About this villa rental
This wonderful Villa "Casa dei Santi " is generously proportioned family home which has been carefully restored and furnished with a mix of traditional and contemporary styles that give a feeling of comfort and being "home from home". The Villa is situated in a very elevated position in the mountains with breath-taking mountain views, over the Tiber Valley and is secluded (very private) by a colourful Mediterranean garden, olive groves and protected woodland. The Villa also has a large vegetable garden with fresh produce being available to the guests during their holiday. The large pool is located in the garden and its terrace is open to the spectacular views.
Located in the garden and in amongst the woodland is a large & cost wood cabin (photos attached) that can sleep an additional 4 people to the 6 people in the main Villa itself. This cabin has it's own bathroom, kitchen & living room, and is secure for the children to sleep outside and enjoy the wildlife and rhythm of nature in the woods and surrounding countryside.
The main Villa itself has on its ground floor a large kitchen, dining room (dining table with seating for 10 people) & comfortable sitting room with an open fire. There is a large larder full of homemade marmalades and wonderful olive oil from the 160 trees in the garden. The kitchen is well-equipped with new dishwasher and appliances. There is a also a large laundry room, downstairs bathroom that guests generally use for changing and showering after using the pool.
On the first floor there are three bedrooms (2 doubles and one double or 2 singles) an ensuite bathroom and the house's main bathroom with a hydro-massage bathtub. There is a large open plan lounge with pine floors, open fireplace and confortable sofas and furnishings. All windows in both the Villa and Cabin have nets for mosquitoes.
The Villa has many spacious outside terraces, patios and a large outside kitchen under a pergola covered in wisteria, jasmin & roses for outside dining. There is also a large pergola covered terrace outside the kitchen for enjoying breakfast with views over the garden and open countryside.
There is private parking and entrance gates to the Villa

A Truly Wonderful Stay – One of the Best Villas We’ve Ever Rented!We stayed here as a family of 8 adults, plus our two little ones, an 11-month-old and a 3 week-old, just after our daughter’s wedding nearby, and the villa could not have been more perfect for us.The layout worked beautifully for our group. The separate outside cabin was a superb extra, giving our son, his wife, and their newborn some privacy while still being part of all the fun. The house itself was extremely well equipped — we didn’t find a single thing missing — and felt so homely from the moment we arrived.One of our favourite rituals was letting the chickens out each morning and collecting fresh eggs — such a joy! The pool was large, sparkling, and wonderful, and we made use of it daily. The villa’s location meant we had plenty of lovely local places to explore, with Assisi being a highlight for everyone.Inside, the house was wonderfully spacious, with lounges both upstairs and downstairs, giving plenty of opportunities for quiet moments away from the bustle. Flávio visited us a couple of times during our stay and was such a warm, welcoming host. We also arrived to a generous welcome basket of fruit and vegetables, along with lots of bottled water, which was greatly appreciated.We’ve stayed in many villas around the world, but this one truly stands out for its home-from-home feel. If we find ourselves in Italy again, we wouldn’t hesitate to return.Thank you so much Flávio and Caroline!!

We had an amazing weeklong stay at the villa - beautiful home, amazing property and views. The house had everything we needed for the stay (including being stocked with very nice complimentary foods / drinks). Would definitely stay here again!

This property is a really neat house and garden with gorgeous views of the Umbrian countryside. The owners have taken such care in developing a special homey atmosphere, complete with vegetable gardens, available for guests, fresh eggs from the chickens each morning, and a very large refreshing pool, a super plus in the intense July heat. The owners and liaison, Caroline, were super responsive and caring, responding to all communications and concerns in a very timely manner.
One should note that air conditioning is listed in the ammenities. Only two of the bedrooms had AC. Of course, there are shutters, screens, and breezes that are very helpful, but in the extreme heat of this summer, air conditioning, although not standard, is almost a must. After renting in Italy before during the month of July, I should have clarified those details before committing.
I also must encourage renters to lock doors and use the safe provided. During our first day there, we were out by the pool, and someone entered the unlocked house, went to the bedroom and took all of our cash and two credit cards. Had we not been there, things would have been locked. It is a reminder to be more diligent, even in the tranquil countryside.
The owners and the agent, Caroline, came right away to help us sort things out and help as they could. We have traveled all over the world, renting houses, and this has never happened to us, so it’s a sobering reminder to be extra careful. Lovely property-

The photos of this villa do not do it justice, when we arrived I was in awe at how beautiful it was. Caroline was so easy to communicate with and assisted wherever need be. Both Caroline and Flavio went above and beyond, I could not fault them. The villa grounds are beautiful and well maintained, the pool was a hit during the July heat! You can also help yourself to the tomatoes in the green house and other produce scattered throughout the property.
I stayed at the villa with my friends for my 30th birthday. We organised for Flavio, Elisabetta and their friends to cook for us on my birthday and they put on the most magical and delicious dinner spread and made me feel so special. I feel so lucky to have found this property and meet these wonderful people. If I’m ever in this region again I would not hesitate to stay again.
