    Location is good but hotel is old , it says non smoking but smell like smoking room. Carpet is dirty and stained. Issues with AC

    Great boutique hotel in the very center of Venice. We really enjoyed our stay here. Rooms are big and comfortable, ataff was friendly, breakfast had a surprisingly large selection. And very easy to reach by water taxi. Would absolutely stay here again.
