Welcome to your perfect beachfront escape. This charming 2 Bedroom, 1 Bathroom ground floor unit is located in an oceanfront duplex, offering unbeatable beach access and stunning coastal surroundings just steps from your door.
The open living area offers a welcoming space to gather after a day at the beach, while the fully equipped kitchen makes it easy to prepare meals and snacks throughout your stay. Both bedrooms are thoughtfully furnished to provide a restful night's sleep after enjoying all that the coast has to offer.

HOME LOCATION
Located just a short walk to the Newport Beach Pier. Directly out in front of the Home is miles of beach where you will find Volleyball Courts, Fire-Pits, and the occasional flag football/ultimate frisbee tournament just off to the Right.
From our home, you can safely walk or ride bikes anywhere on the peninsula, balboa island, or down to Huntington Beach (45-minute ride 1 way) along the oceanfront boardwalk. However, with more than 30+ restaurants & bars, shops, electric boat/jet ski rentals, Surfboard/Paddle-board Lessons all within a 2-15 minute walk, you will never need to travel far.
For those of you seeking a Daytime adventure, the Catalina Express, Whale Watching Tours, and Sailing Adventures all depart from the docks across the Street. For those of you with kids, the Balboa Fun-Zone is also just across the street making this home an ideal location for families. For those of you with the itch to shop, we recommend hopping on the ferry to Balboa Island. If you can't find what you are looking for, the world-famous Shops at Fashion Island has it all located just a 5-minute taxi ride from the Island.

This home does not have air conditioning. Box fans are provided for your comfort, and if additional cooling is needed, a portable AC unit can be rented from a local vendor for $399.

You are provided 1 Parking Spot in the shared two-car garage. Mid-Sized SUVs and compact cars are recommended.

Washer and Dryer are located in the Garage, shared with the other unit.

As is common in these areas, noise from construction, municipal services, beachgoers, vehicle and air traffic, adjacent homes, and nearby commercial or residential spaces may occur. Quiet Hours Notice
Per City of Newport Beach “Good Neighbor Policy” Quiet Hours are Strictly Enforced between the hours of 10:00 PM to 7:00 AM. No patio noise is permitted between these hours. Please see house rules for more city noise requirements.
Pet Policy
This property does not allow pets of any kind but will accommodate service animals. If a pet is brought to the property without notification, a charge of $499 plus tax and applicable fees will be charged to your reservation.
