2mins walk to heart of Tam coc yet quiet street. Hosts friendly and very helpful arranging tours, transport, spa treatments, food and being available to contact at any time. King room with balcony is lovely, the bed and pillows are so amazingly comfortable, the best I've had in 7 weeks travelling.

A lovely place with a great location and such a warm, welcoming family. They were always friendly, smiling, and happy to help. The breakfast was also excellent — fresh, delicious, and a wonderful way to start the day

The room was good; I love having a garden view in front of my room. It does really bring cool breezes, and the swimming pool is lovely to have during hot days (I travelled in Aug)
The AC barely works. I dialed it to 16, and it's still freaking hot. Then I called the staff, and they fixed it immediately! Excellent service and enthusiasm of the staff, yet they should have done it beforehand cus they have 2 hours to prepare the room. On my 2nd day, the upper room needs renovating, and they need to USE THE DRILL IN THE MIDDLE OF THE NIGHT (10:15 to 11:05, I still have the video on my phone). Everyone has a long day and all wanted to rest, but why did they do it at night?

Location it's ok. Breakfast was ok but we couldn't drink our teas since they were full of bugs. They let us leave our luggage for the day after check out which was very nice and we really appreciated it. Room was spacious.
There is a big construction going on in the house, they started at 7 am. the entrance is full of the building material, it's not pleasant. As soon as we got here, they tried to sell a very pricey tours (which you don't need to explore Ninh Binh). I think they didn't like that we said no. Same with the bus tickets. Bikes were not free. Pool was dirty and next to the construction.
