This is a perfectly located guesthouse if you're looking to be near all the goodies that Chiang Mai has to offer. Located in a myriad of alleys, it connects to excellent food spots, the Taipei Gate, bars, street food vendors, laundry services, the Anusarn Night Market, Tuktuks, and a few 7-11s. All this while still offering a very quiet environment for chillin' and sleeping. The rooms are very clean and comfortable, offering the basics. Wifi is excellent, and the hot water on demand shower is nice. There's seating to chill in with a water fountain by the lobby which was nice for drinking my morning coffee. I would return.
I would have liked a small fridge in the room.

Fine location, good price, Lovely common room.
This garden property had lots of croaking frogs; mosquitoes were a problem, especially on the lower floor. In my upstairs room, WiFi was inconsistent. No water was provided for the room, and no breakfast. Couldn't get hot water in the shower.

It is Quiet, shady surrounded by trees, not far from city.
The mattress makes a lot of noise when moving.
