B402 Sunset Beach Villa immediately captured our hearts, especially with its breathtaking Gulf views from the top floor. There’s something truly special about waking up each day to the sparkling waters and sugar-white sand just steps away. We love being able to walk to great restaurants and shops. The convenience adds so much to the laid-back lifestyle that makes 30A so unique. The condo itself has been recently remodeled, so everything still feels fresh, modern, and thoughtfully designed for comfort and relaxation. We hope you love our second home as much as we do!

My family and I spent a week in this beautiful property! Lovely balcony with amazing views of the pool and the gulf, with enough living space to comfortably accommodate 7 adults and 2 children. The kitchen was adequately equipped, the beds were so comfortable, and we all had a fabulous time. You won’t be disappointed with this place! Thank you for everything and we will be back!

Great condo, in a great location, you can walk, or it’s a very short drive to the shops and restaurants in Rosemary Beach. Awesome view from the balcony, and the kitchen is well equipped. We are thinking about renting the place again next year.

Everything about this property exceeded my expectations. Clean, comfortable, stylish, perfect location, great amenities and wonderful management team. Beaches and pool in property were clean and managed very well. The only slight negative was that beach chair rentals were packed together tightly as the property management transported guests from other properties to this properties beach access, but the beach is why we are all here so this is somewhat expected. We will be back!

As a repeat renter in this area, I was also pleased with the communication from the management company and the general condition of the property. We stayed near the end of the season and the refrigerator is about to go out. We almost lost all the food we bought because it doesn't work well when you fill it with groceries. The place was tidy however, the tables and ceiling fans were dusty. All in all, as rentals go, this was a good one. The management company was accessible for our needs. The bikes were in great condition. The beach was minutes away. There was a closet full of beach chairs and toys! Wow! That's a surprise bonus. We rented chairs but it would be very easy to stay at this location and be on the beach early with beach chairs. The bedrooms were spacious. We would happily stay here again. Thanks so much!

Our trip was great from beginning to end! The property was clean and comfortable with beautiful gulf views. The property management company was very responsive when we contacted them making sure we had everything we needed and I love their app! Probably should give a little more instructions on initial access to the gated community but the security officer was very helpful. Loved that we had access to games and puzzles too. We would definitely stay here again!

Beautiful spacious condo and LOVED the ocean view. Overcrowded beach though. People start putting up their chairs on the beach as early as 6 am. If you are looking for a quiet beach this is not the place for you.

Reviewer Comments: The villa was really wonderful - very well appointed with all you need in the kitchen, beautiful view, comfortable beds, plenty of towels, and great pool area. However the beach situation is wholly disappointing. The beach is in my opinion dangerously crowded - the entire Seacrest area is limited to maybe 75 yards of space due to “private” beaches surrounding it so you are literally on top of other groups on the small parcel of sand alotted to the area. You can spend hundreds of dollars to rent an umbrella and 2 chairs for a week by either reserving months in advance (I tried weeks in advance to no availability) or you can get in line at 8:45 AM to rent first come first served. Not my idea of a vacation. The rental chairs were 4-5 rows deep and cost more as you get closer to the water. Also one setup wouldn’t work for a party of 8 anyway as they also do not let you set up your own chairs around the rented ones. We got up at 6:30 am to setup our chairs and couldn’t even get by the water. I have been renting in South Walton for 20 years and have never seen a beach so crowded. One day when it rained, the mass exodus was truly crazy and could have been a safety issueif someone needed to get off the beach quickly. It was so uncomfortable we spent 90% of our week at the pool which we could have done at home. So while the unit was lovely, if beach time is on your agenda, I’d wait until low season. It would be a real plus if the rental included a beach setup to accommodate the capacity of the unit.

Reviewer Comments: As friends of nearby 40 years, we choose a different spot each year for our annual ‘girls getaway.’ We stumbled upon B402 Sunset Beach Villa in 2021 and booked our May 2022 destination. When booking a vacation experience, it’s common to find photos that depict a home in much better condition than it actually is. This unit is absolutely gorgeous and the photos do not lie. It’s spacious, beautifully appointed, comfortable, and CLEAN! The vast balcony overlooking the sugar white sands & turquoise waters of the Gulf is the perfect place to enjoy from sunrise past sunset. Everything about this unit was absolutely perfect. Ease of access with an electronic door code means no bulky keys or keycards to carry around, the elevator is perfect for hauling luggage & groceries up to the 4th floor. It’s quiet, yet a perfect spot to people watch, & on occasion you might even see dolphins! Royal Destinations employees were great to work with, and even allowed us an extended late checkout on departure day. Many shops & restaurants are within walking distance. Overall, this was a perfect getaway, & if we ever need accommodations near Rosemary Beach in the future, we would definitely stay here again.

Nicely decorated, recently updated, extremely clean, nice beds and linens, terrific view. Top floor with only one common wall big pluses. Proximity to the beach is great. Wonderful to be able to easily stroll to Rosemary Beach or Alys Beach, including the evening activities at Peddlers’ Pavilion in Rosemary Beach. Two negatives—the guardhouse was closed when we arrived (11:00 pm) so it took us a while to figure out the gate code (although property manager called us back promptly and got us in)—also, we thought the pool seemed a bit chilly, especially for our 7/5/2 year olds. But overall we loved the property.

Hi. Great place but the bike situation is a mess. Could only find 2 and trust me you will want to ride them. Location is great but the access to the beach has about three other big condo groups walking right by the pool. The pool fob never worked after many requests. Had to jump the fence! Oh and the TV didnt HD. I know really not much but it all kinda added up

beautiful condo with a beautiful view. What a wonderful thanksgiving celebration! The rooms and living area were quite spacious and well furnished. Very comfortable and easy beach access. Only concerns - one card for cars to enter the gate and the condo had 3 cars that often went separate ways. Also - checkout was 10:00 and the door code stopped working at 9:00. Didn't lock ourselves out - but that would have a disaster when trying to leave with two infants.
