I needed a comfortable room with a helpful staff to get through a very difficult time and got neither.

My wife was very ill in a local hospital and it was within walking distance of the hospital.

I’m American and do not speak Italian. The property called itself a bed & breakfast, but there was no front desk or breakfast provided. Breakfast had to be ordered and paid for the night before. The woman who showed me the room didn’t explain how to work the air conditioner, so I had a very hot and uncomfortable night. The room needed four separate unmarked metal keys to get into, which was very difficult and confusing. When I asked for some place to eat, the woman showing me the room gestured down the street and said there was “a little place down there.” I never did find it. The room was small and uncomfortable. When I complained to the owner on the phone the next morning and requested a refund, she called me “stupid” and refused to give me a refund.

The air con was good, as was the electronic blind. It was only a short distance to metro

The bed was hard, there was a lack of space. There was no way to access the small safe. The ‘kitchenette’, which was shared with 2 other rooms, was a microwave, kettle,. coffee machine and a few iron tables and chairs that in the the UK would be called garden furniture.

Comfy Space, Great Amenities, but Bring Earplugs

The room is quite large with a big bed, small fridge, nice bathroom, access to a small, shared kitchen and a big balcony overlooking the street with the sea just in the distance. Property manager is really nice. The A/C works very well, WiFi is fast, and the bed was comfortable. The beach is a few blocks away, which is nice, but make note that access is mostly limited to beach clubs. There is a nice cluster of restaurants within a 20 minute walk - no issue for me, but would be difficult for those with limited mobility.

There's a lot of sound from neighbors both staying within the same unit and in other units above. I could hear the couple in the room next door talking until midnight, which was unfortunate having an early morning flight. You can hear people opening and closing doors at all hours. The people on the floor above ran their washing machine until 11pm and it rattled the ceiling. Google says the airport is an 18-22 min drive, but it's actually min. 35 minutes - which is a pricey taxi ride given the "shortage" of taxis in Italian cities (eye roll).

Overall found the apartment very good.

The administrator (Jessica) offered a reasonable rate and access for a shuttle from and to the airport. I like the distance from the sporting center and to the Lido Station. I followed the bus stops to walk to the station without assistance as it is difficult to find/understand addresses.

I should have found out more about where the shuttle driver would be at the airport. He waited for 2 hours before leaving and I walked up and down the taxi and shuttle stops for 2 hours before deciding to catch a bus to Station de Lido and taking a cab from the taxi cab office at the station. I Also appreciated that Jessica was willing to arrange a time to ensure that I could access the apartment. Unfortunately, I was unable to use my phone unless I was attached to a wifi. As such I wouldn't have been able to have called her when I got to the address. The patio facing toward the beachview was impressive.

Location to beach and Metro were excellent. Beautiful large balcony to enjoy sea breeze. Rossana, the property manager, was fabulous. She helped organised shuttle transport to/from airport, and offered local knowledge. As our flight put of Rome was in the evening, Rossana accommodated us with late check out and baggage storage. She was happy to help and responded to text messages promptly and kindly. Shuttle bus drivers were helpful, especially with assisting my mother and her sprained ankle.

Bed was uneven and bedlinen was low quality.

Convenient stepping stone from Rome for an early flight out.

The location was good and we had a very pleasant walk down to the beach and to eat pizza nearby. The hostess did arrange for limo services to the airport which was very helpful.

The check-in process was not timely. The point of contact was off-premises and we had to rush our time in Rome to accommodate their “office hours”. Then we still had to wait 20 minutes by the front gate to gain access. I would have appreciated access to more bottled water, even if we had to pay extra for this. The property was advertised more as a hotel than an air-BNB, which is fine, but this arrangement should be made apparent so that “hotel” like services are not expected.

I can say that the room was very clean and comfortable.

I arrived in the evening to an employee of the space waiting outside to let me in. He showed me into the building, took me to the room, gave me the key and left. There was no one at the location overseeing anything, I had no idea if there were other guests or how many...it was just an uncomfortable situation and did not feel entirely safe. The "breakfast" which was included was a basket of boxed cookies/croissants wrapped in plastic. I had needed to find a place to stay at the last minute, so I suppose that it was fine, but I would not go back.
