In a poor condition and we would not recommend.

The property is in need of redecoration, it smelt as if damp, the pictures did not reflect the current condition. Although the property is called Park House on the site, it is actually no 11 of a terrace row with this property being the only one without bars at the windows and doors. We were only 3 people, there were beds for 6, settee sat 3 and there was a table and 2 chairs. There were 3 mugs, no washing up bowl and no plug for the sink. If 6 or 7 people stopped here it would not be possible to all sit down comfortably.

Good value for money with facilities we needed.

It could have been clearer. The sofa was grotty and had stains and food on it. It also smelt badly of smoke when we arrived and some of the windows were broken or stuck so we could not open them.

Good budget apartment, no frills, minor niggles but nothing that caused a concern (take cutlery)

The house was ok, basic, but fine. Nothing wrong with it for the money that it costs to stay. The neighbourhood was quiet at night. Was generally comfortable.

Limited facilities, no tea, coffee, fridge was missing door shelves so made using more difficult. There was only 1 fork in the cutlery drawer, but 10 knives which made having dinner/food more difficult than it needed to be. None of the kitchenware, cups, glasses, etc matched which also was a shame (given how little this stuff costs). Sofa was a little dirty (stained).

Beautifully decorated to a very high standard. Very clean, modern will definitely come again. Very quiet area 5 mins in taxi to central Leeds.
