Balboa Escape is located mid peninsula and half a block to either the Beach or the Bay. It is a short walk to the Balboa Ferry, Catalina Flyer and many great restaurants. The closest bike rentals are only 2 blocks away. This apartment has just been updated with new fully equipped kitchen, cabinets, granite countertops, appliances, windows, AC and flooring. Beach Towels are provided. It is light and airy with lots of windows. This is a 2nd floor apartment and the largest in this 4 apartment building. It has a comfy queen size captains bed in the bedroom with storage underneath and a chest of drawers and a closet. The living room has a pull out queen sofa sleeper and there is a chest for storage and closet in the living room as well. New Smart TV with cable and free WiFi. There is one garage parking space for a subcompact car. There are Beach chairs and boogie boards in the garage. The coin op laundry is located in the garage. There is a shared patio with table and chairs and a Weber gas grill. This is a perfect location for a relaxing stay at the beach. No animals are allowed on property due to allergies. Very clean tidy property with all the amenities you could need. A very short walk to the beach and the boardwalk. We hired bikes and were able to bike to Huntington and Sunset Beaches. Communication with the owner was excellent. Would stay again.

Janet was great and the place was lovely. The only reason for 4/5 was a mix up on heck out times. The check out time in the confirmation email had a typo as 10:59pm, but it was supposed to be 10:59am. We had planned to leave our luggage for the afternoon, but it wasn't a big deal to get out earlier for the next tenants. I would definitely recommend!

This is my second stay at the property and first time in Apartment D. If you don’t like stairs and are looking for an ocean view, it won’t be the right spot for you. However, if you are like me and want a comfortable and clean home base to return to after daily outings, it is perfect. This one-bedroom apartment is nicely decorated and the sofa area is comfy and spacious, the bed is very comfortable, and the kitchen is well equipped with whatever you may need. There were lots of back up towels, including beach towels. The garage parking is very small so I recommend parking on the street. My stay was in October so there was no problem finding a space very near the apartment. The beach is right across the street and the apartment is perfectly located for walking to either the Newport Pier or to the Balboa Pier and Fun Zone. Approx. 3/4 mi-1 mi. There are lots of good places to eat, plenty of bakeries and bars. Overall a great stay and I will definitely look to stay here again next year.

We selected this property because of the centralized location to events we were attending during our stay. We were unaware of the pay for parking on the streets in the neighborhood between the hours of 8am to 6pm.

This place is great. Can’t beat the location, just 2 short blocks to the beach boardwalk. There is so much natural light and really cute California decor. The place is really comfy, great bed and couches. And the kitchen was stocked with everything needed to do some good cooking. Definitely note that the garage is for a small car only…I had a crossover and couldn’t fit. Street parking is easy enough to come by during the week but was difficult on the weekend. That is the only draw back but is the case for most places in this area. Will stay again!

The location is awesome - walking distance to the beach and other Balboa spots, including restaurants and coffee shops. The apartment was fully equipped with anything one would need during a holiday visit. The stairs are a bit steep, but other than that, it's perfect.

This place was nice and tidy. The steps up are a bit steep, but it wasn’t bad for us in our 30s. You definitely need to have a tiny car to be able to park in the garage, parking in the nearby neighborhood was way to find every night, for us. Communication with the host was timely as well :)

Place is really cute, well maintained and property managers were very nice and responsive. The location is fantastic as its close to everything. The only things to really note is the garage is very small which isn't the end of the world because we just kept our rental bikes in there and parked car on street and the bathroom is really small. Would absolutely stay here again though.

My wife and I had a wonderful stay in this Newport rental unit. The place was clean and nicely updated. The location is so convenient and within easy walking distance from the Newport Pier on the ocean side and the Balboa Fun Zone on the bay side. The bathroom is on the smaller side but not a big deal and the garage is very small as stated, but we had no problem finding parking on the street. We really enjoyed our stay here. The unit is conveniently located to Newport Beach. Parking is fairly easy. The bed is comfortable and there are lots of linens and towels. The kitchen is well-equipped (appreciated the starter pack of coffee/creamer). We made good use of the beach chairs & towels. The only minor complaint would be regarding the sleeper sofa; it’s quite uncomfortable and rickety. I’d say the unit is better for 2 people. Overall a great little place!

A very nice, clean place a block from the beach and about 3/4 mile from restaurants. The updated kitchen is pretty well stocked with dishes, pans, appliances, and utensils, and the A/C came in handy when it was hot. Best suited for a couple, the queen bed in the bedroom was fine, but the sleeper sofa wasn't great - it might work for small kids. As the owner's describe in their listing, the garage is really small. It would work great for bike storage, but unless you have something like a Fiat or a small Mini you're better off finding a spot on the street. We found spots within a block of the apartment later in the day. Located on Balboa Blvd., there is a fair amount of street noise, but traffic died down between 10p and 6a. The bedroom could use some curtains to block out flood lights from the adjacent apartment. We had a problem with a loose cold water faucet knob in the shower that spun and wouldn't open. We called the owner and left a message. Fortunately, I was able to fix it temporarily myself fairly quickly by borrowing a screwdriver from some contractors working in another unit.

You need to fix the hand railing on the stairs going to the front door. Extremely dangerous! You should mention that the steps are very steep, and short and safety could be an issue for anyone since there is not a handle on both sides going to the top landing.

With limited travel options, this was the perfect place to hunker down for a month during the Covid craziness. The apartment is cozy and comfortable with all the comforts of home and everything needed to cook full meals, which was great because so many restaurants were closed. The location is awesome, with a two minute walk to the beach! The owner, Janet, was very responsive and answered our questions right away. She kindly ordered us new pillows when we told her the ones in the apartment were too soft for us. She also helped us to understand the way VRBO operates because this was our first experience with this type of rental. We had friends visit from nearby cities and they were so impressed with the apartment, they have already begun to recommend this property to friends. We will definitely keep this place in mind for future stays in Newport Beach! Hopefully, we'll get to meet Janet and Dennis in person.
