Perfectly situated just half a block from the beach, this thoughtfully appointed 4BR/2BA second-floor residence offers a relaxed coastal retreat designed for memorable family vacations and group getaways. Bright and welcoming living spaces and easy access to the sand create the ideal setting for spending time together, whether you're enjoying beach days, exploring Newport Beach, or simply unwinding by the coast.

LIVING & DINING AREAS:
The bright and inviting living area features a comfortable chaise lounge sofa, side chair, and additional bench seating, creating a welcoming space to relax and gather. The adjacent dining area offers seating for four, with four additional barstools at the kitchen counter. Sliding glass doors open to the front balcony, where guests can enjoy fresh ocean breezes and partial ocean views.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with all major and small appliances for convenient meal preparation. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Laundry: A shared washer and dryer are located in the garage, with complimentary laundry supplies provided.

Parking: One space in the shared two-car garage on the left side. Small to mid-size vehicles only. General street parking, both metered and unmetered, is also available.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
