Room had shutter blinds that let a lot of light in at night and room was located next to main entrance which means can here propel coming and going at all hours and you can here noises from rooms above , need to invest in better flooring .

Essentially all fine and excellent value for money

Door rattles in frame every time the front door was open or closed, which went on too late. I suggest using a rubber seal to absorb this.

Bed was uncomfortable, no air in room wad very hot night. I suggest adding a foam topper to mattress. Television was way too small to be used.

A comfortable stay, at a reasonable price for Summer in Cornwall

Property was well located, close enough to walk into Falmouth and to the beaches. On a main road and easy to find. Plenty of parking available. Room was clean, we had private bathrooms, good size rooms with table, chair and bedside table. Tea/coffee & kettle in the room, a TV was there but it didn’t work (no signal), fridge freezer was handy. Plenty of storage space. Sockets have USB’s which was great as I’d forgotten my plug! Could feel the springs in the bed, but it wasn’t uncomfortable. Nice clean linen and good towels provided. Didn’t use the communal kitchen so can’t comment on that. Good communication from hosts, good response times.

The rooms are a lot more ‘basic’ than they look in the photos. Certainly our two rooms didn’t have the soft furnishings and rugs shown in the photos. Not a problem necessarily but not a true representation. You can hear everything in the rooms; doors opening & closing, someone in another room was having a ‘heated’ conversation on the phone which I could hear. People walking above. Creaky floors don’t help. To enter the building & your room you have a personal code to enter on a keypad at the main entrance and at your door. This is fine in principle, however I did not like the fact there was no lock inside the room. I’m sure it’s a very safe place, however I would have liked to be able to lock my room from inside at night.

Comfortable for 3 nights, would stay again

The house had everything I needed including a hairdryer which I appreciated. The room was a good size, mobile check in was smoothness. It is a 25-30 minute walk slightly uphill from the centre of town back to the house. It’s not a problem but if you don’t use a car it’s good to bear that in mind :)

Dirty, uncomfortable, poor quality bed.

Paid for two nights but after looking at the room/facilities we decided not to stay. The outside looks lovely and good for Falmouth. Unfortunately it went down hill from there. The photos on the website look totally different to what they are. Either the photos were taken when it was brand new or they were staged to entice customers. There were no matching rugs, bed blankets. colourful cushions, large plants. Our room ( room 2) looked like an old office. Cork tiles on wall ex notice board. Dirty flooring, walls and skirting boards. Knocked and damaged. The mattress was more like a topper about an inch and a half thick. Broken blinds. On checking the kitchen facilities we noticed an external door open. I'd be concerned about security. The bathroom shower was out of order ( no hot water) I've now had time to look at the reviews and it seems this is an ongoing issue. Lots of road noise. Yes, it's cheap but the standards should still be to a good level. We drove 300 miles home rather than staying. I messaged and rang the office but I couldn't get hold of any one. I eventually got a reply the following day. They said all our rooms are shown on the website along with measurements. As I said they didn't reflect what was offered to us. If you're on a budget and want to be close to Falmouth and don't kind the above issues then I hope you enjoy you stay. July 2025.

Noise from other people coming in and out banging doors etc! Room was on ground floor next to main entrance. Room was warm and if you left the windows open at night for fresh air you have the street outside!

Disappointing considering the cost

Location was perfect but that was it

Had the room right next to front door which constantly banged all night with other guests, also people stood outside smoking and vaping. No hot water for a shower and pleased I was only there for 3 days so was able to use swimming pool elsewhere to remain clean! Wouldn’t use again

Convenient location & access

Great location! Room was as expected, quite nice, smelled lovely and fresh! Very comfy bed, tv perfect for children. Access in and out was very straight-forward and super convenient that you can check in any time, as we arrived about 2 hours later than expected. Would book again!!

The water wasn't quite hot enough for a shower, but that could've been user error. I'd book again and hopefully figure it out easier 😅 Also parking can be a bit of a juggling if it's busy, but can find on street parking in the area easily enough.

great location and price

the rooms were on fire and there was a very scary fight between a drunken couple the night before I left, which was very triggering and distressing. With no one on staff, there was no one to ask for help and it wasn't safe to intervene myself, obviously.

Lack of a working accessible bathroom spoiled our stay.

Room was clean and well equipped. Communal lounge and kitchen was large with lots of facilities. Access to town centre is easy.

Room was small as a double with bed against the wall and there was no space to hang anything. My big issue is the fact that there are only two bathrooms shared between the bedrooms that are not ensuite. To make matters worse, there was no hot water in the shower on my floor and the toilet wasn't working properly.

Stay was fine, although there were frustrations with our room that could be easily remedied.

The room was clean, and the house itself was a good property, with a well equipped kitchen. Liked having a hair dryer and nice white towels. Good amount of tea & coffee provided. Easy checking in.

Worst was the soft bed, I really struggled to sleep 4 nights on that mattress. Not having a hanging rail and some coat hangers for a 4 day stay was incredibly frustrating. No where to put a glass of water and my phone when sleeping on the wall side of the bed was also annoying. This could easily be solved with a small narrow shelf with a lip. The shower rail falls apart when you need to move the shower head. The bathroom really needs another shelf for products. The tap was constantly dripping. I hurt my foot on the door stop which is badly placed.

Frightening and sleepless!

It seemed more like a hostel / halfway house than accommodation for a professional travelling for work. It was very noisy - traffic from the road was constant and there were lots of people coming and going from the property and car park throughout the night. It was very noisy in the room I’d been allocated which was above the main entrance and on a floor with 4 rooms using the shared bathroom which obviously I found to be incredibly noisy and disruptive as I struggled to sleep due to several doors banging and cars coming in and out of the car park all night long, for why I do not know. It was not at all sound proof! The room decor was also not as the advertised images portrayed. I definitely will not be recommending this property for all those reasons. Aswell as the fact that there is also an ex-offender living in the building at present whom I met in the shared kitchen space and of which has been living there for the past 2mths apparently. Which made me feel very uncomfortable and somewhat threatened.

Walls were too thin, guests banging doors made everything shake. Although we were aware it was a self-clean accomodation, other visitors were not as "considerate" about this.

Get what you pay for

Great location and easy check in. Good fascilities on site too as well as great decor. This is very much a "get what you pay for" stay, and if you understand the potential issues, then I'm sure you'll be fine.

It was very loud, from the road noise to the sound of other guests walking around, I found it very difficult to get a full night's sleep. This was due to the floor boards creaking as well as thin walls and doors. The bed was also very uncomfortable, and I struggle without a full length mirror in my room
