Location. Staff were all very friendly and efficient. The desk in the room was appreciated.
It’s not really 5 star. The rooms are a bit tired and outdated.

The location was excellent, right on Marine drive facing the Arabian Sea. The rooms were spacious by Mumbai standards and clean.
We had to walk up one floor to the Restaurant for breakfast as there was no elevator access to thais floor

Location
Hotel is very old so fixtures in the bathroom were old. Shower for example pierced through rather than giving a gentle shower.
Wifi kept disconnecting.
Tv wasn't working. We had to call staff twice to set it up but the signals still went off.
