A friendly and helpful couple that runs the B&B, lots of local knowledge. Spacious room with an extremely comfortable, extra large bed. Huge breakfast in the mornings, enough to last all day. We were visiting friends nearby, so the location was perfect for us. Will definitely book it again.

Perfect weekend away. Felixstowe nice seaside. Explored all along sea front and took ferry over to Harwich.

Quiet cosy cottage central to sea front and town. Friendly hosts and lovely breakfast.

Our stay at Grange Farm House

Large, comfortable clean room with everything we needed for our stay. We were made very welcome and loved the fabulous breakfast and hospitality of Stephen and Liz. The surrounding area was peaceful and felt safe.

We were surprised the house was situated at the top of a housing estate, although once inside felt homely and cosy. I thought we would be closer to the beach but the walk was much needed after such a fab breakfast!!

A very charming home.

Charming, spacious and comfortable room. Excellent breakfast and very friendly staff, Lorraine served our breakfast and was very accommodating and full of positive fun and happiness. Stephen and Liz are absolutely delightful, full of local information and very kind. We will definitely stay there again if we are visiting the area.

A very warm spell meant we needed both windows open, and unfortunately there was some disruptive dog barking AM and PM.

Friendly and comfortable family house yet private and quiet.

Location is fine for us, about a mile or so walk to the town / beach (different directions!) Handy local convenience stores and the room is really well equipped and spacious. The mini fridge and microwave were a good addition and there are chairs to sit on so you are not left with the bed as the only option as with many other places. The bathroom was large and the shower efficient. Nice touches throughout. Breakfast plentiful and freshly cooked.

Fair to say we thought the location would be more rural and were slightly concerned on first arriving but once entering the garden there was a peaceful feeling and just forgot we were on edge of large estate the room was large and comfortable Comfortable bed evertthing for a comfortable stay

Very good breakfast. Location? It should have been much easier for me to find! Some written instructions as to directions after leaving the A14 would have been helful.

Everything about the stay was perfect from the room to the breakfast with freshly prepared fruit salad and full English. Stephen was so helpful giving me a map and marking the places I was visiting and giving me info on places to see. Liz prepared the perfect breakfast, far superior to anything I would find at any local hotel.

Highly recommended for a relaxing break

Location away from bustle and crowds and only has two rooms so intimate and quiet. House and rooms were spacious,clean and in keeping with the age of the property. Superb breakfast in a grand dining room. Fresh fruit salad was a refreshing start to the day filled by a full English. Bed was very comfortable and room was will equipped with fridge and microwave. Lovely enclosed garden for guests to sit and read. Very dog friendly and short walk to local park and Green King pub with good chef (also dog friendly). Very attentive and friendly hosts. 10 minute drive to the beach and gardens. Highly recommended.

Great breakfast served on hot plates. Eggs were lovely as was the bacon and sausage. Nothing was too much trouble and offered more juice,coffee and toast. Room was very comfortable with a great shower. Good value for money.

Superb

The breakfast was absolutely gorgeous! Perfectly cooked, and hosts were very kind to supply exactly what I liked/ needed - due to being Gluten-free. The fruit salad, had the most amazing selection of fresh fruits. Fresh milk in the bedroom - made tea much nicer, and was a lovely touch (I could have done without - just for environmental reasons). The property is a very old-fashioned farmhouse, and has been decorated in keeping with the theme - lovely selection of interesting artworks too. They are dog friendly - which is amazing!! Room was huge, and bed too - and very comfortable.

I was given a key and told the front door can be a bit tricky, with some difficulty of access - which made it hard to avoid making a noise to access late on. And made me worried, about disturbing guests or the hosts. It is also dark at the doorway and so on - so, quite tricky with the locks and stiffness. I managed it fine though.
