Charming Newport Beach single story home features 2 bedrooms, 1 bathroom, cozy living area and a remodeled kitchen with dining area. The decor is soothing and relaxing in the blue tones with white-washed furniture and hardwood floors. The outdoor area includes a table with 4 chairs, a gas BBQ and views the bay. Literally steps from the sand this property is located in the most desirable location on the Balboa Peninsula between the Balboa and Newport piers. Just one house away from the ocean and a short walk across the street to the Marina Park & bay. Depending on the time of year, you can hear the waves crashing on the sand at night. Newport has something for all ages whether you come to relax or take in all the activities it has to offer.

Our Newport beach location offers it all!: Family friendly beaches with miles of sand & sea for swimming, sunning, surfing, volleyball, sand castle building and people watching. The boardwalk is fun for biking, rollerblading or walking. Discover crabs, shells and other sea life at the nearby jetties. In the evening, enjoy a crackling fire in the designated fire rings on the beach while roasting your favorite treats and sharing stories. Cute little place to stay. Nicely decorated and perfect for our 4 family members. Easy check in and Wi-Fi worked great. We liked being close to the beach on one side and Marina on the other. Parking was not bad, we always found a spot close to us. Will love to stay again!

I'll definitely be returning to this treasure. You can have your breakfast on the front patio with a harbor view. Then, walk to the beach, which is practically in your backyard. You get to run back and forth to your house for every little need. Which was a big plus for our family.

We enjoyed our stay. We parked our car once and walked all over. There is plenty to do around the area with the bay across the street and the beach behind the house. The cottage was very clean and supplied you with everything you need for the beach. No neighbors above you as it is a one story home. We will be back!

Ideal spot for walking to Newport beach and restaurants. (Try Lighthouse for brunch across the street). But space is very small and a bit dark. No views at all. There were no toiletries, so bring your own.

First thing I'd say is that if you have an understanding of the area and know what to expect from a rental, then I can say it was a good place to stay. Newport beach area is busy, especially on Balboa Blvd. This house's front porch faces Balboa Blvd and is on the ocean side of the road, not the harbor side. This is not totally clear based on the photos for the listing. The house was well stocked with beach chairs, toys, and boogie boards. Any they were all in good to new condition. Much appreciated. The house is small and fits on a half lot. This was expected and fine by me. The only concern in the house one may have is that the bathroom is fairly small. So, if you are a larger person, it will be a tight fit if not inconvenient. Another unfortunate situation is that the house on the back lot has an outdoor space that backs up to the bedroom windows. Although no one bothered us on our stay, the motion light for that space blinked on an off into our window a couple nights. I could see it being a problem if you were trying to sleep and they neighbor wanted to sit on the patio and have a conversation with their guests. The biggest drawback was no fault to this house, but the house next door on the corner hosts some questionable residents who blow cigarette smoke onto your patio 24/7. This was a bit troublesome for us and caused us to have to keep our windows closed at night. Not trying to be too negative, as we did enjoy our stay.

Nice little 40's bungalow, good location. None of the houses near the beach in Southern California have air conditioning. That's never a problem. The next door neighbor to the north SMOKED non-stop, all day, and all night. We had to close our windows because of this guy. Just a heads up to the non-smoking vrbo peeps. If cigatarette smoke bothers you, I'd look elsewhere, or maybe this guy moves out next year? Who knows. No fault of the owner though.... Just tough with 4 foot setbacks. We couldn't use the front patio table/chairs, as the smoker dudes window was right next to the front patio.

We have two younger children (3 & 5), and being so close to the beach on the ocean side, the bay side beach, and the incredible playground right on the bay was perfect! There's a small market right around the corner for essentials and so many walkable restaurants.

We just stayed 3 nights and it was lovely. The beds were comfortable and it is as advertised. Cozy but everything you need and imo much better than a hotel for that price! Half block to the beach and the Newport area is great for walking and my kids even went in the freezing ocean! Easy to find parking and communication with Terry was also a breeze.

We really enjoyed staying at this adorable beach house! It was perfect for my husband, my 12-year-old daughter and me. Street parking was not difficult to find, and being able to walk out the front door and be on the sand after a one block walk was fantastic. The beach there is beautiful and huge. We also enjoyed the dining recommendations from Terry.

We had a wonderful stay. The house is just around the corner from the beach. Very conveniently located to everything. The house has all the amentities you need. It's nice to sit out on the patio in the evening to look across the street at the bay. It's very safe and great neighborhood. Would highly recommend.

This comfortable cottage is in a prime location with homey amenities. The place is a half a block from the beach, a block from a convenience store, 5 blocks to one pier, and a mile to the other pier. The street parking is standard beach parking: somewhat hectic in the afternoon, but fine in the morning and evening. The two bedroom cottage has a living room with comfortable couches and cable TV. The kitchen and grill are great, and we used the washer/dryer daily. The beach toys, chairs, and boards added extra ease to the beach vacation. The kiddo and I found the beds to be comfortable too!! Communication was good as well. Emails before the trip, a phone call at the start of the trip, and text messages during the trip answered all out questions. I would rebook this cottage on our next trip. We were very pleased with the booking.

This property has a great location. Steps to the beach and they are not kidding! If you are looking for a 5 star place this is not for you. But if you’re looking for a cute little bungalow by the beach, you’ve found your place. Clean, has all the amenities (could have had more T.P. & paper towels) , great beach chairs, toys, etc. The neighbors were a little sketchy/odd, but never a problem. You can’t pick your neighbors. We would stay here again and would recommend this place to anyone.

cute one floor house on Balboa Blvd - few steps to the sand nice kitchen area and outside patio with table und chairs Communication with Terry, the friendly owner was perfect plenty of parking spaces on the road - convenient walks to shops , beach, both piers, internet in the house did not function most of the time - it worked in one of the bedrooms most of the time though. the floors could use better cleaning - walking barefoot not recommended the matrass and matrass cover could use replacement.... I would recommend this suitable little house any time.

My husband and I stayed here with our young daughter over the summer. The house is a great size for our small family and very close to both the beach and the bay. It is on a noisy street with lots of foot and car traffic. We didn’t have any issues finding parking and it was nice to be able to walk places from the house.

The house is a cozy little cottage style home and had all the basic amenities for our family of three. We had a great time at this property. The landlord was super communicative. The house was clean and fresh when we arrived. It was nice to have access to a kitchen for the kiddo, but it’s also in walking distance of the beach, some very yummy restaurants and the boardwalk shopping area. If you are bringing food, I would suggest stopping in one of the outer towns to get groceries, before coming to the house. You have to drive for groceries. There are a few great restaurants in driving distance also, but many are very walkable. The house has no air conditioning, but don’t let this deter you! With window and ceiling fans running, the ocean breezes keep the house plenty cool enough. There are all the basic amenities you would need. We would definitely rent this property again and would recommend it to others.

My family of 4 adored this house for our vacation! Truly in a perfect spot, with the beach literally right around the corner and down the sidewalk. Cute and fresh kitchen, cabinets stocked with everything you need. Living room sitting area was cozy and seated us all comfortably for a little downtime with tv at night. Our kids ages 15 and 12 loved their bedroom, and really enjoyed having their own comfy twin beds. The bedroom with the queen bed is so darling too, with a super comfortable bed and plenty of room for suitcases etc. Closets in both rooms are very spacious, hangers provided. The vacuum was also really nice. We used the boogie boards, beach chairs and beach umbrella, all provided, and it was such a convenience for us. The beach is gorgeous. Sand, sun and swimmers as far as the eye can see. Fun to walk to boardwalk right on the beach and look at all the pretty houses, went to the long Pier and saw the sunset. Shopped and got t-shirts at local gift shops. Make sure to get an ice cream treat at Milk & Cookies; delicious and unique ice cream flavors with warm baked cookies to go with it. There is a hose outside the side door of the house, which we appreciated for being able to hose off our sandy feet after at the beach. The front porch with chairs, table, gas grill was where we would sit for morning coffee and early evening relaxation. We drove from the house to Disneyland two days, and Hollywood another day. Easy drives, not more than a half hour to Disney and just a little further to Hollywood. We were always glad to return to our sweet little house after a long day of walking and sight seeing. Terry was so nice and so helpful with ideas of where to eat, see, info about distance to nearly places, etc. We would 100% stay at his property again. Thank you Terry for a memorable stay in Newport Beach! Our first time to California was amazing.

This cute little 1946s house was in a great, walkable location, and at our time a great comparable price. The house is very clean and neat. Parking was not bad for us. For cons it has alot of road noise. The house literally shakes when trucks go by. Also checkin and checkout was more comicated than usual. Calls, texts, much communication but a very thorough check out list including making and stripping your own beds. Overall a good price for the location just bring earplugs
