Perfect location, all of the main things in Rome was walking distance. Giuseppe was excellent, gave us lots of advice and made us feel very welcome. Clean, spacious room that was perfect our stay.

The bed was comfy and we slept well. Balcony was nice to relax outside and it was lovely to have the spa bath after a day of walking around Rome. We found the location good, only a short walk to the main sites, trevi foundation 15 mins away and termini station within 20 mins. Host was also informative and friendly and gave us recommendations during our stay.

The shower door was quite difficult to move to open and close. There was quite a few marks on the walls, didn’t bother us but could do with a quick touch up.

Check in was a bit stressful even though it was within the time window and the spa bath was… tricky. Didn’t seem to work later at night so could only use once - lesser than intended. worked after the manager checked. The room really needs more lights - especially on the ceiling. Cupboard doors could also use handles? (That was a strange surprise)

The property is part of a major mixed‑use building with both offices and residences. I stayed in an entire apartment suite and it was excellent—beautifully decorated, spacious, and spotless. Amenities felt first‑class throughout, and the in‑unit features made the stay comfortable and convenient. The building’s shared areas were orderly and secure, and access was straightforward. Inside the suite, everything functioned as expected and the design choices created a polished, modern feel.

Important to know before booking that there is no front desk; check‑in is only available from 3:00–7:00 p.m.; there is no lobby or waiting area; and there is no luggage storage. These are critical details that were not clearly presented on the listing. I learned them only after booking via an owner email that was discourteous in tone. If you arrive before 3:00 p.m., no one is on site and phone calls are not answered; if your flight is delayed and you arrive after 7:00 p.m., it is treated as a no‑show with no refund. My reservation was made two days before arrival and was non‑refundable, which is the only reason I did not cancel after receiving that message. Despite the restrictions, when I checked in, my room was not ready and was unclean from the previous guest; I had to wait about two hours for the room to be serviced. Considering the rate—nearly double what I have paid at comparable properties—the value felt misaligned. It’s a pity the property does not follow a straightforward, guest‑oriented policy.
