When this ever-popular ocean view corner duplex becomes available, it’s a rare opportunity you won’t want to miss. This 3BR/2BA ground-floor residence is ideally situated just moments from local favorites, including the 34th Street beach break and boardwalk, markets, eateries, shops, and the Newport Pier—all easily accessible by foot or bike.

LIVING & DINING AREAS:
The comfortable living space features a sofa and loveseat with additional side seating, centered around a TV with streaming and live-channel capabilities. Sliding glass doors open to the front patio, creating a seamless indoor-outdoor flow. The adjacent dining area includes a table with seating for six, along with barstool seating at the nearby kitchen counter.

Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests must provide their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.). Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: Two twin trifold floor mats with extra linens and pillows are provided and are best suited for children. Twin rollaway beds can be rented instead of the mats by making advance arrangements to ensure availability and delivery prior to arrival.

Laundry: Shared coin-operated laundry facilities are located in the laundry room along the side walkway. Complimentary laundry supplies are provided; however, guests must provide their own quarters.

Parking: One small single carport space is provided, accommodating compact to mid-size vehicles only (78" H x 95.5" W). Additional neighborhood street parking is available (metered and non-metered).

Pets: Only dogs are considered. Number of pets, size, and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.

Recreation Gear Rentals: Additional beach gear or recreational equipment are available for rent from the management at very reasonable rates for our guests, including large ice chests, wagons, Pack n Play portable cribs, portable high chairs, twin rollaway beds, and more. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or entrances, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

The host very receptive, was a nice stay and we added days to our stay. Location great! There're floor tiles beginning to come up and could be a tripping hazard to guests the screen in the French door is also coming apart. Just needs a little TLC. Thank you

Great location, great staff, and ovrall clean rental. We had originally booked the unit for 10 days during the christmas holidays, and drove down from northern cal with my twins and wife. Overall really enjoyed our stay as everything was as advertised, except the parking, which it required some mad skills to park full size trucks or SUVs.

The moment we walked in the door we were overwhelmed by the smell of cleaning chemicals. The smell took several days to dissipate. Dishes in the kitchen had been put away dirty. No cutting board...simple things that make your visit easier were missing. The overall feeling of the unit was "janky". The nightstand in the primary bedroom nightstand was about to come off it legs which made the C-Pap machine unstable. They did come to repair/secure it. The shower head in primary bedroom pointed towards the wall and was unable to be adjusted. The dining room table had a big sag in the middle and looked like it was from a garage sale. Cupboards were worn and in need of paint. The 6 adults and 6 kids playing romper room upstairs made it very UNrelaxing. The carport could fit a Ford Fiesta at best...micro compact. You're paying for the location, not the unit.
