Very friendly family honestly in a modern building. The room and the bathroom were very clean. The shower was very warm. We had a little balcony with a view of the front garden. It had a modern smart tv with YouTube and Netflix. The best was it was very quiet at night and good AC. The family were really nice and gave us free water and Vietnamese snacks.
The bed was a water bed which is not to my taste but we still slept very well.

+ in the centre of Tam Coc the main touristy area in the region + swiftly rents a motorbike on demand
- we got room in the ground level - window only onto courtyard so no a lot of privacy - the room was damp and smelled moldy - hosts prepared breakfast 30 later than agreed delaying us from sight-seeing - breakfast was not really incredible compared with other Vietnamese homestays
