrival was excellent with lots of local information (restaurants etc) and a very charming host
We were in room 5 which is beautifully furnished and clean, however the bathroom is somewhat ‘compact’

Wonderful. Great location, near to beach, bars and ferry. Incredibly good continental breakfast. Manager is extremely helpful. Decor in rooms is great. Attention to detail including chocolate on pillow and good quality hot chocolate and biscuits in room.

Location was good, easy to get to the beach
Room was musky smelling (needed to be aired but assumed it hadn’t been used for a while) bed linen clearly wasn’t fresh and the owner said I could pay to get them laundered. I couldn’t use my patio area I’d paid for as seats were covered in cobwebs/garden debris. Although my bed was made daily dirty cups were not replaced and I had the same towels for 4 nights because I’d forgotten to take them off the radiator - never experienced this with any other hotel after travelling for some months now.
Mouldy raspberries were served at breakfast and I was clearly ignored by the owners daughter upon arrival for breakfast so I had to go and ask for some tea - clearly not happy I’d observed the sheets were not fresh and smelled musky. Owners very defensive even when approached in a gentle manner - very disappointing

We’ve stayed here twice and it never disappoints. It’s so good to stay somewhere where the owner obviously cares for the property and customers rather than a faceless chain. The older rooms are so beautiful and are worth paying the extra for. The breakfast was beautifully laid out, and had all we wanted to start the day. It’s just a shame we were only there for one night.
Apart from a few very minor things: creaky floor in the bathroom and a wobbly curtain tie-back there was nothing we disliked.

Well situated and clean
For a room that cost £165.00 on a B&B basis you would expect the shower to work and to have a cooked breakfast. The shower was inoperable and when I reported it on checking out was told that he would have the plumber look into it. No “Sorry about that” or any sort of a discount. The breakfast was advertised as a Buffet style breakfast not a Continental breakfast. Only on arriving for breakfast did we see a note on the table that said “We do not do a cooked Breakfast”. Would definitely NOT return nor recommend to anyone.

Excellent continental breakfast, very healthy and wholesome. Great location in quiet, up market road, good parking facilities.
Lovely spacious room (14) with excellent facilities but unable to open more than one window which made the atmosphere warm and stuffy. Really could do with a ceiling fan and windows that could be opened. Bathroom has excellent shower which is great but the sink area needs a light above for shaving and grooming purposes.

Location was excellent not even a 10 minute walk away from the beach. There was a bus stop right outside the hotel which takes you to most of the places, including Christchurch, which I recommend
