About this house rental

This 2BR/1BA ground-floor getaway immerses you in a relaxed coastal state of mind from the moment you arrive. Ideally located just steps from the 31st Street beach and boardwalk, this inviting retreat makes it easy to walk or bike to the area’s best dining, shopping, and seaside attractions.

LIVING & DINING AREAS:
The comfortable living space features a sofa and streaming cable TV, with a sliding glass door that opens directly to the front patio, creating a seamless indoor-outdoor flow. The adjacent kitchen and dining area includes a table with seating for four, along with counter seating for two, offering a functional and welcoming space for meals and gatherings.

BEDROOMS:
- Primary Bedroom: Queen-size bed, ceiling fan
- Guest Bedroom: Two twin-size beds

BATHROOMS:
- Hallway Bathroom: Tub/shower combination

OUTDOOR SPACES:
The front patio features a picnic table with a market umbrella, a BBQ grill, and ocean views—perfect for casual outdoor dining and relaxing by the beach.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with both large and small appliances for easy meal preparation. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests must provide their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.). Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire ground floor residence, including all interior spaces and the front patio.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To fulfill the maximum occupancy, two twin trifold floor mats (best suited for children) are provided along with extra linens and pillows. Twin rollaway beds can be rented instead of the mats by making advance arrangements to ensure delivery prior to arrival.

Laundry: A washer and dryer are located inside the home, with complimentary laundry supplies provided.

Parking: One reserved space is provided in the shared double garage on the right-hand side, accommodating most small to mid-size vehicles. Additional general neighborhood parking is available (metered, unmetered, and via payment kiosks—please read all posted signage).

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests, including large ice chests, wagons, Pack n Play portable cribs, portable high chairs, twin rollaway beds, and more. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or entrances, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Everything we needed was in this place. It was beautiful there we even got to meet the owner Mary. She was super nice and super inviting. We let her know that we’re pretty introverted people and we kind of keep to ourselves and she left it that way she understood. We had a great time and we hope we’re invited to stay again in the future.

The location is fantastic- lots of cool spots within walking or biking distance. We were able to bike to Lido as well as walk to the pier and shops. We were so happy with the proximity to the beach! We would love to return again.

I have been visiting Newport Beach for 40 years, and this home is my favorite, perfect for my small family. The house was clean and comfortable, and it was by far my favorite location—steps to the beach and minutes to shopping and dining. I had the opportunity to meet the owner, and she was very friendly and accommodating. I will definitely be back next time I'm in Newport.
