We loved the convenient location and the very clean general neighborhood around the flat, especially the plazas and canals. The flat was very well-equipped with all we needed, clean, and roomy. Paola was extremely responsive to questions. Some visitors have complained about taking out the trash, but honestly, it was not a big deal--you just take a morning walk about 7 minutes to a trash boat on one of the nearby canals. Everyone else is doing it, too. Although the specific alley to the flat is a bit dingy (some random graffiti out of character for the neighborhood), it is really just a centuries-old alley, a quiet residential street for locals, and a
nice place to stay. We were a family of 5 with young children and felt safe.
It would be helpful to provide a way for guests to navigate the puddle of high water that can appear at the entry to the alley in winter (we visited in January). We do not all travel with rubber boots, so maybe some disposable shoe covers? A short raised sidewalk?

Thank you David for the information which you sent before our stay - very clear information about transport from the airport. Also for the restaurant recommendations and especially for the Prosecco and biscuits which were a life saver as our flight was delayed and we arrived late and too tired to go to find sustenance! The flat is delightful - really well appointed and comfortable - location is brilliant - we used the Accademia stop on the Grand Canal

The apartment location was within 10minutes walk to St Marks sq, plus it was 5 minutes walk to the near ferry pier. You can get the orange ferry from and to the airport .
The apartment was large, comfortable and well furnished .
The bathrooms were good, and kitchen facilities good.
The apartment manager met us to hand over the keys and show us around, and gave us local information on Venice, and was available by text message for any help.
The apartment location is down a side street, so is quiet.
There is a cafe for breakfast coffee and croissant within 2-3 minutes walk

Fabulous location overlooking a canal and an easy walk to Piazza San Marco. Apartment had lots of character, was comfortable, and had pretty much everything we needed for our stay. The little balcony was a nice spot to sit for breakfast or an afternoon drink.
Only minor things - the towels were very thin, and there was no shampoo/conditioner.
