I think we mostly liked the facilities in the apartment. We'd been travelling all day so it was nice to get there and be able to make a bit of food without having to worry about going out it find anything. Our son really enjoyed the TV as well! I found the normal bed a bit too firm for my liking but that's probably just me. Our son said the sofa bed was really comfy and it was pretty huge - he really enjoyed having it all to himself. The location was pretty good and it was very handy having a Tesco a stone's throw away. Bus stop wasn't too far away but we didn't find the buses made it any easier or cheaper to get around so we just ended up using our car to go into town and parked there.
The window was broken and there was a really worn patch in the carpet where people have likely been hanging out the window to smoke. The street right out front was littered with cigarette butts and empty alcohol containers. We moved the sofa to find something we dropped and there was a baby toy and a dirty sock from some previous guests. Oh also the main bed seemed to be one kid-bounce away from completely collapsing. The bottom leg was really wonky so my husband tried to straighten it because it looked like it was coming right off. He looked under the bed and noticed one of the legs at the top was in a similar state. So we felt we had to be really careful getting in and out of bed or turning over!

Bed. It was a sofa bed which was a bit misleading. As in the photos it looked like a sofa and then a bed. Duvet was very small.

Great location and good value for money. The place had so many great facilities, was very clean and we were given all of the information we may need
The other people staying at the property were so incredibly loud. They woke us three times throughout the night pounding through the corridor shouting and laughing at the top of their lungs at all hours of the morning. Then in the morning, they set off the smoke alarm at 8.30. It was still going off at 10am so we checked out early.

As a "luxury" apartment, it was everything
but. The accommodation was a glorified storage room that didn't have a window.
There was nowhere to heat food, let alone cook. There was knifes, forks n spoons but no plates or bowls. The bed was a pull out, that we had to make ourselves. When the bed was set up there was hardly any space. There was a stained tea towel. The sink in the bathroom was not clean.

Very comfortable and cosy! It had everything we could possibly need. The bed was very comfortable and we really enjoyed our stay. Communication and the information provided was very helpful.
Heating wouldn't work despite following instructions. Luckily we were still warm enough.
Water pressure in the shower wasn't the best.
The apartment is directly over a noisy pub, which we only found out on the Saturday night! If you're a light or early sleeper bring ear plugs!

Huge apartment, perfect for a family of five with lots of space for our young children. Amazing host who got the room ready early for us. Great communication and easy access.
The bunk bed room would be even better with a door of some sort instead of sneaking past the curtain to get to the bathroom/main bedroom/door when the children were in bed.

It is small but perfectly formed. Everything you need is provided and there are extra supplies just outside of the room. The location is great, walking distance to the city centre. There is information for you to read to make your stay better

The owners Russel and Catrina keep us updated on our booking and the instructions to how to get there and how to use the door entry system was really easy to follow.
Very good quiet location and over looked some really cool painted on Egyptian hieroglyphics and was only a 5 minute drive from Edinburgh centre and playhouse.
The door security entry was really clever and made us feel really secure.
The apartment was really finished to a high standard and the beds were very comfy and furnished with teas and coffees etc.
Would definitely stay there again if we stayed in Edinburgh again as it was very reasonably priced for being so close to Edinburgh centre
There could of been a strip LED light under the sill of the step (between the kitchen and lounge, so you can see it in the dark.

Very clean property
(26th - 28th September 2025) I made the booking based on what it stated on the description, two single and one double bed only to arrive and find it just had the double with a sofa bed and fusion packed away. After emailing the property on the day, they stated the room was ‘upgraded’ at the last minute due to previous complaints about the single beds. As appreciated as this was, I should have been informed about this before arriving to give me the choice of proceeding with the booking or to look elsewhere with a free refund. My brother and I are over 6ft with longstanding back issues so we had to take it in turns to sleep on the sofa bed/fusion with one of us on the double bed, this was not fair and not what we paid for. Being told in the email this new set-up can now fit five people was irrelevant as the booking was only for two anyway so it was very frustrating, especially after a long travel there. We should have been offered at least a partial refund for the last minute inconvience. It’s a shame as the property is nicely set up apart from this, just let customers know of changes as soon as it happens.

Thoughtful and modern facilities, big window with two opening settings which worked fully, spacious bathroom, immaculately clean. Excellent bed and very large sofa bed which was very easy to open and set up. Tasteful yet neutral decor. Lots of power sockets and extension leads x 2, international charging adopter, etc…. Just place we have stayed in Edinburgh. Street parking in front.
Could hear loud thuds from various directions, loud social club underneath until late at night, slight drainage smell from second night in the bathroom (first night was fine as we could only smell bleach which assured the proper sanitisation prior to our check-in).

Good location. 6 minute taxi ride from station. 30 min or less walk or short bus ride to all of Edinburghs attractions. Lovely apartment with all facilities and equipment for a short stay. Precise and timely communication with owners. We would recommend to others or stay again if in Edinburgh again.
Shower in the bath. Would have preferred walk in shower. Smoke from smokers outside club next door coming through our only window at the front.

The stay was great! Perfect value for money, easy to get into and very comfortable for us. Had everything we needed within our apartment and was a great size for three adults.

This tiny,nice apartments are an excellent compromise between the big hotel fares located in the city centre and his position pretty far from Old town (30 min circa by foot).
The neighborhood is calm and safe and our room (apartment 4) despite the little space available,was perfectly clean and organizated.
If I came back to Edinburgh surely i will choose Beaverhall again.

Had no access to the property as we were not given a fob. Tried calling and making noise but no one came to our aid and we were literally stranded on the street. Now they are saying we damaged the door even though we made sure we did not. The door was in perfect condition. I just wanted a refund. The stay was the worst I’ve ever experienced

Clean,close to amenities and lovely hosts. It felt like a home away from home after spending the day out and about in the beautiful city. Room was as advertised and had wifi and Netflix . Hosts responded to emails quickly to arrange access on arrival and easy checking out.

It’s s very clean flat. All facilities are available. There is a bus goes to the city centre and the case. There are playing next to it. Additionally, Tesco and Aldi are to close. It takes two minute’s walking . Ice cream shop, costa and takeaway are close as well.
