About this apartment rental

This is a family owned and operated downstairs unit that was recently remodeled. We are steps from the sand and Pavilions Grocery. This property is in a prime location on the Balboa Peninsula. Once you arrive you won't need to get in your car again! Shopping, piers, restaurants, bars, and the beach - all within a couple minutes walk.

Our fully remodeled condo features a full kitchen with new appliances and an open concept living area. Keep it ocean breezy with a bi-fold door and ceiling fans in every room. Relax on the patio and hear the sounds of the beach near by or lounge on the sectional couch, 2 queen beds, and one king bed.

Shared washer and dryer are available for use and one garage parking spot.

Sand toys, boogie boards, surf boards, and a push cart to transport everything for a day on the beach!

Perfect for that getaway week with ... or without the kids.

This is a family property and we do not allow large parties, pets or smoking.

My husband, son and I had a lovely stay here for spring break. The location of the house can’t be beaten. Steps from the beach, grocery store, and restaurants. It was clean, plenty of space for the three of us, and easy communication with Malia. As it’s a downstairs unit you do hear the people upstairs, but it didn’t bother us except for our last night when the new group staying were very loud moving around upstairs at 2am(!). Other than that one night it was a perfect stay!

Loved the location of this home! Worked perfectly for our family and three young kids. Host was amazing to communicate with. Easy to walk everywhere we wanted to go. Not a complaint, but a note that there is no shampoo, conditioner, soap etc and will need to bring your own.

Property has been recently renovated. Everything very functional, nice sliding patio door to let in cool air. Does not have A/C, but that wasnt a problem as the weather was nice and cool. Has beach chairs, umbrellas, paddle boards, etc. Was perfect for our beach day.

This was my 3rd trip to Newport Beach and by far one of our best trips yet. This place is amazing, clean, well kept, easy check in/out, quite neighborhood, comfy beds and so close to everything!!! Communication with the owner was great. We were a party of 6, 2 adult parents and 4 teenagers. We can't wait to come back. You won't be disappointed if you rent this place.

This was our third year staying in this place... and I have already booked it again for next year. The place is great, but honestly the location just cannot be beat. It is a one minute walk to the sand. A one minute walk to the grocery store and several restaurants. About a ten minute walk to surf shops, and ten or fifteen minute walk to the boardwalk with all the food and shopping available there. There is a garage, but we had no problem finding street parking right outside as well. Easy to walk to the beach and then walk home for lunch and then head back out. I don't think we'd be happy staying anywhere else after staying here.

We had a wonderful stay at Malia's condo in Newport Beach. The unit was nicely furnished, the beds were comfortable, and it was great to have a garage for parking. The location is perfect. A few steps to the beach and close walking distance to restaurants and shops. The host Malia was great. Provided all the needed information and was very responsive. The only thing I would have changed is the second bedroom that has two queen beds actually has the attached bathroom with a double sink vanity and the bedroom with the king bed that my wife and I slept in uses the hall bathroom. But I understand the configuration given the sizes of the rooms. Other than that, everything was great. Thanks for sharing your beautiful home with us, Malia.

The house was beautiful! Recently remodeled, beautifully decorated with the most comfortable beds. The rooms were nice and big. We were steps away from the beach, restaurants and grocery stores. The location couldn’t have been any better- about 8 houses down from the beach and you don’t have to cross any streets to get there. There are lots of shops close- a grocery store within walking distance and restaurants. The house had everything we needed and was very clean and comfortable. I will definitely be coming back to stay again!

This listing is managed by a family and we met Malia at check-in with her daughter. Since most listings in the area are run by large management companies it was refreshing to actually deal with the owner directly. The house is extremely clean and well maintained, the room with two beds is a fantastic kids room. Everything worked and the city has a no tolerance party rule. We saw all these college kids (25+ people) congregating next door, I spoke with Malia and we never heard one peep. So even though the houses are close together don't worry you won't have any issues with noise etc. We have stayed in tons of VRBOs and highly recommend this property.

118A was easy to find, easy to access, about 8 houses away from the sand and water and had everything inside you would need for a vacation. Plenty of room for us and our 2 kids (ages 9 and 14) and enough away from the hub-bub near the pier to feel safe and secure. We walked a block away to the grocery store and rarely needed our rental car. There were several restaurant options for breakfast, lunch, dinner, ice cream, coffee as well as cute beach shops - all walkable to get to. Loved that there were beach chairs, boogie boards, surf boards, and sand toys available to us (provide your own beach towels), and the kitchen had all the cookware/tools we needed, and the WiFi was good. Only drawback were the walls are paper thin: you can hear neighbors upstairs and anyone talking/walking/noisemaking outside the property. Regardless, we really enjoyed our time there and would stay again!

Malia was super nice and made the check in process super easy, especially since we are first time renters with VRBO. Great communication from booking to check out. The property was very clean and welcoming, which was definitely true to the photos. The only down side was the college age kids that were a bit loud in the surrounding properties, but that was to be expected towards the weekend, though It didn't bother us much since we were enjoying the sight seeing and beach. The walk to the beach was super short since we were only a few houses away from the board walk. This was definitely a much needed relaxing stay. For any future travels, I would definitely want to stay at this property again should we ever travel to Newport Beach. I highly recommend staying at this property. :)

The unit was clean the property manager was very nice and the location was close to everything. The problem with the downstairs unit is that you hear every footstep from the renters and their kids above. It is not a quiet sound. It’s super loud and hard to drown out even with my sleep machine on high. It’s even unpleasant during the day. We did everything we could to try to have a great attitude and ignore it and put it out of our minds but loud (very loud) footsteps and what appeared to be moving furniture across the floor was very unpleasant. I highly recommend renting the upper unit. If they fix the noise, this place would be perfect.

Wonderful! Wonderful location, wonderful set up, wonderful service. Very convenient to be so close to the grocery store and other shops. We parked our car and didn’t use it again until we left. They have enough chairs, toys, etc. for both the upper and lower rental which was nice. If you need extra anything you can rent it and using what they provide is a bonus because most rentals don’t provide anything for the beach. I do wish they had a shower on the side of the house to rinse off with. The short hose is nice so that it doesn’t tangle or take up much room but makes it so you can’t rinse off your body. Bring the shower back and possibly install keyless entry and you’ll be more than set! I hope to rent both the upper and lower units together next year. Just great!

Absolutely couldn’t have been better. The location couldn’t have been much more ideal and the amenities the property offered were a nice surprise. You can tell immediately the owner takes pride in the property and giving a good experience to the guest. My only suggestion would be to take a sound machine just in case the upstairs tenants are night owls. Definitely will be back!

My family and I absolutely loved this place. The pictures don’t do it justice. Everything was so clean and nice. The house is less than a one minute walk to the beach which was perfect considering we had two small children. Our 1yr old could easily walk it! It also came with about everything you could want for the beach! There is also a grocery store (less than a minute walk also) and so many restaurants within walking distance. We had rented a car and used it once during our 6 days there. At one point during our stay I had messaged the owner about a question I had and within minutes she called and was extremely helpful! I can’t say enough good things about this place and it’s managment. I would recommend this place to anyone wanting a beach getaway! We will definitely be returning!
