This bright, beachy lower unit is less than a block away from one of the best beaches on the Peninsula, ideal for sunning, surfing, boogie boarding and more! This 2 bedroom, 1 bathroom beachy unit is perfect for your next family getaway.

120 31st St A is professionally managed by Newport Beach Vacation Properties. This bright, beachy and newly renovated lower unit is less than a block from one of the best beaches on the Peninsula. Located just a few steps from the sand at Newport's 32nd street lifeguard tower and just across from the Pavilions shopping center with restaurants and shops.
The tropical living room has plenty of seating and a sliding glass door that leads from the living area out onto the spacious private patio. A glass-topped dining room table seats 5, with additional seating at the bar. The kitchen has all the amenities including a dishwasher, built-in microwave, toaster and plenty of cabinet and counter space for preparing meals.
The master bedroom has a queen bed and flat panel TV. Perfect for kids, the second bedroom has a twin over double bunk bed with a twin trundle. A full bathroom is in the hall between the two bedrooms.
With a table that seats 6 and a charcoal BBQ, the roomy front patio is perfect for grilling up family favorites and sharing adventures. The shared garage has space for 1 car on the right, as well as a shared washer and dryer.
The places to explore in Newport are endless. Lido Marina Village, with high-end waterfront restaurants and boutiques is just a short drive away. There's also plenty of food spots and bars within walking distance of the home. This location is ideal for families looking to make the most of their time at the beach!
As our guest, enjoy complimentary local experiences curated to help you make the most of Newport Beach. Activity offerings are seasonal and may include whale watching, harbor cruises, E-BIKE rentals, kayaks & paddle boards, and electric boat rentals.
Other Important Details:
- Thanks to our cool coastal breeze, most Newport Beach homes do not have air conditioning (AC). Every home comes with fans so you can open the windows and enjoy the beach air like a local. If AC is important to you, please double check if it is listed as an amenity.
- Parking is provided at your rental unit. However, we cannot guarantee your vehicle will fit in the designated spot, so you may need to find street parking. Street parking can be impacted due to proximity to the beach.
- We do our best to stay on top of any remodels or construction happening near our properties, but construction can pop up in the City of Newport Beach without notice. By city rule, construction is only permitted Monday through Friday, 7am to 6:30pm.

We had a wonderful stay! The house was in very good condition and extremely clean. It was conveniently located near local restaurants within walking distance and just steps away from a beautiful beach. We would definitely recommend staying here and would love to come back again!

I stayed with five teen boys and this place was absolutely perfect! I would stay here again. I did need every second til checkout to get my car loaded and the cleaner did show up almost an hour early. I also left items in a drawer I was really sad not to recover. I reached out the same day as check out and almost every day for a week and I stopped getting a response. Items were never recovered or even looked for which is too bad. I felt like this could have been handled better. The stay tho was great! Back bedroom has five beds.
