Location is perfect for buses, and of course the b and b is on the promenade. The two rooms I booked looked like they had been freshly decorated, and as single rooms were plenty big enough.
Whilst breakfast was good, the server lacked experience in table service and things were not quite coordinated.
Property looked like work in progress but despite that I was very happy with my stay.

Adam was very nice and helpful when we got there the staff we met was also very nice and the breakfast was very good and plenty of it if you wish we would stay there again

Breakfast was limited, just cooked & cereal, no fruit or yogurt, no written menu. Had to ask for things most mornings. The outside was tatty, in need of repair, no garden, reminded me of how a Hostel might look inside. This property was in no way a 4* B&B more like 2-3*. Our breakfast was booked every day for 9am, but Sun 14th at 8.55am there was'nt a soul to be found so we made a phone call & were told they were on their way !!!! Not good. There was no fire safety information in the room which we thought was strange. Would like to know when the property was last inspected.
