The lady who checked us in was delightfully cheerful and very friendly . It was a very hot day and she immediately handed us bottled water from the fridge which was very kind. The hotel corridoors and bedroom were all very clean. Our room had an ensuite shower, wc as well as a station with hot drinks and a kettle, a hairdryer and even earplugs in the bedside drawer (the seagulls in Brighton are loud). The hotel is less than 5 mins from the beach- you just walk straight down the road and you're there . There are lots of shops and restaurants within the surrounding roads, it couldn't be situated anywhere better! Id recommend the Velvet Crab which is 2 doors down if u enjoy seafood. This was myb2nd stay here and I will be back

The owner Lee is incredibly kind. She let me in late when I couldn’t manage the key and she let me have v a very late check out when I needed it.

Location is very good and bed was clean and nice to sleep on, nice cafe and bars near by and only 2 minuets walk to the beach.
The shower needs to be replaced as it old and worn out, the price is a little high for what you get.
THIS IS NOT A HOTEL but a room for rent - no bar or garden
