I'm staying here whenever I come to HCMC.
Basic but very clean rooms with a fridge and a TV, extremely friendly and helpful owners couple, very central location with easy access to local and long distance transport.
Lot's of local food options nearby, near to the night life but very quiet at night.
Unlike many other places in this neighborhood do all rooms have a window. No elevator and the stairs are quite narrow.
Cheaper than many other options around but offering a much better quality.
Unfortunately some red light establishments increasing in the small alleys around but absolutely no safety concerns even when walking late at night.

My room at the top floor was a shabby mess. Other rooms seemed better. And there's nothing "King room". Just a homestay in a local residence.

We loved our stay! The place was perfect for our family with a toddler, and we really appreciated being placed on the first floor. The neighborhood is quiet, safe, and very close to everything we needed. Overall, a wonderful experience — highly recommended!

Stayed in a twin room for 3 nights. No elevator and really narrow steep stairs ( only twin room was 4 floors up - we were warned in advance). Shoes must be removed and stored when entering foyer. Room not cleaned or serviced in 3 days despite requests. Had to buy our own soap and shampoo after first use, and no water supplied. Disappointing stay and much better value elsewhere.
