great location, good value for money.

Our room was very small but apparently there are bigger rooms available, otherwise very good (bath towels are very small). Public parking not good, somebody drove into my car and left without leaving a note

Location is amazing. Worth it for that alone. Breakfast was great and really nice that it is included.

I know AC is not normal for hotels like this and understand but with these heatwaves you should provide basic fans in each room.

Fabulous location, hostel standards.

Location is spectacular, and the only reason to visit. On the water, gorgeous views from outside, but no view from our room.

Old and institutional, like an old dorm. Staff indifferent and dismissive. Breakfast abundant but mediocre. Our room with bunk bed was tiny and equipped barely above a hostel. Bar not open. No lighting in lobby to sit at night.

Beautiful location south of Annecy.

Absolutely lovely location right on Lake Annecy.

We had a view of the park which was pretty noisy until late due to it was a holiday (which we didn't realize) and there was a hugh animation film festival taking place so the park was packed with people.

A very relaxing stay in a very comfortable apartment in a wonderful location.

Spectacular setting! Quiet apartment with lovely views of the lake and the mountains.

As an apartment with a small kitchen, perhaps a tea towel or some basic condiments would be appreciated by guests.

Gorgeous views, clean place!

What a beautiful place! I booked this hotel as a cheap pitstop on my way to the mountains. The attraction was the price but we will definitely return for the location, the cleanliness of the rooms, the ease of parking and the lovely welcome from the staff. This place is right on the the lake, close to a fantastic restaurant. Really enjoyed our stay! Thank you!

Short but good.

Breakfast was good. Location was excellent.

The lack of a car park was not mentioned until booking had been confirmed. This was a worry but in practice car parking was available very close. Also there was confusion in the booking confirmation about restricted check-in times. A request for early check in was denied. Another worry. But again in practice there was no problem. Reception was open all day and staff were very helpful.

An exceptional location.

It’s location is exceptional. The rooms are basic, but very clean and the bed was really comfortable.

We weren’t made to feel very welcome, because we arrived at 20h. I missed a message telling us to arrive by 19h. We had travelled a long way and if would have been great to receive a warm welcome instead of being told off.

It's a beautiful location but we paid for a small room with a view completely covered by the trees.

It's a beautiful location. The room was clean. The bathroom was nice and airy compared to the small room.

The room was less than 8 square meters. A complete deception to Booking.com description. It was room 110. Later I was told all the rooms with even numbers face the lake. But in fact those on the first floor are covered by trees so there's no view. We paid a high price for a tiny room without a view. I really think the establishment needs to inform guests of this prior to booking. So charge less for these rooms. I was told the apts in the hotel are cheaper because they have no views. But in fact they still have some views. So make sure you clarify this information before booking.

Great location by the Lake

Bad start at check-in at the reception where they wanted to charge much more for our room than we had booked through Booking.com. But after some diskussion we ended paying the right price. Breakfast very modest and not the price worth (18 €)… the bread was not fresh, no eggs and limited selection of cheese/meat. The worst was the lack of air conditioning in the room and the noise from the partying young people at neighboring building (the boat house) until 3:00 am. (that happened both nights of our stay). We should have known about the lack of a/c (as Booking.com informed about this) but we did not take notice - and one would expect a/c in this area of France. All in all is this hotel not good value for money - even though the location by the lake is great

Stunning but average facilities let it down. Very noisy at night

The location was stunning and rooms were very clean.

The rooms were basic. Our tv didn’t work, no tea and coffee making facilities and no bedside tables with lamps Very noisy at night and over zealous policeman on bike appeared every time we tried load or unload elderly relative and told us to move on immediately!!

Nice place with amazing surroundings

The location is outside Annecy, in the town nearby, but it is perfect for those, who do not like too crowded places. The lake is right outside the hotel and the french boulangerie, supermarket and other shops are around 10 min walk. We liked our room, it was clean and the view of the lake was perfect. Breakfast was simple but nice and the staff very friendly. You can order dinner at the hotel restaurant, we ate for two evenings and it was nice. We would like to come back here because it is a nice place with amazing lake and mountain surroundings. Recommended!

An air conditioner would be nice, but for those, who like hot weather that should not be a problem. And there was no wifi in the room, therefore needed to use mobile data. Despite these things, we would choose this place again.

Situation au bord de lac, très belle vue et bâtiment rénové. Lit confortable, salle de bain petite mais bien agencée. Petit déjeuner correct mais pas assez réapprovisionné, à 9h30, il n'y avait plus d'oeufs brouillers, le personnel a laissé ça comme ça. A 10h précise, le personnel débararsait le buffet.

La gestion du buffet du petit-déjeuner, il n'est pas assez réapprovisionné. Nous avons été un peu déçu par le buffet petit déjeuner, il pourrait être un peu plus varié.

Très agréablement surpris de l’accueil, de la merveilleuse situation, de la qualité des services alors que nous étions les seuls clients pour le petit déjeuner et pas beaucoup plus nombreux dans l’hôtel.

Rien si ce n’est que la visibilité sur internet est très faible. Il nous a fallu parcourir plusieurs pages avant de trouver la référence de l’établissement qui mériterait d’être plus connu. Rapport qualité prix :10/10.
