Good location, but nothing like the pictures

The location is great, and the manager is very nice. Everything was clean.

The rooms look nothing like they do in the pictures. Lots of nails sticking out of the walls, doesn't look well maintained.. Also the walls are very thin and you hear everything of the other guests. Bathrooms clean but very small. The kitchen was locked at night and was supposed to be opened at 8 AM, but it never opened before we left at 10 AM, so was a bit useless to have it.

BED BUGS - AVOID AT ALL COST

The place is filled with bed bugs. I stayed in room n°6 and got bitten multiple times. I captured a bug and kept it as evidence to make sure the management would take it seriously, and signaled it by phone and email with photo after leaving the room early. I never got an answer. When I finally managed to have someone on the phone they ignored my problem. They will neither clean nor refund. If you look for other comments mentioning bed bugs, you will see this is a structural problem that they don't take seriously. Avoid at all cost if you do not want to get bitten and bring bugs in your luggage.

Lovely place to stay friendly staff.

Derek (the manager) was super helpful. The room was quiet and view was cute.

As the room was in a shared apartment the other guests were a bit 😳 when it came to sharing the bathroom facilities. But there is no accounting for other people.

Great location, really comfortable bed, clear instructions on how to access. Relatively basic, but very nice.

With it being a shared bathroom, it would be nice if a bath robe was supplied, for late night visit to the toilet. And the shower cubicle is quite small.

I loved the town. It was very easy to get to the apartment by bus.

It's in a great location. Also, it is next to a supermarket, super convenient.

I am covered with bed bug bites from this property. I saw a bug in the bed. Over the next couple of days I noticed red bumps that were itchy. I have had it confirmed that it was caused by bed bugs.

Bed Bugs!! How can I lodge a complaint. I would luke my money refunded.

Super convenient and comfortable apartment

We stayed at a very spacious apartment no 3 for just one night for Uni open day. Even though the hallway was quite dark and gloomy the apartments are very bright and fragrant. I shared the room with my daughter and her friend and we all found the beds very comfy. The kitchen is fully equipped and there is a kettle/mugs/tea and coffee in the room plus complimentary water in the communal area. The bathrooms were very clean and hygienic. And all other guest really friendly. Our room had wooden shutters which blocked the street noise (there was a storm on the days we started in Edinburgh) and the light. The apartment is within a short walk of a number of buses which can take you to either city centre / Royal Mile / the castle or uni campus. Derek was very helpful and put the heating on so all our wet clothes dried overnight. Overall a very comfortable stay. Thank you.

A quiet haven in a busy area.

The home away from home feel, the big room, the comfy bed and bedding, shutters to keep the bright lights out, the location with loads of amenities, a decent kettle for once!

It feels like two bathrooms is not quite enough. One more WC would probably suffice as whilst i don’t mind waiting to shower, it can be frustrating if someone’s showering and you need to pee! If I had been with my partner, I’d have been in trouble for booking somewhere without a TV, but I was fine with that. I liked the peace and quiet.

Thin Windows no black-out curtain, rest is perfect

We spent one night in a différent room, bigger and very nice. Beds are ok.

No black-out curtains or anything good enough to mâle the room dark. So you are avaient early due to the Light and the sound bécasse of the thin Windows. So depending on the room the night experience May differ. Was not a big deal for one night, but was happy to spend main part of our trip in our previous room :)).

Nice place, very practical and not far from dowtown

Kitchen is well equiped was nice to take breakfast an Cook some meals in the evening. This Room in the back of the building was big enough, beds are ok, no sound quite calm. Shutter and black-out curtains. Shower and toilet are comment, but it is ok and proper. We spent a very good stay and Dereck the manager is kind and vers helpful. Many thanks to him.

Avoid this place

There is nothing to like about this property. Maybe the location but there is still a 1.5km walk to the main street.

This was probably the worst place I ever stayed in: - they do not clearly state that it is a room within a 6 room apartmant sharing 2 bathrooms - hard to find the abthroom free in the morning or evening - everything in this place is destroyed and fixed with duct tape - Derek (the "manager") is always spying/hunting the guests - Wi-Fi almost never works - the property does not respond to messages on Booking

Amazing, very clean place to visit Edinburgh. Touristic Highlights in walking distance

Derek was amazing, helpful und kind. Thanks a lot. The room was very clean an pretty new. We have been worried because of one bad review about room 6, the one we stayed in. But there was nothing to complain about. Bathrooms have been cleaned every day. The kitchen was well equipped and tidy. Great stay, we will be back.

Rooms are in the second floor with a narrow stairs, so be aware that you have to carry your luggage upstairs.

Very pleased. Accommodating staff, would stay again

Modern rooms, extremely accommodating, the manager Derek was very friendly and hospitable, the kitchen was well stocked and maintained. Our room was clean, comfortable and stylish. Traveled as a group of 3, would definitely stay again. Cafe and sainsburys only a minute walk away, plenty of transport, was able to extend the check out time to 12pm for £10 per hour, staff were very helpful, thanks.

Spacious room in the central location close to shops, parks, university and town centre,

Room was basic, but very spacious with lovely large window. Kitchen was well equipped and the owner was very thoughtful about leaving bottles of water at night time in a separate fridge/freezer in the communal area. There were 2 modern shower rooms between 6 rooms which was sufficient.

Dirty cups and spoons in the room- but there was a kitchen with clean tableware and cutlery so this wasn't an issue.. Room was very stuffy and warn but the window could not be opened (sealed for safety?).

Very great price-value ratio close to the city center!

The kitchem and the bathrooms had everything what needed. Actually there are two bathrooms! There is a small fridge in the central room wich is refilled with free bottled waters every afternoon, because the kitched is closed in the late night. In summary, we had a great time there and would go back!

The street was very loud until 22 pm, even with closed windows. If there are loud, uncivilized turkish or arab families with kids in the next room you gonna have hard time sleeping because you will hear everything. The wifi is very unstable in the room nr. 2. (i dont know about the others) If you need a tax invoice you will also have a bit hard time, we provided every infos but the manager still screwed up, even with the correction its still bad but nevermind.

They wanted to charge 7 pounds for each bag x hour to save them two hours. They gave "water for free". All smelled like lollipop candy. Not satisfied at all

We knew it was a shared toilet/shower but only 2 between 6 rooms with a minimum of 2 pwe room, was touch and go in the morning waiting outside for 45 minutes with a full bladder+++. A suggestion, attach a polite notice asking guests to vacate the shower room asap after the shower and return to rooms to pamper No TV Dark hallway and stairs

Cozy good for a night or two

The room was clean and comfortable. I liked that the WiFi was free and worked great! I also like that there was a shared kitchen area so you had access to a microwave and eating utilities.

I didn't like the bathroom the heating was really high making it feel really stuffy and unpleasant. Also felt that the charge of £30 for an extra bed is a bit unnecessary as it isn't even a real bed and your all in the same room as well as the bed being quite noisy.

Adequate for an overnight stay.

The location is very close to Arthur's Seat which was one of our planned hikes. The location is also an acceptable walk from Edinburgh Castle and the Royal mile.

We could hear all of the traffic through the windows. The blinds were broken. The property manage/owner requested a copy of my identification and date of birth - I don't see any reason why that's necessary to provide check-in instructions.

Great location, basic facilities, and shower very cold.

It was easy access to walk to places

The narrow 2 floors of stairs were hard with heavy suitcases & we weren’t warned when booking. The shower/toilet facilities were a bit dingy, but shower impossible - mostly freezing unless you turned heat to rip level & then it was scalding. 2 of the 5 of us had cold showers in desperation.
