The property was lovely and met our needs and more. The hosts were amazing - so friendly and took the time and care to go out of their way to make sure we had the most wonderful stay. The little extras - like a pint of milk waiting in the fridge, and some fresh eggs from the chickens to take home, all made a difference. We felt so welcomed and will definitely be returning. Lovely location, and facilities were spot on.

Perfect , peaceful restful stay

I have stayed at this property 6 years ago, and liked it then and still enjoyed staying here. It is the perfect size and is quiet but also close to Barnstaple for shopping and food and drink. Plus having tarka trail on doorstep is also great. The hosts were helpful in anyway needed.

Location close to the Altantic Highway to get about all over North Devon. Great space and access to gardens which includes chicken, super cuddly goats and other animals. Host is welcoming and full of useful tips and restaurant recommendations

Minor points - Being close to the main road was slightly noisier than expected for such an idyllic barn If you have a wide car you may want to check with the host first it can get down the last part of the lane

Fantastic place.

Fantastic location for walks and days out. The property grounds are lovely to sit and relax by your own private fishing lake. Extending our stay , we enjoyed the holiday that much. I would highly recommend it. The owners were available when needed and were such lovely and helpful hosts. Always available if needed.

A lovely week in Little Barn

The owners were so helpful and made us feel right at home . The gardens and lake are stunning and the little barn was so cute and comfy. It was our one year old Jack Russells first holiday and he was a little yappy when he first met the 3 beautiful resident dogs , but the owners were patient and let him meet them through the week and by the end they got along well.

Beautiful riverside stay in Barnstaple.

The location of this property is just awesome. a 15 minute walk down the riverside to the town. The grounds are lovely - including a lake, farm animals and a converted barn. The apartment was fully equipped and comfortable. Two lovely hosts (Gus and Claire) who were extremely helpful and generous. I fished in the little lake which has many roach and several grass carp. Saw my first live Kingfisher while fishing one morning. Lots of other wildlife on view. Highly recommend staying here. I was blown away.

Gem of a place

We have just left this gem of a place. Where to start! The property and grounds are stunning, the hosts are exceptionally friendly, and the dogs are beautiful. The barn is so comfortable and quiet. It is so convenient for lovely walks and close to everything you could want or need. I love the private courtyard with our dog, and we could walk the grounds and lake. I would not hesitate to book here again if it is available

I found it hard to come to terms with the up-side-down layout - bedroom and bathroom on ground floor and kitchen and living room on first floor. However, I could see the logic - to admire the views from the first floor windows.

We wanted a family break in a relaxing natural environment and we got exactly that.

We were given the freedom of the beautiful grounds. Our home was completely private yet the owners lived next door if we needed anything. I read the reviews which were very possitive but the place was even better. The owners have put so much love and consideration into the property that we felt immediately at home and relaxed on entering. Their, gorgeous cat kept us company in the evenings and their other animals added to our overall experience. Our children used the paddleboard on the lovely pond to add to our pleasure.

Nothing really as everything exceeded expectations. Really wanted to stay longer. Deffinately will return.

Angus and Claire were so lovely, helpful and engaging throughout. The whole set-up is geared to relaxation whether on your own or using the shared areas. Little barn was perfect for us.

The location, the people, the air and the walking distances from property to town/shops. It was easy to find the shops. You could go for a walk by the river. I saw a seal 100% 10 out of 10 experience.....YES!

The cottage is lovely and comfortable and although small has been very thoughtfully laid out to utilise the space. The hosts are incredibly friendly, welcoming and accommodating. Location is great with a feel of being in the countryside but only a short easy stroll from Barnstaple.

Great place and perfect location for exploring Tarka Trail and local eateries.

Location was perfect for both easy access to the Tarka Trail and a 20 minute walk into Barnstaple. Decor was clean and bright with everything needed for a relaxing break. The small courtyard garden was lovely but due to the glorious summer of 2023 we were unable to fully utilise it’s charms.

Lovely accommodation

Super cozy and comfy. Don’t be deceived by the pictures, it’s actually rather spacious and has everything you’ll need to spend a few days. The bbq in the patio was a bonus too! Angus was super friendly and showed us around when we checked in. Will definitely be coming back!

Great Stay Great Hosts

Hosts were brilliant, they messaged us with directions to make sure we would find our accommodation ok. Then when we met them they were super welcoming giving us plenty of suggestions for places to visit. The grounds are a lovely setting. You can sit out in the evening and enjoy the sunset. Location is great for getting into Barnstaple and visiting the local area.

The access to the farm is very narrow. We live in a bungalow and the stairs were a shock to the system. I am gangly and like to have a top sheet under the duvet to keep my feet warm.

location great, out of town but close enough to walk in to centre. Lovely building, great to have full kitchen and nice living space.

Very little, don't think heating has been used for a while as sounds like system needs bleeding, so a little bit noisey at times and we had to make bed ourselves , we had to put fitted sheet on, as had been forgotten. But no biggy, we really liked place and would stay again.

This compact cottage was perfect for two adults and a dog. Fantastic garden with lake that our spaniel loved. Easy to find location with good local walks and close to beaches, pubs and restaurants etc. Highly recommended

Angus & Clare were the most loveliest hosts you could wish to meet and the gardens were great.

We did struggle a little with the stairs and we feel a hand rail would have made us feel safer but we are in our seventies.

The apartment was very convenient, very nicely decorated, clean, and everything was properly functioning. The surroundings were beautiful, including a small private lake. The hosts were very nice and helpful, and the location was 15 minutes walk by the river to Barnstaple center. The beds were very comfortable, and there were plenty of hot water all day long.

Nothing. Everything was perfect. The way to the apartment was scary, via steep narrow road. But there is a plenty of parking 5 minutes walking from the apartment, so this wasn't an issue.
