Clean and spacious for our Family with 2 kids.
View was exceptional
No Toiletries in the room and Pillows were not comfortable.
Breakfast was expensive for the food !

Pros (to be fair):
- Renovated, clean bathroom
- Location is convenient and not far from grocery stores and a quick drive to attractions
- Parking was easy and reliable (would have been nice to know ahead of time when we asked)
Cons (the dealbreakers):
-Communication was the first red flag—multiple messages using Booking went unanswered, despite reaching out days in advance.
-Upon arrival, the lobby smelled like wet dog and the carpets felt overdue for replacement. It’s an older hotel, which is fine—but the experience went downhill from there.
-I booked a two-bedroom apartment. What we got was not an apartment: two separate bedrooms off a hallway, a bathroom in the hall, no common area, and no shared space to sit together. The fridge and balcony door were in one bedroom. Calling this an “apartment” is misleading. Since it was only one night, we tolerated it.
-The hallway leading to the “apartment” was very warm, but the “apartment” was comfortable. The bedrooms were dated with visible water stains on the ceilings.
-The so-called “minibar” was just an empty fridge. Nearby grocery stores don’t make up for the fact that this is a truly no-frills stay.
-We left to find a place to hang out shortly after checking in because there was nowhere to spend time together—exactly why we booked an apartment.
-There was also no kettle. To get tea or coffee, we had to go downstairs and pay. That’s not reasonable for something advertised as an apartment.
-When we returned around 22:00, the “apartment” was freezing. There were no visible heaters or wall heaters and no staff at the desk after 21:00. Overnight, one room warmed; the other became unbearably cold. The hallway and bathroom were also freezing.
In the morning, we were told the Hausmeister controls the heat—guests have zero temperature control. This is unacceptable, especially given the large windows and uneven room temperatures. So grateful we didn’t have children with us.
-To make matters worse, the walls are thin, the windows offer little sound insulation, and the hotel sits directly next to train tracks.

The breakfast was the only good thing about this hotel.. unfortunately
Here is a list of our experiences: 1: paid for a upgraded balcony room, (got a view of train tracks, with trains running and keeping us up) 2: the beds were worn out, and not able to sleep on. We used blanket’s to try to make them comfortable, however had to sleep on the couch, also terrible, stained and outdated. 3: clerk at check in rude, unfriendly, and seemed irritated during our check in. 4: the entire hotel decor was dark, depressing and outdated to the point we tried to find somewhere else to stay, but couldn’t and had to stay in the dark hole. The overall experience was very poor and CAUTION anyone to stay away! 🛑

Great location, very good price, large room
Our room was directly above the entrance to the hotel and the light from the front door shone in our window all night. Perhaps some heavier curtains would help block the light.

Good location and nice view on the Zugspitze (if your room is on the right side)
The hotel is very, very rundown and looks very poorly managed. The building obviously needs to be made up, with visble cracks on the outside paint, etc. Inside, the corridor going to the room was smelly. We could barely open the balcony sliding door (too hard to push due to lack of maintenance). The toilet seat was broken and held together with tape (really?). The garden overlooking the Zugspitze had a fantastic view, but was full of cigarette butts, which is disgusting. The hotel badly needs some injection of money and new management that has some idea of customer expectation. To note, the hotel garden is near a train line - this wasn't a problem for us but there is noise of level crossing and trains.

The hotel suited us perfectly for a short stay. We had a 2-bed apartment, which was perfect for a family with young children. The beds were comfortable, the staff helpful and the breakfast was good.
Our room was very close to the train line, but there were no trains during the night, so this wasn't a problem.
The rooms generally felt a little dated and scruffy, but the mattresses were comfortable and for a place to sleep in between skiing days it was absolutely fine.

Stunning views, big room, decent shower.
You get a pass for the bus/train and single entry to the local pool which is actually quite nice.
Outdated and uncared for aesthetic, reception staff couldn't care less.
Outdoor balcony was in tatters and garden outside was also ratty and uncared for.
TV for ants, no provided hot water facilities bar charged-for machine dispensed drinks.
Lift was unoperational on day of check in, however this appeared to be resolved before leaving.

Train rails are very close and it is going very often. Last train 22:00h. In hot summer days in rooms become very hot - it is needed A/C which is not there.

A generously sized, comfortable room and excellent shower. Balcony was a bit run down but had an absolutely beautiful view. Good location and free on site parking.
A train goes by about once per hour, but it's not too loud and the windows do block out the sound for sleep. The elevator was broken so heavy luggage had to be hauled upstairs - not a problem for us, but don't count on an elevator if you would find this difficult.

The lift was not working, no barrier in the balcony which was uncomfortable. TV wasn't working.

Location in nice and quiet Grainau and right next to a bus pickup. Apartment views and decor were both great. One of the best Zugspitze views you can find.
The breakfast that we paid for seemed a bit expensive. The Booking.com cost estimate was a full 100 euros less than what we were asked to pay at checkout so that was a bit of a surprise.
The elevator was not working which was a major issue for my spouse with a broken leg so her trips from and to the room was a difficult one.

Hotel is in a perfect location. It was clean and cozy.
Interior of the hotel feels a little bit outdated. Also it is next to rail way: when the train passes it gets really noisy. But other than that we enjoyed our stay here.
