Reasonably central … The hotel was very clean and quiet during the stay. Bathrooms very clean and well equipped. The breakfast was plentiful and well prepared.
The staff throughout were excellent and friendly offering advice and answering all questions.
Taxis arrived within 2 or 3 mins of the receptionist ordering.
Apparently the building used to be a Maternity hospital and the place where Stuart Sutcliffe of early Beatles fame was born.
A very minor gripes for me were that the bed was too hard and the room too hot. But as I say minor issues.

The location of this property was great for the price. Very close to the major attractions and great restaurants. It is about a 15-20 min walk from the train to the airport. The staff was always friendly and cleaned the room daily. They have cribs available, which is a bonus! The bed was also really comfortable.
The bathroom could have used a fan. We arrived early, and they were able to store our bags. When we came back to check in and pick up our bags, they couldn't find them. They weren't put in the secure "bag area," but an unsecured hallway next to the front desk. I'm just happy they were still there!

The hotel was very comfortable, honestly everything we were hoping for and more. The staff was very kind and helpful. We arrived very early on the day in Edinburgh, we called the hotel to see if we could check in any earlier and they made arrangements for us so that we could. We are so thankful because it was very cold outside haha!

The beds were comfortable and linens were clean. The window was open.
The shower curtain was very moldy along the bottom. There was gunk in the showerhead. The towels weren't even folded well. I run a guesthouse so I try not to be overly critical but I do have some standards. A room should be welcoming.

The furnishing, the tiny little details i.e the scent at the reception, the heater, the hand lotion, above-average supplies of tea & coffee, the hair dryer - these are all added bonus that made me feel like I got more than I paid for. And of course the history behind the building, everything about this hotel is charming and unforgettable.

The bedroom was very tired. Paintwork scruffy. Cracked tiles in bathroom. Old fashioned shower that was difficult to turn on and off. Towel rail hanging off the wall and the extractor fan was not working and was dirty.

Hostess were always welcoming and helpful. The location of the hotel is ideal to connect to key parts of the city whether for tourism or business and it is near the university.
I didn't like the fact that room cleaning services in the rooms have odd schedules, either too early or too late. They left all the linings collected during the morning thrown out in the corridors almost all day. Thus, carpets were not very clean. I have to skip room cleaning several days during my 8 day stay because of that to the point that I have to run down to ask for additional tea bags since they didn't do it during cleaning. The hotel is pricey to have that sort of problem.

The room on the ground floor was just what I wanted to avoid a lot of walking in the hotel. The hotel's central location was excellent for getting to the Book Festival and several shows e.g. at the Lyceum. There was a big choice for continental breakfast. The staff were very helpful getting me taxis when I needed them.
I would have liked decaffeinated coffee and to have the croissants heated.

The hotel feels quite worn out and cleanliness could definitely be improved. The rooms are small, and in the top floor with slanted ceilings the sense of tightness is even worse, to the point where it’s hard to stand up straight. The value for money is very poor. Breakfast offers very little variety and hardly any fresh products.

The arcitecture of the building was very cute. The hotell was near the city centre, so we could walk pretty much everywere. The staff at the hotell was very nice.
The daily cleaning service was not very good. The teacups in our room were never switched out/cleaned, even though they clearly were used. And overall the cleanliness of the room was not that good, many stains everywere, and we also found a lot of dust bunnies on exposed areas on the carpet.
