The kitchen was closed, I was only notified of this after payment was taken, there was therefore no breakfast available. It would have been helpful if closure in out of season times was clear at booking.

The location was absolutely perfect. The hotel is just a few steps away from the centre of Fort William, with shops, restaurants, and cafés all within very easy walking distance. Everything is so close that it’s always pleasant to go out. There is also a nice view right across the road from the hotel. The hotel itself is very charming and cozy. I really enjoy staying in small hotels, and this one has a very warm and welcoming atmosphere. The interior is authentic and stylish, with beautiful furniture and many paintings — it feels almost like a small art gallery. The room was quite spacious, which made the stay very comfortable. The hotel is dog-friendly, which was important for me. Everything was clean and well maintained. The mattress deserves a special mention — it was soft and comfortable, and I slept very well. Overall, the hotel felt cozy, relaxing, and full of character.
I understand that this is part of the traditional British style, but the separate hot and cold water taps were not very convenient and may not suit everyone.

All was great for the price. Room 11 is great as this helped with taking the dog out for a toilet break as there is a door to the outside. Breakfast was great and plentiful setting one up for the day. Room was very comfortable with a great shower.

Stayed for one night with my wife and son to ride the Jacobite train the next day and loved it. The rooms looked as if they were recently renovated. Very comfortable, cozy, clean and quiet. Had access to the courtyard from the room which was really nice. The Silly Goose restaurant attached to the hotel was amazing! We had dinner and breakfast, and the food was absolutely delicious! Definitely recommend anyone staying at the Lime Tree to have dinner and breakfast at the Silly Goose!! If ever in Fort William again I will definitely book another stay at the Lime Tree Hotel, hopefully more than one night. Overall great experience!

Lighting in room was terrible. Only mirror in room where I could use hairdryer was squished onto wardrobe door closest to wall. Whoever thought that was a good idea must have been bald!
Needed to be Einstein to work the TV. Ended up having to use our home login just to get into BBC i-player. Freeview stations didnt work. Showed no stations recognised!
Breakfast continental was extremely basic! Even the coffee " no cappucino / espresso etc in the mornings " - only brewed coffee available. Staff member helpful however and at least made me a stronger coffee.

The location was excellent for exploring Fort William, Glencoe, and Ben Nevis. There are plenty of dinner options in town and nearby shopping if needed. The room was well appointed and clean and comfortable. The breakfasts were good.

This little gem of a find was the best we had stayed in on our NC500 travel. It was quaint, spotless and the staff were lovely. Especially Suzie who served our breakfast for the 2 days we were there.

Proximity to town & restaurant’s was good
The room was in the Annex and lacked any of the charm the hotel offers, it was hot even though we didn’t have any heating on and we enjoyed listening to everyone’s plumbing. There was a high pitched noise in the bathroom all night so had to keep the door shut (less ventilation). No security stays on the windows and no safe.
It’s maybe a 2 star but with 4 star prices - It was an expensive booking mistake on our part. I recommend to find somewhere else that offers better value and is nicer.

Very disappointing. Terrible Experience – Would Not Recommend
We stayed in Room 3 and were extremely disappointed with the condition and service of this hotel.
• Cleanliness: The room was very poorly cleaned. Window ledges, behind the bed, and behind the bathroom door looked like they hadn’t been touched in a long time. There were even tissues left in the room, hair in the shower, and a dirty wash hand basin.
• Smell: The bathroom had a constant sewage smell.
• Lighting & Safety: The corridor and bathroom were poorly lit – you had to guess your way through in the dark due to broken or inadequate lights.
• Bed & Mattress: The mattress was like a sponge, hollowed out from previous occupants, and desperately needs replacing. The bed itself was far too small – thankfully we aren’t tall, but it was still very cramped.
• Staff: The restaurant manager we encountered was rude and abrasive.
Overall, the experience was awful.
• Were we disappointed? Yes.
• Would we stay again? No.
• Would we recommend? Absolutely not.
• Did we sleep well? No.
We often stay in hotels ranging from budget Travelodge to 5-star, and this was by far one of the poorest experiences we’ve had, especially considering the price charged.
Avoid this place – it is not worth the money.

It was in a perfect location opposite the water and it looked good from a distance.
As we walked to front door I noticed dead planter boxes on the windowsills and it was a bit dingy inside. The desk/reception area was quite cluttered.
The room looked good for a start but the bed and pillows were very uncomfortable. The towels were grey rather than white.

Traditional building with character and a nice view of the loch. The spacious family suite (Old Manse) was unexpectedly large and a very nice base for our time in Fort William.
Be aware that a main road runs in front of the hotel garden so there is some noise.

Friendly staff on the desk. Location is convenient to walk to Fort William and has a view over Loch Linnhe.
Apartment is a good size, beds comfy and netflix on TV is also good.
Apartment is above the Silly Goose restaurant. Dining noise isn't intrusive but there's a lot of noise post closure (i.e. typically when trying to sleep). It's not clear that the apartment is directly above the restaurant when booking.
Be aware that the road outside the hotel is the main road through Fort William so can be busy (including the local 'yoof' in their 'pops and bangs' modded cars.

The art in the hotel was amazing, and we ate at "The Silly Goose" restaurant one night. It was the best meal we had in
Scotland. amazing! The staff responded to our requests. The bathroom attached to our room was nice.
The beds were like going to a Youth Hostel. Small with thin mattresses. Very uncomfortable for my tall husband. We wanted to change rooms, but none were available.
