Perfect place for larger group of friends!

This is a great place for a larger group of people 😇 5 bedrooms - each with a separate bathroom (some with hydromassage bathtub or sauna!), plus extra bathroom downstairs in common area. There’s a huge kitchen and the whole villa is very spacious. The host was very communicative and helpful. It’s close to the city center and beach bar. Views from the windows are amazing - you can see mountains and sea too. Pool was great - with many sunbeds around. BBQ is also huge and there is a space to sit and eat outside. We didn’t have any problems during our stay 🥰 IT WAS GREAT!!!

There could be a little bit more kitchen utensils, like glasses, bowls, etc. for such amount of people that can stay in the villa, but no other complaints ✌️

Superb

Villa and location fabulous. Pool was a good size and kept very clean, and the local beach access for the villas so easy and convenient. Tatyana extremely helpful and easily contactable. Beautifully quiet and peaceful despite being very close to a much busier beach and town.

Next time I would fly into Tivat or Podgorica, rather than Dubrovnik, as the border crossing can get very busy in summer and take hours to get through. We had to leave a day early to be sure of catching return flight.

Place cost too much - for no reason.

Just location, that’s it!!!!! Houses are built 10 years ago, nothing was changed until now!!!! The pictures on Booking are 10 years old!!!!!

I didn't like that what I booked had nothing to do with the actual situation now. Someone should check from Booking company - how it looks in person!!!

Excellent quite place with a private beach!

Royal Villas is a complex of large villas with each own swimming pool and each bedroom with own bathroom (this is a big plus and a rarity to find). The 6 and 7 bedroom villas are right on the sea cliffs, the two 5 bedroom ones are with the sea view but with a slight construction sight infront. Overall this is an excellent remote quite place with own privat beach, bar and sunbeds(need to pay small fee each day to rent). Due to COVID we were mostly alone at the beach. The bar tender Dima makes excellent cocktails, the quality of a top notch Moscow or Kyiv bar :). There are some small convenience stores 7-10 min easy walk away where you can buy all the basic groceries. However, for a proper supermarket or a good market you need to travel to Bar. Tania, the host of all villas provided us with with the top notch hospitality. Available 24/7 to answer all questions, help with transportation, bookings, advises and touristic suggestions and arrangements. You can count on Tania and her staff for your stay to be super pleasant. They even have an option to cook and do groceries for you. It is like a mini villas hotel with the extra services you can buy. This is an excellent option for big groups/families in this region. Especially that you have your own beach and gorgeous sunsets from it.

I would suggest replacing for a proper kitchen table inside, instead of 3 small ones. Some of the kitchen equipment is a bit worn out (like sauce pans) and I would replace the washing machine.

Not really ‘Royal’ experience

The host Tatjana and her team were amazing. Any request from us was possible and done. The swimming pool was great and the kitchen was very well equipped.

The old fashioned style bathtubs and showers that were mostly dysfunctional. We used only 2 bathrooms out of 6 in the villa because of the leaks or other fixtures. The WiFi on the second floor was almost non-existed and only first floor residents were privileged with this commodity. The pillows were horrible and very basic for a villa of this type. The so-called satellite tv had many stations but nothing in English and nothing entertaining. If you were traveling from Russia or Asia this tv would be suitable then.

Классный вид. Местоположение отличное, до моря около 1 км. Много мелких магазинов рядом. Прикольно было проводить время в тёплом и чистом бассейне.

Плохой запах в сан узлах. На третьем этаже не было Wi-fi. Плохо работает электро-плита, долго приходилось готовить еду. Уставшая мебель в комнатах и на кухне. По вечерам кусались комары.
