The location is good. The room was adequate.
1. Bathroom was fine - if you like showers that are barely tepid. We were unable to shower in the morning because the water wasn't hot. There was nobody in the pub to speak to about this, either at the time or when we left shortly afterwards. 2. I would like to have been informed in advance that access to the room is via a very steep staircase. My husband is 87 and found this difficult.

Spotlessly clean, very comfortable, well equipped, good bathroom. Ample tea/ coffee making facilities. Bottled water, & mini toiletries. Great attention to detail
The only thing to be aware of, is that there are very steep, narrow stairs to the room. Probably would not be suitable for anyone with very reduced mobility. BEI g elderly, I found it only just manageable with help from my grandson. No clear directions on how to check out. Just posted keys through pub door

Really clean and tidy. Lovely decor. Friendly staff. Great little pub, close to all the amenities. Can't fault it really - no sugar sachets for my coffee in morning, but that's good for me.

The restaurant food was excellent. Shame about the total lack of breakfast in our Bed & Breakfast stay.
It is an old property and the stairs up to the bedroom are not for the faint hearted. They are very steep and uneven. It is what you'd expect from an old inn but this was not made clear by Booking.com Just poor communication I guess.
The B&B entrance has a large sign on the outside door with states 'Bed and Breakfast Entrance'. But Booking.com don't make clear that there is no one available in the morning to make or serve breakfast and so breakfast is not included. A 'bed only' accommodation. It would have been ok had we known. Lack of fairly basic information by Booking.com. I'll try to avoid them in future and go Booking.direct

Lovely location. Good access to walks, the Quay and other parts of Lower Wivenhoe. Decor tastefully done and in keeping with the historic building. Staff had left additional beverage supplies for our 4 day stay and directed us to additional towels. Food available downstairs. Not currently offering breakfast but there are a number of options within easy walking distance. Very helpful staff.
The property was fine for the members of our family staying there but the stairs up to the rooms are steep with a deep tread (as might be expected for the age of the building) and would prove a challenge for those with impaired mobility.

No handle on bathroom door was a little strange, nowhere to secure bicycles, there was a bike post but there was a lot of rubbish piled around. Food menu is limited for evening meals but the breakfast made up for it and there are other restaurants near by.

The bed was very comfortable, our 2 year old slept better than he does at home as did we. Dinner was lovely and the staff were very accommodating when our table of 3 turned into a table of 6 at the last minute. So helpful when I realized I'd forgotten milk for the baby's bottle, breakfast was delicious overall we really had a great stay.
The stairs up to the room were difficult with bags and a toddler but that's the character of the old building, there was obviously noise from the bar it didn't worry us too much but something to consider if you're a light sleeper and want to sleep before 11.

Characterful room in a very characterful pub, close to the beautiful Colne Estuary. The room has lots of lovely beams, decor is very fresh, and the 6ft bed and bedding all superbly comfortable. Bathroom plain but spotless. Breakfast was tasty and very well-cooked. The staff were all friendly and chatty, including the new pub owner. They even had ginger wine behind the bar - a rarity these days!

The room was spacious and comfortable. Although a few more hooks in the bathroom would be useful for hanging wash bags, but the room was well equipped in general. We loved they had a band play on the Saturday night but we were happy that they didn’t play late, as we had to be up early. We had family things to attend to but our time at the pub was pleasant.
On the Friday night we had dinner at the pub. Atmosphere was great but the fish was slightly undercooked and the cream brûlée was runny! On the Saturday morning to our surprise a young boy greeted us at breakfast. He tried his best to be a host, but he had no idea how to make a coffee. Instead of admitting it (an instant would have been better than nothing) he served us cold coffees. The breakfast room didn’t have blinds on the east side so it was hot and blinding. However the cereals were also in full sun & they were stale. Luckily the cooked breakfast was pretty tasty so we laughed it off. The boy has great potential but maybe get a machine in that makes coffees such as latte, cappuccino etc so it’s easy for any staff on their own. ;-) The only other thing was. According to Booking.com checkout was 8-10am. But we tried to find someone at 9.35am to pay our bill, but no one was there. They had to call me in the end.
