About this house rental

Owner grew up on the Frio River and wanted to have a place for his family to enjoy. Many memories of floating the river to Garner State Park. Great family enviroment, relax and enjoy the fresh air, dry climate, clear frio river and beautiful night skys. Axis deer roam freely on the property and water at the river in the evenings. MBR has a king size bed, 2nd BR is a queen size bed, and the 3rd BR is also a queen size bed.
Kitchen with granite top counters. Simple details and easy to keep clean. The house is located about 250 ft from the Frio River bank . You will have to cross the gravel road to access to the river. River access is best if you go to the left when you get to the river bank.

The area is really nice, really close to the river during holidays it gets crowded so you have to get to river early. The house was great we did have a a/c issue the last night we were there. But we contacted the a/c guy he was really nice, fast getting the a/c fixed. If you want a area with no phone service this is the area to be in. We actually enjoyed not having our phones ringing all the time.

The stay was amazing. Until the kitchen sink started acting up but unfortunately we completely backed up both sinks the morning before we left. Then we were accused of having more than the amount of people we were allowed because he counted the 55 gallon trash bags we left behind. The two neighboring houses were occupied by family as well and being that they liked the kitchen and patio space in our house. We would have most meals at that house 20 plus people yes we are going to use a lot of food and a lot of trash is going to be left behind. Paying more than 2k for the weekend stay should allow us to leave as many bags without having to worry about the accusations.

Brought the family for a relaxing vacation. Close and convenient to everything. Frio basically in the front yard (less than 100 yards walk). Perfect depth to set up chairs in the river and relax while the kids play. No cell service in the area but great WiFi at the house. Wasn’t a deal breaker at all for us when you’re trying to unwind from the day to day. Will definitely be back next year.

This house was in a great location, just a short walk down to the river. The water there was deep enough for my kids to swim and snorkel, but also easy access to some rapids. Each time we went down, we practically had the river to ourselves (we stayed during the week, not on a weekend). The house was well appointed and had very good wifi. Definitely would stay again!

Unfortunately the river was down but no fault of the property at all! In fact this property lies on one of the better pockets of water under the current conditions. The property is exactly as described & convenient to Leakey, garner & concan. Just a VERY easy, short walk to the water. Would not hesitate to recommend!

The house is fabulous....there's a new bigger home being built next door and they cleared trees on the other side of the river for a parking lot ...so more people...more tests...more loud music. I'm so glad we had times before all this growth! "THEY PAVED PARIDISE AND PUT IN A PARKING LOT"...Literally.

I'm sorry but this property was not as described, nor did the reviews lead me in the right direction. The cleanliness of this property was questionable. It looks like the owners haven't visited in quite some time and you have to take your own towels. For the price we paid, we could have been at a resort with everything provided and a much cleaner destination, I went to bathe my poor child and the tub wouldn't hold the water, it was disgusting and so we pulled the shower curtain for her to shower, and it had pink mold all on the bottom. The fire pit, is literally just rocks put together around some burnt wood/ashes. The frio view, was across the drive and a safety concern to even get near. There is no wifi, which is sketchy in itself if you have an emergency. The porch had boards that were coming up with rusted nails that could've hurt any of our feet if we weren't paying attention. I was skeptical to use any of the dishes and it's def not really prepared for you to cook or host many children if any at all when it comes to what is in the kitchen. I just will be very skeptical moving forward now renting out any houses that have been on VRBO for a while wondering what they keep up will be and how they will continue to hold the integrity of the houses conditions from originally being posted to rent, vs. years down the road. This house needs a lot of work, we didn't even stay the entire length of our stay. Very unfortunate as we spent way more than what this house should be advertised for during a stay. Much more a party home for people who just want access to the river during the summer. Fishing was not possible, safety was a concern and cleanliness. I tried to contact the owner letting them know we weren't even going to stay the whole time and got no response as to their concern on why if we spent over $400 a night.

We really enjoyed our stay here. The pictures don’t do it justice. The location is peaceful and we loved the wrap-around balcony and outdoor seating area. This is a great home for families with easy access to the river. The downstairs fridge and storage room is super handy because you don’t have to carry your coolers upstairs.

The house was clean and comfortable with fabulous access to the river. The family enjoyed playing, floating & fishing the river. (Mom’s favorite was sitting on the deck with coffee in hand watching all the birds in the mornings.) It was a nice & relaxing trip.

My wife and I went down with a couple friends of friends for a long weekend. Great house, great deck, right on the river. No service, no wifi, no problem! Can't believe how clean it was and how well it was kept being right on the river. Great way to reconnect with your friends and family!

The house is in a great location, you can walk to water out your front door. The home is very nice - we had 4 adults and 2 children (age 9 & 12). The deck and the space under the house are great for enjoying the mornings and evenings when things cool off. The closest tubing company is Happy Hollow which will give you a reverse shuttle - meaning you don't have to park at their facility. We drove in from the direction of Leakey and FM1120 connects to 83 in 2 places - do not turn onto 1120 at the Stripes (gas station) location, it's the intersection closer to Concan & Garner. A couple of things that I would have wanted to be made more clear to me. 1. No towels offered at this home. The listing says linens, I read it several times and didn't see the "no towels" mention. The owner says it was listed - maybe I missed it but I don't think so. 2. There is not a landline phone at this house, and no wi-fi (which was listed). We didn't have any cell service at all so in the event of an emergency at this house - you will be in trouble. I understand why the owner might not want to have it, but for safety the occupants need to be able to reach someone in case something happens. 3. The first house on the road is super strict about you getting in the river in front of their house - they claim they own the river and not just the land.

Great place! Location is incredible for enjoying the river. Make sure your group is prepared to be without internet access or reliable cell phone service. Bring extra towels along with your food/drinks supplies and you'll be set for an awesome stay. Lots of fridge space. Kitchen island and living room are spacious for making food and games. If need a specific type of outdoor grill for a larger group or for cooking a specific dish, then bring your own if you can. My spouse and I would stay here again.

Very nice and properly kept river front home. No WiFi does stink alil but it does keep everyone off their phones! LOTS of yard room for yard games or kiddos to play! Sad we couldn’t bring the pups to enjoy the river with us but there’s always next time! This is def a place to book for your family to enjoy great days at the river!

Had a great time building memories with little cousins. This place is perfect for all the activities between floating on the river(even with low flow), building fire for hot dogs and patio for arts and crafts. Love that it sits close to river and around the corner from where I visited with my family when I was growing up too. Love the house, the river and the Blazeks!!

Everything was great. Kitchen fully stocked and high quality bedding. My only negatives were the broken freezer drawer and the Sulphur smell from the well water on the first day. We had to run the water for quite a while to empty the hot water heater.

Place was absolutely amazing. We had a wonderful 3 day stay. View of the river , lovely patio to grill even while it is raining. Only downside was there were no bath towels. I have never stayed in a place where there were no towels. Other than that i would highly recommend it.
