I have stayed many times, just perfect for me.

The room was clean and the shower was perfect. It was relatively quiet except for the creaking floor boards.
The lock on the door was finicky, the room was too warm at times and the smell on the towels suggested they weren't washed or dried properly.
You could hear people snoring from other rooms.

Missed 3pm check in by 7 minutes I’d rang and messaged to explain the situation so they cancelled my booking and left us with no where to stay
Rude unpleasant unhelpful staff, can only comment on the outside of the property as we weren’t allowed in but looked tired and dated

Nice simple place to stay when exploring the city
Very hot!

The experience with Danny, from a customer satisfaction point of view, was without a doubt the worst I’ve ever had in my long life as a traveler.
A truly dystopian experience. Normally, if I don’t have a good experience, I just avoid leaving a review.
In the past, I’ve only left reviews to reward good service—so I’ve only ever given 9s and 10s.
With Danny, however, I feel obligated not to let it go. I have to leave a review—and it will be the lowest possible.
I committed a serious, very serious mistake: when I booked, I didn’t notice the check-in time: 1:30 PM – 3:00 PM (!!!)
For this grave sin as a (paying) guest, I apparently deserved what I received (sarcasm).
A month before my arrival, the free cancellation period ended, and my three nights were automatically charged, that's ok.
18 days before arriving, I noticed the extremely limited check-in window. I was going to arrive around 8 PM.
I then sent a request through Booking.com for a late check-in between 8:00 and 9:00 PM. Honestly, I wasn’t worried.
After one day—no reply. Sent request again, just in case. Let's wait.
Finally, after 12 days from my request, just few days before my arrival, got the feedback from Danny: request denied.
(Remember: payment had already been made.)
From that moment, I was aware of the risk: few days before arriving, I had nowhere to sleep in Liverpool, despite having already paid for three nights. I would need to find another accommodation—and at that point, there were only a few, very expensive options left.
So I started to worry. I messaged Danny again through the platform. The reply, not immediate, was a laconic:
"Check-in time is between 1.30pm and 3pm. Thanks."
I also asked if it was possible to check in with an extra fee, but Danny didn’t respond to that.
Apparently, it was my fault (the paying customer) – the information was clear: “1:30 PM to 3:00 PM”!
Only after desperately contacting Booking support (thanks!)—with just 24 hours left - to get a third party intervene,
Danny finally replied with another extremely brief message (the amount to pay for the late check-in), and from that moment
(since I was about to leave from Italy), communication moved to WhatsApp. As usual, Danny wrote the bare minimum
just to proceed with the payment.
I ended up doing a bank transfer (in a rush, while boarding the plane, and I even paid a bit more than required—just in case. Banking payments between the UK and Italy aren’t always simple. I would have preferred to do it more calmly and precisely; we could have had all the time we needed).
When I arrived at 8:00 PM at Danny’s place, I called Hannah (I believe his wife), and she explained how to get in, providing the code. She was very kind—thank you, Hannah.
In the following days, while I stayed there, Danny sent me those standard “have a nice day” photo messages every morning.
Thanks for the messages, Danny, but I would have much preferred a much less rude attitude from you before my arrival.
I felt HUMILIATED, having to BEG for a solution (finally I got it : an enter code!) to my grave mistake of not respecting the check-in window of 1:30 to 3:00 PM.

I liked the way the host did not answer my call to check us in. I also appreciated the way they refused to reply to my text message. I especially liked the way they messaged me to accuse me of checking in late, even though I was at the front door when I called. But the best bit was the fact I handed over £55 for no service and never stepped foot in the property. Loved having to fork out another £100 to book a hotel too. Definitely recommend if you love chucking money down the drain.
The way my complaint has been ignored by Booking.com and the way I've received no refund or offer of a refund.

Since I checked in at 10 pm , that night the owner forced me to pay 50£ extra , or would not let me in, which is ridiculous

Great location, fridge kettle and microwave in room, landlord very responsive
The lock to the front door was a bit fiddly but the landlord showed us how to get it to work - worked fine after that but people may struggle in the dark

Good location, easy check in, well priced, on a main road but couldn't hear the traffic, safe area, nice bathroom, clean & microwave and fridge are a bonus.
Too much noise from the floorboards of the room above. The smell in the hall way wasn't pleasant.

I liked the size of the room and that it was self-catering with the necessary equipment and dining table. I loved the big windows letting in a lot of daylight.
I didn't like that the lock on the building door was hard to open, same with the room door (though not as bad. Also the windows were hard to shut.

I liked that the room had facilities to prepare our own food and had a dining table. Loved the huge windows with the option to close the blackout curtains. Plenty of space in the room. The mattress and pillows felt wonderful. I loved the shower.
It felt like living in a flat in a positive way. (I chose Private bathroom.) I'd stay again if it were nearer to the city centre but the area was good, close to convenience stores.
Hard to open the front door and also the room door. I learned to use the keysafe. It was the physical locks that I struggled with a bit.

The bedroom & bathroom were very clean and it was a bonus to have a fridge, microwave, toaster & kettle as breakfast was not included. Coffee, tea & sugar were provided but no milk. Fortunately we had taken our own supplies of cereals & milk.
It would have been better if there were blinds at the bedroom window. We needed to keep the curtains closed to have any privacy.
The entrance hall often had shoes etc on the floor & the door at the end of the hallway needed some TLC.
No flexibility on arriving before or after the given check-in time without paying a late check-in fee. As this “guest house “ is more like an Airbnb a key safe facility would be beneficial. We didn’t have any cash so didn’t pay the £10 we were asked for when we were held up in motorway traffic and arrived at 4.30pm. The “cleaner” or maybe owner came around the corner from the back of the property- 2 minutes away or maybe he actually lived there ???
Parking is on the street or on the pavement in front of the property unless you pay for the space at the back of the property.
The appearance of the property could be improved with blinds at all windows. No. 129 which is two doors down is very smart. A few extra bits could take the property from passable to very good.

It's very clean, it's a reasonable price for what it is. If you want to avoid the high prices of the centre for a one or two night stay and don't mind being away from things, it's a reasonable choice.
This isn't a 'guest house' in the traditional meaning of the phrase. It's more a room with some basic facilities. I think it should be called 'Denny's Rooms' or something like that to make this point more clear. Also, a 'guest house' does rather imply that there would be a proprietor on the premises to welcome you. The restrictive check-in times are not very useful for many people who are travelling to get to the place. However, given the value for money and the cleanliness of the place, it is a perfectly adequate place to stay for a night.
The beds are rather hard and uncomfortable, but maybe be you are happy with a hard bed. The windows need renovating so they close properly.

Room and bathroom were very clean, bed was confortable and a bus stop near by that takes you to city centre.
It would have been good to have check-in instructions before arrival to the guesthouse.

communication level was 0. i have asked property owner about late check in and response was that you have missed it. I had to spend a night outside, as no one opened the door. check in time slot is very very short, between 1:30 and 3 PM. so totally disappointed and will never recommed to anyone to stay there.
