Summary:
This modern apartment features an open layout with stylish décor and one queen bed plus a futon, comfortably hosting up to 2 guests. Located less than 80 yards from both the bay and the beach, it’s the perfect spot for a relaxing coastal getaway. Please note that the apartment is below another unit, and you may hear occasional movement overhead. It’s rarely disruptive but worth mentioning for light sleepers.

- Two 55" Smart LED TVs — one in the living room and one in the bedroom, both with Spectrum cable (150+ channels)
- Fast Wi-Fi (1,000 Mbps)
- Kitchen with basic appliances, cookware, and utensils
- Shared BBQ grill in the yard (direct gas line, no tanks needed)
- Backyard with seating area
- Free on-site laundry for added convenience (available daily from 4 PM to 10 AM)
- Beach gear included: towels, chairs, umbrella, and boogie boards
-Assigned carport

-A unique keycode will be provided for convenient self check-in at your arrival.
The Neighborhood:
Located on the Balboa Peninsula, the apartment sits in one of Newport Beach’s most sought-after areas. The neighborhood offers a relaxed coastal vibe with beautiful ocean views, sandy beaches, and scenic boardwalks just steps away. Guests can enjoy beachside cafés, casual restaurants, boutique shops, and the nearby Balboa Fun Zone — all within easy walking or biking distance.
Getting Around:
The apartment is conveniently located within walking distance of the beach, bay, and several dining options. Biking is a popular and convenient way to explore the rest of Newport Beach, with many nearby rental shops available.
Other Things to Note:
-The upstairs patio deck is for the upstairs unit only
-Street cleaning: Monday and Wednesday from 8:30 AM to 12:30 PM (alternating sides)
-No parking is allowed in the alley
-Guests are responsible for any parking tickets
-Early check-ins and late checkouts are subject to the cleaning crew’s approval — please request in advance

The apartment was perfect for a few getaway days at the beach. Location is great, Tomas the property manager is professional and helpful. The kitchen table and chairs could use an upgrading.

This is a great property located across the street from the beach. If you hop in your car your not that far away from shops and restaurants.
The property had just been cleaned when I arrived and while the bleach smell was a bit strong I opened up all the windows to help with the smell. This particular unit is a bit dark but turning on the lights and keeping the blinds open helped. The bathroom is a bit tight to navigate but the two head rain shower was a nice surprise. Otherwise good size for 1-2 people.
A few downsides, someone parked in my assigned spot and was disappointed the Property management company was unhelpful with this issue. This can present a problem on the weekends as street parking is impossible to find during the day.
Someone moved in a day after me in the unit above. Not sure if they were trying to get their 10,000 steps a day in but it was a bit annoying hearing them walking around.
Unit could do with some more hangers.
Nice to have chairs and towels to use for the beach too.
Overall good property, maybe stay in one of the other units next time to avoid the stomping.

The place was nice for our 3 week stay. It was the perfect location - just a block away from the beach. It was quite a small unit - but the outdoor area really made up for it, especially with our dog. Our only complaint was on the weekends. It seems that the unit upstairs was rented out to younger people each weekend that just wanted to party. Loud music throughout the night and all through the morning, and stomping up and down the stairs that were located right above our bed. This obviously had nothing to do with management, just be aware when booking for the weekends that the walls are paper thin.

The unit was small, dark, without fresh air and very noisy from the occupants in the upstairs unit. It felt more like a cave then a beach vacation. The management couldn't have been nicer but the space was much too confining for an extended stay.
