【About "Miyaki-tei" 】
Located right next to Nijo Castle, this is a 100-year-old traditional Kyo-Machiya. Access from Kyoto Station is very smooth. You can experience the special daily life of Kyoto, such as taking a stroll around the quiet Nijo Castle in the morning just like a local.

• Private Entire House: A spacious space where you can use both the 1st and 2nd floors. Perfect for family or group trips.
• Traditional & Healing Space: Enjoy the atmosphere of Kyoto in a 100-year-old building with a Japanese garden on the 1st floor.

• Nijo-jo-mae Subway Station: Approx. 6-min walk

【 Check-in Time: 4:00 PM - 8:00 PM 】
☆In-Person Check-in (4:00 PM - 8:00 PM): As a rule, we meet you at the house. Please let us know your arrival time in advance.
・Self-Check-in (Only after 8:00 PM): Applies for late arrivals. If you expect to arrive after 8:00 PM, please inform us as soon as possible to receive instructions.
・Luggage Drop-off: Available after 11:30 AM before check-in (Please request in advance).
•For guests wishing to send luggage in advance:
As our house does not have a reception desk, we are unable to accept luggage deliveries prior to check-in. However, you may send your luggage if you arrange for it to be delivered after your scheduled check-in time and are present to receive it yourself.
Please also arrange the shipment of your luggage yourself at a nearby convenience store. If you are unsure how to fill out the shipping slip, we would be happy to assist you, so please feel free to ask.

【 Kyoto City Accommodation Tax 】
Notice: Accommodation tax has been updated for stays after March 1, 2026.
Important: Kyoto City accommodation tax is NOT included in the VRBO rental cost and must be paid separately in CASH upon check-in.
The tax amount is calculated per person, per night based on the room rate:
• Room rate under 6,000 JPY: 200 JPY per person/night
• Room rate between 6,000 JPY and 19,999 JPY: 400 JPY per person/night
• Room rate of 20,000 JPY or more: 1,000 JPY per person/night

We stayed with a family group of 8 ppl, 6 adults and 2 kids in both the lower and upper floor for a week. The older adults stayed in the western style bedrooms, the rest slept on the Tatami beds. There was enough space for all of us, and we used both kitchens. The upper floor has a steep staircase that is not suitable for walking impaired ppl, but downstairs worked fine for them. We stayed in hot and humid June and the AC worked great. We had a minor issue but the management was very responsive and fixed it promptly. The house is obviously old and traditional but inside has modern kitchen and bathrooms. The house is centrally located with lots of public transit around. There are many small restaurants and shops in this area, but the street the house is on is pretty quiet. We walked to several shopping areas (covered Sanjo-dori and Nishiki market, great for rainy days). Even walking over to Gion is not very far. Attractions like Nijo castle and the Imperial palace are close. There are two great bakeries around the corner that we frequented almost everyday. We also stayed 1 night in a hotel in Kyoto and preferred the house for more space and the cute neighborhood.

This is a lovely home in a very convenient location. The street is very quiet, the beds are comfortable and the inner garden is beautiful and peaceful.

This is my second stay at this lovely property, with it's a delightful combination of modern and historic features. This property is wonderful for large groups, with both gathering spaces and privacy for quiet time.

Everything about our stay in Kyoto was wonderful. The house has surprisingly excellent sound dampening- even though there were 11 of us, we had all of the privacy as well as community time that we needed. The location was close to the Market, the palace and Nijo castle. It was also perfectly located to catch the subway. I would stay here again and again.
